A small residential neighborhood with Hispanic eateries
Casa Bonita is a modest neighborhood — less than a square mile in size and mostly residential — but the Santa Ana neighborhood’s recent renovations catch the attention of locals. "A lot of things are being redone," says Realtor Carlos Garcia who was born and raised in the area and works with Cardan Realty powered by Keller Williams. "There's not a lot of graffiti anymore. And First Street is completely nice now; there's new developments.” The area features a stretch of convenient restaurants, many with Hispanic cuisine, as well as a new park.
Authentic food galore
Being an urban neighborhood, Casa Bonita features retail and restaurants, with an emphasis on the latter. “The food — amazing. There’s very authentic Latin and Mexican food in the area that’s off the charts,” says Realtor/broker associate Andro Chavez who works with Re/Pro Realty and has over three decades of experience in the area. On First Street, residents can visit Carnitas Don Julián, a family-owned casual restaurant featuring flavors from Michoacán. Tacos y Birria El Guero has Mexican food too, which patrons can eat on a shaded patio. “There’s also a famous meat market called El Toro on the south side of First Street that’s legendary,” Chavez says. From the deli to ready-made meals, its known for its popularity and authentic food. At Superior Grocers, residents can pick up their produce and essentials for the week.
A new park and more recreation
“There's a brand-new park that opened on Raitt Street with a skatepark,” Chavez says. Ed Caruthers Park, named after a local hero and Olympian, has rails for skaters as well as a large playground and an area with exercise equipment. A pocket park, Friendship Park has a swing set and a playground for the kids. KidWorks is another recreation space that everyone in the family can take advantage of. The nonprofit’s Dan Donahue Center on West Chestnut Avenue hosts programs like after-school enrichment, teen activities and a monthly Community Parents Council.
Residential streets of midcentury housing
Around a hub of industrial and office buildings, the rest of Casa Bonita features walkable residential streets lined with small front yards and trees. Most of the yards have gates and fences surround the yards for extra privacy. Home styles include midcentury builds like the predominant ranch-style houses in the area, with rarer split-levels and Spanish-style homes. The many upward changes in the city includes homebuying costs: "Prices are trending high, and they are moving quick," Garcia says. Ranch-style homes range from about $600,000 to $800,000. Even as prices go up, Garcia says Santa Ana remains the most affordable city in Orange County.
Santa Ana Unified public schools
Students in the area are served by the Santa Ana Unified School District, which earns a B-plus grade according to Niche. Abraham Lincoln Elementary has a C-plus rating, while Lydia Romero-Cruz Academy, for kindergarten through eighth grade, has a C grade. With a B rating, Valley High School offers multiple academies, such as engineering, culinary arts and new media as well as a dual enrollment law pathway in partnership with Santa Ana College.
Commutes and more logistics
For commutes, Casa Bonita is only 2 miles away from downtown Santa Ana, allowing for a ten-minute drive to the city center. Residents may also work in Anaheim, about 10 miles away via Interstate 5. The drive may be half an hour or longer during rush hour. If residents don’t feel like driving, there are multiple Orange County Transportation Authority bus stops. For a nearby medical center, residents can go to Kindred Hospital Santa Ana, about 2 miles from the neighborhood. The closest major airport is John Wayne Airport, a 10-mile drive away.
Santa Ana attractions
On the weekend, residents can venture to some of the city's top locations like The Observatory, a concert venue. There's also the Santa Ana Zoo, which has a train ride and a petting zoo. About 10 miles west, people can head to Newport Beach to walk on the pier and go swimming at one of the less crowded beaches in Orange County.
