Saint Josephs is a conveniently located Sanford neighborhood about 25 miles north of Orlando with contemporary housing, easy access to outdoor adventures, modern amenities and regional transportation. Residents enjoy the solitude of HOA-run subdivisions, but Lake Monroe and Seminole Town Centre are just outside the neighborhood, and Historic Downtown Sanford is a nearby waterfront destination. “The Sanford area has really been brought back to life,” says Dawn Taylor, a Realtor with Coldwell Banker who's been serving the Orlando area for over 18 years. “There are better highways and even a train that makes it easy to commute to Orlando for work or fun.” Both Interstate 4 and the city’s rail line run through the neighborhood.

Housing consists primarily of newer homes in small subdivisions
Housing in this lakeside Florida suburb is found primarily in planned developments that are transforming a formerly industrial section of the city. Industry remains, but much of it is separated from the housing by U.S. Highway 17. These new communities feature a collection of multi-level single-family homes and townhouses. Both offer driveways and attached garages in a walkable setting. Some offer waterfront views. Prices range from the mid-$300,000s to the high $500,000s. HOA fees range from $75 to $196. There is a small collection of older homes in the neighborhood typically priced in the mid-$300,000s. "On the east side of I-4, the price points are definitely more moderate," says Karen Frier, a real estate agent with Coldwell Banker Realty in nearby Lake Mary. Hot, humid summers and dry, temperate winters are the norm in Central Florida. And while wind damage can be a high risk during hurricane season, flooding is not a concern for homeowners.

Nearby Lake Monroe offers plenty of outdoor adventures
The neighborhood is located next to Lake Monroe, which provides an array of outdoor fun. "Water activities like boating, wakeboarding and jet skiing are very popular here," Taylor says. Anglers who want to seek out their next big catch in Central Florida’s bass-heavy waters can launch a boat at Lake Monroe Wayside Park. Other amenities include a fishing pier and a historic swing bridge. Across the water, hikers can access the winding trails that run through the Lake Monroe Conservation Area. The lake is also home to the Riverwalk, which connects walkers and bike riders to Historic Downtown Sanford. The nearby Central Florida Zoo and Botanical Gardens is an endangered animal conservatory that features gardens, zip lines and rope bridges.

Downtown Sanford, Seminole Town Centre feature an array of shopping and dining options
Downtown Sanford on the shores of Lake Monroe is a rejuvenated shopping, dining and entertainment district. "There are many cute shops, good local restaurants and seasonal festivals,” Taylor says. Downtown is also home to the monthly Brunch and Brews Farmers Market. Downtown is less than 4 miles from the neighborhood, but residents have plenty of shopping and dining options within a mile. Seminole Towne Center is the anchor of a sprawling concentration of retail stores and restaurants, including big-box options like Target and Walmart and traditional department stores like JC Penney and Dillard's. The surrounding collection of chain restaurants includes Cheddar’s and Olive Garden. Publix is just across the interstate.

Seminole County Public Schools is rated the best in the state
The neighborhood is served by Seminole County Public Schools, an A-rated district that Niche ranks as the best in the state. The district offers school choice to eligible students who want to attend school outside of their designated zone. Idyllwilde Elementary, rated B-minus by Niche, is the closest of several elementary schools within a short drive. Markham Woods Middle is an A-minus-rated school. Seminole High is an A-rated school that features magnet programs in the aviation and health fields.
