This Orange County neighborhood in southern Santa Ana is home to midcentury homes and multidecade residents. “It’s very diverse, very warm and welcoming. You have a lot of residents who have lived there a long time, which I think says a lot about the neighborhood, and now I’m seeing younger families moving in and bringing their energy and giving some of the older homes really nice updates,” says Elia Ceniceros, Realtor with The L3 Real Estate, who has previously sold homes in the area. “It’s very active and vibrant while still being affordable.”

Ranch-style homes on residential streets
Lot sizes in Centennial Park can run small, but homes have plenty of space for patios and landscaping — tall palm trees cast long shadows across neighborhood lawns. Many houses have short driveways leading to two-car garages, and additional parking is always available on the street.
While Centennial Park homes are mostly midcentury ranch-style houses, they have details that set them apart, like Spanish motifs or brightly-colored stucco. “Centennial Park is older, and they have taken good care of the homes,” says Mindy Luong, Broker and Realtor who has owned property in the area. “Great curb appeal. Buyers here want an older home and are looking for somewhere more affordable in the city.” Centennial Park homes don’t come on the market often, but buyers will spend between $650,000 and a million when they do.

Centennial Park shares a border and a name with the neighborhood
Centennial Park is bordered by a park of the same name, Santa Ana’s largest. The 70-acre park is a neighborhood and city landmark. People meet up to shoot hoops at the basketball courts or go for a jog. Some visitors cast lines in the stocked lake, or simply watch the ducks on the water. Younger kids enjoy the playground, while older kids perfect tricks at the skate park.

Centennial Park hosts city events
Centennial Park also hosts many city events throughout the summer. Locals look forward to summer movies in the park and a Fourth of July celebration. The park hosts the Mid-Autumn Festival, an important part of some Asian cultures, and has food vendors, fashion shows and cultural performances.

Neighborhood kids attend Santa Ana Unified School District
Most neighborhood kids begin their education at Carl Harvey Elementary School, graded C-plus by Niche. They will proceed to Gerald P. Carr Intermediate School, graded C. Kids complete their education at Valley High School, graded B, where students can participate in English language learning and after-school programs offering additional academic support. Students can also earn college credit through local Santa Ana College.

Getting around the neighborhood
Residents will need a car to get around, as there aren't many bike lanes in the area. While the Orange County bus system circulates throughout the city and even stops at the neighborhood’s namesake park, the bus does not circulate throughout the neighborhood itself.
The neighborhood sits away from the highway, which helps keep the community quiet. However, the highway is easy to reach, making for streamlined travel. Ten miles separate the center of the neighborhood from the waters of Newport Beach.
Mature shade trees help keep residents of Centennial Park cool during the warm months.
The Santa Ana River Trail extends through Centennial Park and provides a quick way around town.
OC Buses run along Edinger and Fairview with convenient frequency around Centennial Park.

Local restaurants and neighborhood grocery store
The neighborhood is primarily residential and has few shopping and dining options. Locals eat at Tacos Y Birria El Guero or Taqueria De Anda for meals out of the house but not outside the neighborhood. A Stater Bros. Market operates within the neighborhood, so residents don’t have to go far for essentials.
