San Luis Ranch blends urban density with rural trappings
Across the street from the densely built, modern homes of San Luis Ranch, crops grow and farm animals roam their pens. San Luis Ranch was planned as a farm-to-table community, and SLO Ranch shopping center was built next door as a place for residents to buy locally grown produce, tend to community garden plots and take their children to see goats and alpacas. When the construction of San Luis Ranch broke ground in 2019, many in the city of San Luis Obispo took notice, says Jennifer Campa, an agent at Campa Real Estate Group with Richardson Sotheby’s International Realty. “In many years, we hadn’t seen any new construction, so it was exciting when that started,” says Campa, who lives in San Luis Obispo and has sold several homes in San Luis Ranch. The new homes, coupled with the fact that home prices typically fall below San Luis Obispo’s median price of $1 million, have made San Luis Ranch a desired neighborhood where houses sell faster than the national average.
A San Luis Obispo community of new homes and townhouses
Craftsman-inspired New Traditional homes are tightly packed into San Luis Ranch. Coastal Community Builders and Williams Homes built most of the houses to be taller than one story, with narrow alleys separating each property. Homes occupy small lots with clusters of shrubs and ornamental trees rather than yards. Sidewalks not only run along the streets, but they also cut between houses and encircle the community, making it easy to walk or bike across the neighborhood. Most recently sold homes cost between $910,000 and $1.2 million. North of the single-family homes, townhouses and apartments come with amenities such as pools. Townhouses have recently sold from $760,000 to $780,000. “[San Luis Ranch] hits all price points,” says David Campa, a broker associate at Campa Real Estate Group with Richardson Sotheby’s International Realty.
More than a dozen career pathways at San Luis Obispo High
Children attending the San Luis Coastal Unified School District can start at C.L. Smith Elementary and advance to Laguna Middle. Both schools receive A grades from Niche. San Luis Obispo High gets an A-plus, and Niche ranks it the second-best public high school in San Luis Obispo County. High schoolers can opt into one of more than a dozen college and career pathways, which vary from agriculture business to cabinetry, millwork & woodworking.
Local produce, beer and sushi available at SLO Ranch
Houses are a walk or bike ride from SLO Ranch Market, a shop and deli that sources its produce, wines and cheeses from nearby farms and vineyards. SLO Ranch Market anchors the SLO Ranch shopping center, home to small businesses such as Paso Robles Brewing Co. and Sushi Table. On the south end of the neighborhood, residents can make shopping runs to Target, Costco and The Home Depot. To the north, retail chains such as REI, Nordstrom Rack and World Market fill Madonna Plaza shopping center. San Luis Ranch is about 3 miles from Dignity Health - French Hospital Medical Center.
Nearby recreation includes Laguna Lake Park and a 75-year-old drive-in
At the park in the middle of San Luis Ranch, a grass field separates the playground that’s at one end of the park from the half-basketball court on the other end. Residents may rent plots from the community garden at SLO Ranch and grow their own fruits and vegetables. This amenity is particularly beneficial because San Luis Ranch properties typically aren’t big enough for gardens, Jennifer Campa says. “It’s nice that people who have that love of gardening can rent a plot in the community garden.” Less than a mile from the neighborhood, trails wind along the waterfront at Laguna Lake Park, where there’s also a disc golf course and a dog park. Movies play less than 3 miles away at Sunset Drive-In, which opened in 1950.
People gather at SLO Ranch for music, events and hayrides
SLO Ranch shopping center typically hosts several events each week. One afternoon, musicians may put out a call for others to join them for an open jam session, while families come to roast s’mores over fires on other nights. SLO Ranch holds kid-friendly activities at The Corral, an area where children can play in a bounce house, take hayrides and feed alpacas and donkeys.
U.S. Route 101 and SLO Transit connect locals to downtown
U.S. Route 101 runs along the east side of San Luis Ranch, and residents can use the highway to make the 3-mile drive downtown. Locals can also catch SLO Transit buses on Madonna Road to travel downtown. The neighborhood is 4 miles from SLO County Airport, where passengers can fly directly to several cities, including Denver, Seattle and San Diego.
A look at San Luis Obispo County’s wildfire risk
San Luis Obispo County faces a “relatively high” risk of wildfires, according to FEMA. Most of San Luis Ranch is in a moderate fire hazard area, per the California Department of Forestry and Fire Protection. However, the mostly commercial northeastern section of the neighborhood has a very high risk.
