Hiking and water recreation with access to shopping and dining

3 miles from Downtown San Luis Obispo, the suburban neighborhood of Madonna offers access to suburban conveniences on the southwest shores of Laguna Lake. “You have water recreation on the lake, and everything you need to survive is right here with restaurants, grocery stores and retailers,” says area resident Courtney Huckabay, a broker associate with Comet Realty.

All-ages fun at Laguna Lake Park, plus a public golf course and miles of trails

About a mile east on the other side of the lake, Laguna Lake Park is a popular starting point for kayakers and paddleboarders. The park has a 2-mile hiking loop where residents commonly walk their dogs, though pups can also play off-leash at the dog park. Residents can also enjoy the park’s playground, disc golf course and sand volleyball court.
Just west of the neighborhood across Los Osos Valley Road, golfers can tee off from 10 holes at Laguna Lake Municipal Golf Course. A mile west of there, 720-acre Irish Hills Natural Reserve offers hikers and bikers nearly 10 miles of trails.

Retailers and both locally owned and chain eateries on Madonna Road

In the neighborhood’s southwest corner at the intersection of Madonna Road and Los Osos Valley Road, Laguna Village Shopping Center is home to Grocery Outlet and CVS where residents can stock up on essentials. Residents can also grab a cup of coffee and a breakfast sandwich at the shopping center’s Nautical Bean, or head next door to Sushiya for a wide array of sushi rolls and Teppanyaki style Japanese and Korean fare. Just south of here, there’s Costco, Target and Whole Foods Market, while retailers like Nordstrom Rack, Kohl’s and Ross Dress for less can be found a mile east on Madonna Road. This thoroughfare is also lined with chain restaurants like Buffalo Wild Wings and Chipotle Mexican Grill.

Late 20th century builds with renovations

Home construction began in the early 1960s and continued through the 1980s. Most residences are traditional ranch-style homes with attached two-car garages. Many homes have undergone significant renovation, and several of the larger properties have added ADUs. Most streets are lined with narrow sidewalks and landscaped with mature trees. Homes with around 1,200 square feet start around $750,000, while larger homes with upgrades range to over $1.2 million.

Buyers can also find late 20th century condominiums, though there are also new units built in the past couple of years. Modest apartment-style units under 1,000 square feet start around $450,000, while those with larger floor plans and private entrances can go for $650,000.

The highest-rated school district in the county

The neighborhood is served by San Luis Coastal Unified School District, which Niche gives an A rating and ranks as the best school district in San Luis Obispo County. Students can attend C.L Smith Elementary, which earns a B-plus rating, and Laguna Middle, which earns an A. At San Luis Obispo High, which also earns an A, students can enroll in career and technical education courses in everything from fashion and interior design to manufacturing and product development.

Proximity to annual SLO events and downtown museums and venues

Each July at Laguna Lake Park, residents can attend the annual two-day Central Coast Renaissance Festival with storytelling and historical reenactments, as well as food and craft vendors. Every Thursday evening, residents can also head a few miles northeast to the Downtown SLO Farmers Market to browse vendors selling local produce while enjoying live music and food vendors. Every Friday evening throughout the summer, downtown’s Mission Plaza hosts the Music in the Plaza event with a lineup of performers of all genres. Residents are also nearby downtown museums, like the San Luis Obispo Museum of Art with work from regional artists, as well as the Fremont Theater, which stages music and other performing arts acts in an intimate setting.

Proximity to Highway 101 with public transportation and access to major thoroughfares

Madonna is bordered to the west by Los Osos Valley Road, which leads about a mile and a half southeast to Highway 101. The neighborhood is bordered to the south by Madonna Road, which residents can take 3 miles northeast to Downtown San Luis Obispo. Both Los Osos Valley Road and Madonna Road are lined with SLO Transit bus stops. Dignity Health’s French Hospital Medical Center is about 4 miles away just east of Downtown San Luis Obispo. San Luis Obispo County Regional Airport is about 5 miles southeast with nonstop flights to regional hubs.
