At first glance, Sandston might look like little more than an extension of the airport. But residents of this community know it has much to offer, from family-owned businesses that populate Williamsburg Road to fun in the sun at the neighborhood pool and nearby parks. “It’s always been a popular little place. It’s got little ma-and-pa shops, submarine sandwich shops, hair salons, mechanics and a good little league association,” says Sandra Seelmann, Broker and Owner of Varina and Seelmann. “It’s got a little bit of everything.” She would know, as she's been selling homes in the area for 54 years and grew up in eastern Henrico County, even living in Sandston as a newlywed. But another important element of the town is the airport, which, alongside Interstates 295 and 64, allows locals to travel with ease. Recently renovated Cape Cod and ranch-style homes start around $250,000, while a Colonial Revival on a full acre of land starts at $325,000.

Modest single-story homes and two-story contemporary builds
Outside of Williamsburg Road, there aren’t many sidewalks to be found, but Sandston’s quiet residential streets don’t see much traffic anyway. Mature trees tower above houses and provide shade for locals who enjoy neighborhood walks. Established Cape Cod and ranch-style homes sit on quarter-acre lots with gravel and cement driveways and ample street parking. Homes ready for a little extra love can go from $125,000 to $200,000, while a ready-to-go Cape Cod house will start at $225,000. Elsewhere, homebuyers will find 21st century Colonial Revival homes with wide streets, sometimes sitting on lots of an acre or more. These contemporary builds tend to start around $325,000.

Sandston’s schools
Multiple schools serve Sandston kids, though they might start off at Sandston Elementary, which receives a B-minus rating from Niche, before moving up to Elko Middle, which receives a C rating, and Highland Springs High School, which receives a C-minus. A new, 265,000 square feet Highland Springs High School building was completed in 2021 featuring specialty labs for the sciences and culinary arts, collaboration areas, a two-story media center and more.

Highways and a centrally located airport
Major highways pass through Sandston like Interstate 64 and Interstate 295, allowing residents to explore the RVA area with ease. Richmond International Airport is in the heart of the neighborhood, but residents don’t mind the noise. “The airport never affected my husband and I when we lived in Sandston,” Seelmann says, noting that if anything, it’s highly convenient. Bus routes 7A and 7B run along Williamsburg Road, going as far as the airport before turning around the downtown Richmond.

Sandston’s got a lot of shopping and flavor
Supermarkets like Publix, department stores like Target and chain restaurants like Cracker Barrel can be found at the sprawling White Oak Village shopping center. Local restaurants can be found up and down Williamsburg Road. And these eateries can be a short walk away, Seelmann noting that Williamsburg Road offers about 2 miles of sidewalks. Country Style Donuts needs no further explanation, serving homemade doughnuts from 5 AM to midnight. Residents aren’t exaggerating when they say the apple fritters and cinnamon rolls are the size of their heads. Carini Italian Restaurant takes its name from Carini, Sicily, hometown of the restaurant’s founders and source of their culinary inspiration. Carini’s features a rotating menu of daily specials based on climate, seasonal ingredients. In 2022, WRIC named Carini’s the third best place to get pizza in the Richmond area.

Henrico County’s largest park, Dorey Park, is just south of Sandston. Upon the 400 acres of green space, locals will find a disc golf course, a dog park, equestrian trails, a playground, tennis courts and more. Via a connecting path, visitors can easily access the Virginia Capital Trail. The Sandston Pool is a great place for swimming, whether recreationally or competitively, the pool being the home of the Sandston Stingrays Swim Team for youths.

“On Memorial Day, they have the Sandston Parade with floats, fire trucks and rescue squads,” Seelmann says. “My granddaughter will go away for holidays, but she always wants to come back for the Sandston Parade.” Following the parade, residents gather for a block party with live music, family-friendly activities and more.
