The Riverside community of Sandy Springs
Few neighborhoods in Sandy Springs live like the people of Riverside do. Located directly south of the Chattahoochee River, this neighborhood of over 2,000 residents has spacious homes, large lots and easy access to local creeks and the nearby river. With outdoor amenities, charter schools and local shopping and dining, Riverside has become a hot destination for Sandy Springs. “It’s very popular,” Home Luxury Real Estate Realtor Amy Bubes says. “It has a great reputation of being a real family neighborhood.”
Extravagant houses along the Chattahoochee River
The winding roads in Riverside are filled with cul-de-sacs, tall trees and grassy lawns. Many homes in the neighborhood are over 3,000 square feet and have half-acre lots with patios and in-ground pools. “The prices have gone up substantially,” Bubes says. “It used to be a sleepy neighborhood. It’s not anymore.” Traditional houses on the east end will be between $650,000 and $850,000, while contemporary homes to the west range between $900,000 and $1 million. Many modern homes on the riverside have four or more bedrooms and cost $1-2 million. Homes in the $3-5 million range alongside Riverside Drive include amenities such as guest houses, heated pools and home theaters.
Charter education in Fulton County Schools
The educational pathway is unique for Riverside students because it includes two charter schools less than 5 miles from the neighborhood. Heards Ferry Elementary School has a Gifted and Learning program and earned an A on Niche, while Ridgeview Charter Middle School has a 12-to-1 student-teacher ratio and an A-minus. Riverwood International Charter School offers an International Baccalaureate program and also earned an A on Niche.
Riverside clubs and creeks
The Riverside Club sits on the north side and has a community pool with four hard courts and two clay courts. Residents occasionally fish for striped bass and pumpkinseed around Heards Creek, which flows northwest through the neighborhood into the river. Sope Creek Park is across the river to the northeast and has over 11 miles of trails used for hiking and mountain biking as well. “There’s a lot of outdoor activities for kids and families here,” Bubes says. “A lot of organized sports, a lot of parks – and we have pretty good weather here too.”
Shopping centers and big box stores around Roswell Road
Most restaurants and retail stores are in the shopping district 3 miles east by Roswell Road. “It’s everyone’s main street with restaurants, shopping and grocery stores,” Bubes says. Pubs, sports bars and breweries make up many of the establishments in Hammond Exchange and Hammond Springs Shopping Center, one of which includes a movie theater at The Springs Cinema & Taphouse. There are also plenty of salons and boutique stores in the area, as well as a handful of Italian, Japanese and Mexican restaurants by Sandy Springs Plaza. Big box stores include Kroger, Lowe’s and Whole Foods.
Highway and red rail access
Interstate 285 sits south of the community and connects to three major interstate highways around Atlanta. The West Georgia Non-Emergency Medical Transport provides rides to the Northside Atlanta Hospital 5 miles east of the neighborhood. Bus stops are located along Mount Vernon Highway and Roswell Road and link the neighborhood to the Sandy Springs and Dunwoody Stations 6 miles east. The red rail system runs 25 miles south to the Hartsfield-Jackson Atlanta International Airport.
Environmental factors
The CAP Index crime score is 1 out of 10, which is lower than the national average of 4. It’s noisiest by the highway, but the riverside is much quieter. The river and creeks can also flood during heavy rain.
