Edgewater Isle is a suburban San Mateo neighborhood where new condos and townhomes sit at the edge of Marina Lagoon, a manmade body of water that flows into the San Francisco Bay. From its waterside walkways, residents enjoy beautiful views of rippling water, seagulls perched on wooden docks and small sailboats bobbing in the surf. “The weather is great out here. You get a little a breeze coming off the Bay that’s really nice on a hot summer day,” says Realtor Kimberly Birdsall of Compass Realty, who grew up on the Peninsula. While the neighborhood is technically in a San Mateo ZIP code, it sits at the border of Foster City, a planned community that started construction in the 1960s. Edgewater Isle and Foster City have newer housing compared to those in San Mateo, where homes typically date back to the early and mid-20th century. Both cities are adjacent to Silicon Valley, and many tech professionals live and work in the area. “It’s really close to big tech companies, Stanford and the San Francisco International Airport. There’re a lot of tech and healthcare workers living around here,” Birdsall says.

Edgewater Isle’s townhomes and condos were built in the 1980s and feature one-, two- and three-bedroom units. The community has a homeowner’s association with fees that typically total around $570 a month. Condos typically list for between $900,000 and $1.2 million. Condos that border Marina Lagoon are just a few yards away from the water, separated by a small green space and a well-utilized pedestrian path. These are among the priciest in the neighborhood.
