Quiet and residential yet close to everything, Santa Ana’s Park Santigo is a neighborhood of vintage homes. “Right here, you are about a mile from downtown Orange and a mile from downtown Santa Ana, both of which have all kinds of restaurants for foodies and arts and culture venues,” says Realtor Phil Schaefer with Seven Gables Real Estate, the top agent in the area with over 35 years of experience. “And people appreciate the walkability of the neighborhood. You can walk to the Discovery Cube science museum and the MainPlace Mall.”
Namesake park renovation
Set on 35 acres near the intersection of Memory Lane and Main Street, Santiago Park’s namesake park is the center of outdoor life in the neighborhood. “The park recently underwent a multimillion-dollar overhaul, and it’s incredible,” Schaefer says. “It’s got lawn bowling, all types of play structures for kids and a bike trail that connects to other trails. And it’s all super clean and so nice.” Part of a nature preserve, it contains a bird sanctuary and a trail that runs throughout, perfect for a walk or bike ride along the creek. Picnic tables sit close by the playground, shaded by mature tree growth, providing a place to gather some friends for an event.

Classic vintage homes
Prospective homebuyers will find a competitive real estate market in Park Santiago. “I recently sold a house here that went in two days $106,000 over asking price,” Schaefer says. The neighborhood is mostly single-story, custom-built single-family homes built between the 1920s and 1950s. "There are also some tract homes, but the quality is good," Schaefer says. Architectural styles include bungalow, Craftsman, Spanish-inspired and Tudor revival. “North of 17th Street, home values go way up because this is a very desirable place that a lot of people have zeroed in on,” Schaefer says. Lot sizes start around 7,000 square feet and go up from there — the biggest is around two acres — with backyards large enough for a patio or pool. The streets are wide, lined with tall shade trees and frequently end in cul-de-sacs, helping to cut down on through traffic. Prices range from $900,000 to $1.8 million.

Solid city schools
Families with children in Park Santiago are served by Santa Ana Unified, an above-average public school system with a B-plus grade from Niche, but an A in teachers and college prep. “There are not many neighborhood elementary schools anymore, so you have to drive kids to school, and a lot of people homeschool these days,” Schaefer says. “But the city actually has a lot of schooling options, including some wonderful charter and private schools.” Kids can start their education at John Muir Fundamental Elementary School, which is graded C-plus by Niche, before moving on to Williard Intermediate School, which is graded C. Graded A-plus by Niche, Orange County School of the Arts allows students to be immersed in music and art during their formative years. For a private option, Mater Dei High School is a top-rated private-Catholic co-educational secondary school graded A-plus by Niche.

National favorites and nearby shopping
There are familiar favorites along 17th Street and Main Street, but there are also many local options. Mother’s Market & Kitchen is near the mall for organic groceries, smoothies and fresh-pressed juices. “Mother’s Market has a great selection, but there are a few other grocery stores within a short driving distance,” Schaefer says. The MainPlace Mall is a major retail hub just outside the neighborhood where you can shop at Macy’s or grab a burger at Johnny Rockets. “We love Benchmark. They have such great food and a very pretty outdoor patio that is semi-covered. And the staff is super friendly,” Schaefer says. “You can also get amazing Mexican food almost anywhere in town.” Lola Gaspar is a cozy tapas restaurant that serves Latin and Spanish small plates and creative cocktails in a small space.
Head over the Main Place Mall for great shopping and dining as well as entertainment.

Gathering for the holidays
The holidays are a big deal in Park Santiago, a community that often comes together to celebrate. “The Fourth of July here is incredible,” Schaefer says. “People in the neighborhood build floats for the parade, and they have so much fun with it.” A fire truck leads the parade, and popsicles are plentiful. Decorations are a point of pride come Halloween and Christmas.
Ten miles from everything
Although most residents don’t necessarily make the commute, Santa Ana is about 30 miles southeast of downtown Los Angeles — a drive that can take up to two hours via I-5, depending on the time of day. More likely commuting destinations are nearby Orange, Irvine and Anaheim, which are all located along the 5. “It’s super convenient living here. You’re really centrally located with about a 10-mile drive to John Wayne Airport, Disney Land and Angel Stadium,” Schaefer says. Though a car is ideal, Park Santiago is walkable to shopping and dining destinations along 17th Street. The Santa Ana Regional Transportation Center (SARTC) provides access to Metrolink, Amtrak, the Orange County Transit Authority, intercity and interstate bus transportation, and airport and taxi services all in one location.
