Flying high in Sandston
At first glance, Sandston might look like little more than an extension of the airport. But residents of this community know it has much to offer, from family-owned businesses that populate Williamsburg Road to fun in the sun at the neighborhood pool and nearby parks. “It’s always been a popular little place. It’s got little ma-and-pa shops, submarine sandwich shops, hair salons, mechanics and a good little league association,” says Sandra Seelmann, Broker and Owner of Varina and Seelmann. “It’s got a little bit of everything.” She would know, as she's been selling homes in the area for 54 years and grew up in eastern Henrico County, even living in Sandston as a newlywed. But another important element of the town is the airport, which, alongside Interstates 295 and 64, allows locals to travel with ease. Recently renovated Cape Cod and ranch-style homes start around $250,000, while a Colonial Revival on a full acre of land starts at $325,000.

Modest single-story homes and two-story contemporary builds
Outside of Williamsburg Road, there aren’t many sidewalks to be found, but Sandston’s quiet residential streets don’t see much traffic anyway. Mature trees tower above houses and provide shade for locals who enjoy neighborhood walks. Established Cape Cod and ranch-style homes sit on quarter-acre lots with gravel and cement driveways and ample street parking. Homes ready for a little extra love can go from $125,000 to $200,000, while a ready-to-go Cape Cod house will start at $225,000. Elsewhere, homebuyers will find 21st century Colonial Revival homes with wide streets, sometimes sitting on lots of an acre or more. These contemporary builds tend to start around $325,000.

Sandston’s schools
Multiple schools serve Sandston kids, though they might start off at Sandston Elementary, which receives a B-minus rating from Niche, before moving up to Elko Middle, which receives a C rating, and Highland Springs High School, which receives a C-minus. A new, 265,000 square feet Highland Springs High School building was completed in 2021 featuring specialty labs for the sciences and culinary arts, collaboration areas, a two-story media center and more.

Highways and a centrally located airport
Major highways pass through Sandston like Interstate 64 and Interstate 295, allowing residents to explore the RVA area with ease. Richmond International Airport is in the heart of the neighborhood, but residents don’t mind the noise. “The airport never affected my husband and I when we lived in Sandston,” Seelmann says, noting that if anything, it’s highly convenient. Bus routes 7A and 7B run along Williamsburg Road, going as far as the airport before turning around the downtown Richmond.

Sandston’s got a lot of shopping and flavor
Supermarkets like Publix, department stores like Target and chain restaurants like Cracker Barrel can be found at the sprawling White Oak Village shopping center. Local restaurants can be found up and down Williamsburg Road. And these eateries can be a short walk away, Seelmann noting that Williamsburg Road offers about 2 miles of sidewalks. Country Style Donuts needs no further explanation, serving homemade doughnuts from 5 AM to midnight. Residents aren’t exaggerating when they say the apple fritters and cinnamon rolls are the size of their heads. Carini Italian Restaurant takes its name from Carini, Sicily, hometown of the restaurant’s founders and source of their culinary inspiration. Carini’s features a rotating menu of daily specials based on climate, seasonal ingredients. In 2022, WRIC named Carini’s the third best place to get pizza in the Richmond area.

Strolling through the park and diving into the pool
Henrico County’s largest park, Dorey Park, is just south of Sandston. Upon the 400 acres of green space, locals will find a disc golf course, a dog park, equestrian trails, a playground, tennis courts and more. Via a connecting path, visitors can easily access the Virginia Capital Trail. The Sandston Pool is a great place for swimming, whether recreationally or competitively, the pool being the home of the Sandston Stingrays Swim Team for youths.

“On Memorial Day, they have the Sandston Parade with floats, fire trucks and rescue squads,” Seelmann says. “My granddaughter will go away for holidays, but she always wants to come back for the Sandston Parade.” Following the parade, residents gather for a block party with live music, family-friendly activities and more.

Established in 1634, Henrico County is one of the oldest counties in the country, steeped in both Colonial and Civil War history. Eastern Henrico is a large subsection of the county located southeast of Richmond, with the James River serving as its western border. Once a sprawling agricultural community with tobacco and dairy farms, the area has been experiencing residential growth since the 1950s. The landscape still varies from suburban communities on quiet streets to acres of forests and rural farmland. Residents often explore the outdoors at nearby trails and parks or go into the city to check out new restaurants and shops. People enjoy living in Eastern Henrico because it allows them to live in a community surrounded by nature and outdoor activities while only a short drive to the amenities of downtown Richmond. "I grew up in Eastern Henrico, and the area has changed so much," says Jeannine Moore, who previously worked as a real estate agent with Century 21. "It's still pretty quiet and rural, but it's close to the city, wineries in New Kent and a ton of parks and historical sites."
Eastern Henrico has been growing as people move to the area seeking affordable homes. Developers are actively building new communities to meet demand. Although they focus on single-family homes, multi-family homes are available as well. Boyd Homes and Eagle Construction are popular builders in the area. Homes tend to be set back from the street on large lots with front yards landscaped with boxwoods and grassy backyards. Architecture varies from Colonial Revival estates along the river to farmland to Queen Anne and bungalow styles in Highland Springs. Many ranch-style homes were built after the war, while Craftsman-style homes are popular in the area today. Prices range from $200,000 to $300,000 for smaller homes and between $400,000 and $700,000 for estates and acreages.
Recreational activities are a big part of life in Eastern Henrico, and the Four Mile Creek trailhead is a great place to start bicycling on the Capital Trail, a 55-mile pedestrian road connecting Richmond to historic Jamestown. History buffs enjoy visiting the Civil War battlefields at Fort Harrison and Fort Brady. One of the best parts about living in Eastern Henrico is its access to the James River. Locals go to Deep Bottom Park, Osbourne Park and Boat Landing to get outside and spend time on the James River. Both parks have boat ramps where people can launch their motorboats, canoes, and kayaks into the river and fishing piers where visitors can cast a line for local species such as catfish and bass.
The Lily Pad Café overlooks the water at Osbourne Boat Landing and serves food and drinks in a casual atmosphere. Eastern Henrico is a quiet community with plenty of grocery stores, pharmacies and gas stations to meet residents'' needs. Local coffee shops and restaurants give the area a small-town feel. Downtown Richmond is a short drive away for residents looking for museums, a variety of restaurants and unique shops.
Eastern Henrico County families can start their students at their local HCPS elementary, including Ward Elementary, which earned a C-plus on Niche. Elko Middle School serves a portion of the county’s sixth through eighth graders and earned an overall C. Students then attend either Varina High School, which has an overall C on Niche, or Highland Springs High School, which has an overall C-minus. The school is known for its variety of athletics, including football, tennis, lacrosse and soccer.
Virginia's healthy business incentives have made it a desirable place for companies to grow and relocate. The area is consistently ranked as one of the safest in Virginia, with low crime rates and nearby VCU and Bon Secours Hospital systems. It is a quiet residential community with a rural landscape that allows people to get outside and enjoy nature or to drive to see what the city offers. For these reasons, the area is expected to see continued growth. Many people commute from Eastern Henrico to downtown Richmond for work, and depending on where residents live in the county, that can mean traveling only a few miles to 20 miles each way. Interstate 295 cuts through most of the county and intersects with Interstate 64. The Richmond International Airport is only 5 to 20 miles away, depending on location. Offering rural, suburban living a short distance from downtown Richmond, Eastern Henrico County is an excellent option for those seeking solace outside the city.
