Hughson Heights was built by baseball. After a successful five-year career with the Boston Red Sox, All-Star pitcher and Hall-of-Famer Cecil “Tex” Hughson moved to San Marcos to start his own real estate business and develop a neighborhood on the northwestern end in the 1960s. Today, this mixed residential community of nearly 3,900 is just 2 miles from the downtown square and Texas State University with plenty of green spaces and outdoor appeal. “The town itself is very nature-driven,” says Jaque McCall, assistant property manager for High Crest Apartments. “It’s tucked away, but it’s close enough to the highways to where you don’t feel disconnected. You’re just in a little pocket of nature.”

Natural areas and wildlife in Ringtail Ridge and Schulle Canyon
The neighborhood is centrally positioned next to two natural areas maintained by the city. Ringtail Ridge has 45 acres to the north with mountain biking trails and ponds used for birding and bug walks. Schulle Canyon is located southeast of the neighborhood by Sierra Circle and has 21 acres of wildlife trails with bird species such as Cardinals and Chickadees. “We have a lot of deer come through the area and some other animals like foxes as well,” McCall says. “It’s really nice because it makes you feel like you’re neighbors with them.”

Apartments along Craddock Avenue
Most apartment communities in Hughson Heights sit along Craddock Avenue on the neighborhood’s eastern end. Old Ranch Road restaurants and cafes
Local dining is primarily clustered on the western side by the Ringtail Ridge spur entrance. The Pita Shop is a laid-back Mediterranean restaurant that serves fresh gyros and shawarma, while Sunny’s delivers hot pizza, wings and ravioli. AJ’s Ranch Road Grill serves Texas-sized sandwiches and barbecue meats by the pound, and Three Six General is the local butcher shop that slices up fresh cuts and sandwiches. Limited retail includes a screen-printing business, a scuba-diving shop and a Walgreens. Eastwood Hill is the local bed and breakfast joint that sits on 16 private acres, while Wake The Dead Coffee House offers a spooky spin on the traditional cafe experience. “It’s got a very eclectic vibe,” McCall says. “They have a Farmers Market every Friday and host a bunch of events.”

Education along the wild frontier
Hughson Heights is zoned for Crockett Elementary School in Southwest Hills, which earned a B on Niche and was named after the “King of the Wild Frontier” himself, Davy Crockett. Miller Middle School has a student-teacher ratio of 18-to-1 and a C rating, while San Marcos High offers career and technical education and has a Niche grade of B-minus. The community also has a private Christian education option through the Wonderland School, which has been serving the neighborhood since 1965. Texas State University is rated amongst the top 10 public universities in the state and was rated a B-plus.

Bus travel and Bobcat shuttles
There are two bus stops by Rio Ranch and The Retreat that offer fixed routes to downtown. The university route passes through the Little H-E-B and the local Target and connects to the outlet malls 6 miles southwest. Students have another university transportation option through the Bobcat Shuttle service, while residents 65 or older can utilize the city’s on-demand paratransit services.

The neighborhood experiences a hot and muggy climate, with temperatures reaching as high as 95 degrees in the summer months. There’s also a slight risk of flooding by the ridge and around the Fenway Loop in the north. Local 24-hour urgent care is 4 miles away at Premier ER & Urgent Care in Millview East. The closest airport is 40 miles northeast at the Austin-Bergstrom International Airport.
