Largely residential community on the edges of San Luis Obispo
Set about 4 miles south of Downtown San Luis Obispo, residential Orcutt is bisected by Orcutt Road, with newly built subdivisions to the east and multi-acre estates to the west, including some of the highest valued properties in this part of the city. Depending on which side residents live on, they'll either hook up to city utilities or use private well water systems. Right in the neighborhood, a hiking trail runs along Righetti Hill; parks are found in surrounding communities. Restaurants line Broad Street a mile west, past the train tracks that form Orcutt’s western boundary. “That train runs through the majority of San Luis Obispo — I don’t see it affecting home values here," says Anthony Aurignac, local real estate broker and owner of the Venture Real Estate Brokerage. “They’ve done a great job building around it in a way that doesn’t impact residents, allowing enough space between it and developments." Orcutt's location on the city's edge places residents close to outlying wineries to the south.

Subdivisions within the city and large estates beyond the border
Orcutt Road, the official city boundary of San Luis Obispo, bisects the neighborhood north to south. “Everything to the west of Orcutt Road is all new construction, and it’s still ongoing. It’s crazy to say because of the price point," says Aurignac, "but these are starter homes in San Luis Obispo.” Contemporary 2020s homes with geometric shapes and slanted rooflines range from $1 million to $1.5 million, while at the base of Righetti Hill, Spanish Revival-style homes with barrel-tile roofs, partial stone exteriors and large balconies go for between $1.6 million and $1.9 million. Three-bedroom townhouses built in the 2020s range from $800,000 to $1 million, and within the neighborhood's two mobile home parks, two-bedroom manufactured homes from the 1970s and '90s range from $200,000 to $300,000, mostly depending on square footage. On the west side, residents connect to city utilities, streets are lined with sidewalks, and small front yards feature native shrubbery, low-water plantings and young trees.
On the east side, large, secluded properties are set on 2 to 20 acres and often use well water and septic systems. Three-to-four-bedroom ranch-style homes built between 1930 and 1960 are set on 5-acre lots, some of which are used for agriculture and livestock; prices range from $1.3 million to $1.7 million, depending on age. Estates built in the 1990s are usually four-to-six bedroom French Provincial-, Spanish Revival- or Tudor Revival-style, with private pools and extensive landscaping; 2- to 5-acre estates range from $2.3 million to $2.9 million, while 10- to 20-acre estates range from $3.6 million to $3.8 million.

Extracurriculars at local San Luis Obispo Schools
Sinsheimer Elementary School, rated A-minus by Niche, offers PTA-funded after-school activities that include Harry Potter, ceramics and chess clubs. Getting around San Luis Obispo by bus
Orcutt Road is the neighborhood’s main throughway, connecting west with Broad Street and leading about 4 miles to Downtown San Luis Obispo. U.S. 101 is about 4 miles west, leading 187 miles south to Los Angeles. Dignity Health French Hospital is the nearest major medical center, 3 miles away. San Luis Obispo Transit’s Route 1 bus stops within the neighborhood, traveling downtown, to the nearby Marigold Center Shopping Plaza, as well as 2 miles south to San Luis Obispo County Regional Airport. Broader flight options are available at Los Angeles International Airport, 200 miles away.
Nearby restaurants on Broad Street
Most retailers and restaurants are located two miles west on Broad Street. Marigold Shopping Center is anchored by Vons grocery store and Shalimar Restaurant, which serves South Asian tandoori dishes made in a traditional clay oven. The family-owned Beda’s Biergarten offers imported German beer and authentic German dishes made from family recipes. On Orcutt Road, the Nautical Bean Coffee Shop is a family-owned local chain decorated with eclectic pop culture art.

Hiking on Righetti Hill and other surrounding hills
On the neighborhood’s south side, the dirt-packed Quarry Trail winds up Righetti Hill for less than a mile, surrounded by grassy fields and for much of the year, colorful wildflowers. Just south of Orcutt, the 5-acre Islay Hill Park is set at the base of its namesake hill with basketball, volleyball and tennis courts; the park also has several play areas, with swings and climbing structures. The Islay Hill Open Space, just south of the park, is home to the mile-long Islay Hill Hiking Trail; those who reach the hill’s peak will find a large statue of a cow looking out at the surrounding landscape through a pair of binoculars.
Seasonal events at La Lomita Winery
Orcutt is close to several San Luis Obispo-area wineries, including La Lomita Wines, about 2 miles south, and Wolff Vineyards, about 4 miles south. Locals can visit these scenic venues during their tasting room hours or join their wine clubs to attend seasonal wine release parties and harvest events.
