San Pedro, a port town with plenty to do

San Pedro sits on the southern edge of Los Angeles and is home to one of the West Coast's busiest ports. Many people who live here work for the port, so residents get easy access to the shore, like Cabrillo Beach, and work. A creative arts scene fills galleries and historic venues across the neighborhood. Coastal parks line the bluffs with open green space and panoramic ocean views. San Pedro gives you a mix of things to do close to home and routes to jobs.

A wide range of single-family homes, townhouses and condos

Most of the homes in San Pedro are detached single-family properties, from small bungalows built in the 1920s to large contemporary builds with Spanish-inspired designs. You’ll also find a lot of townhouses and condos. San Pedro’s average home value is lower than in nearby areas, like Lomita and Rancho Palos Verdes. The median sale price is around $815,000, but single-family homes prices can range from the lower $400,000s to around $2.1 million, depending on size, condition and location. Townhouses and condos go from the mid-$200,000s to about $1.2 million, with the most expensive usually having ocean views. “I think of San Pedro as the best-kept secret in the South Bay, and now is the time to invest,” says Karen Anderson, San Pedro resident and Realtor with Keller Williams Realty. “It’s the least expensive coastal community in Southern California where you can buy properties on the ocean or with ocean views. It’s beautiful because we’re on a peninsula, surrounded by water on all sides.”

Hanging out at Cabrillo Beach or exploring San Pedro parks

Cabrillo Beach is the place to go in San Pedro. You might hang out on the sand, sign up for craft events at the Cabrillo Bathhouse recreation center or tour the Cabrillo Marine Aquarium. Angels Gate Park and Point Fermin Park are next to each other, both offering walking trails, historic installations like the Point Fermin Lighthouse and views of the ocean. White Point Park is the largest green space in the neighborhood, with its nature preserve center, trails and playground overlooking the shore. The park also has a small, rocky beach where you can walk and see sea life in the shallow pools between the rocks.

All the ways to get around town

The Port of Los Angeles and hospitals like the Providence Little Company of Mary Medical Center are some of the biggest employers here, which means some people don’t have to commute far for work. If you are commuting outside the , you might drive 10 miles down Interstate 110 to Torrance or closer to 20 miles to Hawthorne. Downtown Los Angeles is about 23 miles away, but traffic is a constant part of life in LA County, so the drive can take an hour or more.

Most people drive to get around San Pedro, but you can also catch one of the buses that run through here. There are buses operated by the Los Angeles Department of Transportation, the Los Angeles County Metropolitan Transportation Authority and the Palos Verdes Peninsula Transit Authority. Bike lanes and paths run along the waterfront, Paseo Del Mar and Front Street. Most streets are lined with sidewalks, so if you live close to the water, you might bike or walk to the shore.

Students have options close to home

The highly rated Los Angeles Unified School District covers San Pedro, and there are a number of schools in the community. San Pedro Senior High School offers multiple magnet programs and Career Technical Education courses for students who want more specialized teaching.

Dining out at popular restaurants across the San Pedro

There are restaurants across San Pedro, from high-end to mom-and-pop spots, but most are concentrated downtown and near the water. If you want to visit some of the highest-rated spots, you have options like:

  • San Pedro Fish Market and Restaurant, where you can get a drink and a tray of seafood to share
  • Busy Bee Market, a cash-only sandwich shop known for its large portions
  • Raffaello Ristorante, a family-run Italian spot with handmade pastas
  • San Pedro Cafe, which serves home-style dishes for breakfast, lunch and dinner
There are locally owned boutiques along 6th Street, and you can get groceries at stores like Vons or Superior Grocers. Park Plaza is one of the only commercial centers in the neighborhood. Here, you can shop at national brands like Ross Dress for Less and Petco.

Catching up with neighbors at events throughout the year

You can catch up with neighbors at one of San Pedro’s annual events. There’s an event nearly every month, but some of the biggest are:

  • First Thursday ArtWalk, where downtown galleries and studios open to the public every month with live music and food trucks
  • San Pedro Certified Farmers Market, a Friday market with fresh produce and artisanal goods from local farms
  • Cars & Stripes Forever, a celebration right before the Fourth of July at the LA Waterfront with classic cars, live music and fireworks

San Pedro is growing its coastline businesses

One thing San Pedro has been missing is a coastal commercial hub like those in other LA beach cities. Now there’s West Harbor, a growing hub full of restaurants, an amusement park and a promenade. “We share a history of a fishing culture that built this place, and we’re all looking forward to the redevelopment that’s going to transform the bay into a world-class waterfront destination,” Anderson says. “There’s already been a number of leases signed with new restaurants, including some with Michelin-star chefs.”
