Named after the point where the Blanco River flows into the San Marcos River, Two Rivers East is a neighborhood of around 1,500 people that’s just 3 miles from Downtown San Marcos. With multiple apartment options, green space, a few restaurants and a Texas Department of Public Safety office, Two Rivers East is a renter’s community that equally caters to residents young and old alike. “We’re about 10 minutes away from Texas State University,” Country Oaks property manager Tanya Baskin says. “Some properties are dedicated to students only, while there’s a handful that has a combination of demographics. It’s kind of a mixed community.”

Chain restaurants centered around Aquarena Springs
Most restaurants are located on the west end alongside Interstate 35. Aquarena Crossing has a Chipotle restaurant and a First Watch brunch spot, while local coffee shops include Starbucks and Consecrated Grounds. Simple snack foods and fountain drinks are available at the Stripes Convenience Store by the highway, and the closest grocery store is a mile south at Walmart.

River activities with a new park coming in 2025
Blanco River is directly located southeast of the neighborhood and flows 87 miles east through three separate counties. While the river itself isn’t used much for watersports and outdoor recreation, the water body it flows into is a different story, with tubing and floating being popular activities along the San Marcos River. Further south is 176 acres of parkland that used to be utilized by the Quail Creek Country Club golf course. While the club has been closed since 2018, the city has been developing a new park on the land that’s expected to be completed by August 2025.

The vast majority of residential space in the neighborhood is apartment communities, although a few homes are located along the riverfront between $150,000 and $425,000. Named after William B. Travis, one of the commanders of the Alamo, Travis Elementary is across the highway in Millview East and earned a C on Niche. Miller Middle School has a student-teacher ratio of 18-to-1 and a C rating, while San Marcos High earned a B-minus for its teachers and college prep programs. The neighborhood also has a private school option in the Hill Country Church, which is located by Davis Lane south of the neighborhood.

Public transportation through San Marcos Transit
Mobility is an issue for local residents since the property makeup is so spread out through the neighborhood. “It is not all walkable,” Baskin says. “You definitely need a car to get around some places.” Despite being car-dependent, residents do have access to several bus stops alongside Aquarena Springs, with the Uhland route running from the neighborhood to the downtown square. The closest 24-hour urgent care is across the highway at Premier ER & Urgent Care in Millview East, while the closest airport is 36 miles north at the Austin-Bergstrom International Airport.
Environmental factors
The neighborhood experiences a dry and hot climate, with average summer high temperatures being 95 degrees and average winter lows being 39 degrees. The neighborhood sees low traffic thanks to its rural layout, although the west end experiences high noise congestion due to how busy Interstate 35 can get. On the opposite end, the eastern side of the neighborhood is most at risk of flooding due to being closest to the Blanco River.

Two Rivers East has a CAP Index crime score of 6 out of 10, above the national average of 4, with above-average scores for sexual assault, burglary and motor vehicle theft.
