Suburban neighborhood sandwiched between Broad Street and the South Hills
Set 2 miles south of Downtown San Luis Obispo, right along the major Broad Street, suburban Stoneridge offers a mix of 21st-century properties, including houses and townhomes. “Stoneridge has some nicer single-family homes, but you’re also seeing a lot of new development with condos and multifamily and properties being renovated; it’s more up and coming,” says Anthony Aurignac, local real estate broker and owner of the Venture Real Estate Brokerage. “The higher density zoning has driven developers to that particular area, and it’s a focal point of why people like location.” Broad Street is lined with restaurants and businesses, as well as bike lanes and sidewalks. “Stoneridge is kind of the center of town," Aurignac continues. "I like that it’s close to downtown and local shopping, and you can walk, bike or take a quick drive anywhere.” The neighborhood is zoned for top-rated schools like Laguna Middle and San Obispo High, and in the west end, a trail climbs into the South Hills Open Space for views of the city and the Saint Lucia Mountains.
Pueblo Revival-style homes and other high-density housing
Stoneridge’s short residential streets are lined with sidewalks and an array of mature trees, from palm and cypress to oak and sycamore. Along the neighborhood’s northern edge, single-family homes are mainly Pueblo Revival-style from the early 2000s, with balconies, stucco exteriors and small front yards with low-water plantings; these three-to-four-bedroom houses range from $1 million to $1.7 million. Townhouses and other multi-family properties are found throughout the rest of the neighborhood. Townhouses built in the 2010s and 2020s feature asymmetrical geometric shapes, flat roofs and earth-tone color palettes, with prices ranging from $800,000 to $1.2 million, depending on square footage. New traditional multi-family complexes from the 2000s have vinyl siding and overhanging roofs; two-bedroom units range from $600,000 to $850,000, depending on their condition. On the neighborhood’s south side, the low-rise Ridgepoint Condo Complex dates to the 1980s, and its two-bedroom apartment-style units range from $500,000 to $650,000, also largely depending on size. There is a somewhat high risk of property crime in Stoneridge; the neighborhood receives a CAP Index Crime Score of 9 out 10 for larceny, and 8 out 10 for burglary, compared to national averages of 4 for both.
Family events organized by Hawthorn Elementary School PTA
Local kids can start school at Hawthorne Elementary School, which is rated B-plus by Niche; each fall, the school's annual Harvest Festival fundraiser is organized by the PTA and open to the public, with carnival games, a chili cook-off and a bounce house. The A-rated Laguna Middle has lunchtime activities that meet weekly or biweekly, including clubs for Arabic speakers, and fans of improv, crochet and knitting. San Luis Obispo High, also rated A, offers many athletic programs, including tennis, water polo and volleyball, as well as a Division I Cross Country Team that won its section championship in 2022.
Getting to Downtown San Luis Obispo by bus or bike
The nearest interchange onto U.S. 101 is less than 2 miles away. Stoneridge is bordered east by Broad Street, which leads 2 miles north to Downtown San Luis Obispo. Broad Street also has bike lanes and stops for the San Luis Obispo Transit’s Route 1 bus, which leads to downtown and surrounding communities. An Amtrak station downtown runs to neighboring towns and cities like Paso Robles, 30 miles away, and Los Angeles, 190 miles away. Dignity Health French Hospital is less than 3 miles away. San Luis Obispo County Regional Airport is 2 miles south, and the larger Los Angeles International Airport is 190 miles south.
Hiking up the South Hills from Stoneridge Park
On the neighborhood’s west side, Stoneridge Park is the starting point for the Stoneridge Hiking Trail, which climbs almost 2 miles into the South Hills; at times, the path can be rocky and steep, but the total lack of trees allows for sweeping views of the city below and the Santa Lucia Mountains in the distance. About a mile south of Stoneridge, the Damon-Garcia Sports Complex offers several soccer fields, which individuals and organizations like the Recreational Soccer League of the Central Coast can reserve.
Cafes and other eateries on Broad Street
The Crossroads Shopping Center on Stoneridge’s east side houses the Cool Cat Café, a 1950s-style diner that's part of a Maui-based chain specializing in burgers and sandwiches. Just across the street, Thai Boat is a small casual eatery with a bright yellow interior and a kiosk ordering system, and a little farther south, BlackHorse Espresso & Bakery serves baked goods along with fresh-brewed coffee. The nearest grocery store is Vons, about a mile south on Broad Street. Even more bars, breweries and restaurants are within biking distance in Downtown San Luis Obispo.
Community meetups at Meadow Park
In the summer, the San Luis Obispo Parks and Recreation Department organizes Monday Meetups at local parks, including Meadow Park, about a mile north. Locals are encouraged to bring blankets and chairs to enjoy food trucks, music and games while mingling with neighbors in the summer sun.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
