Small Santa Barbara community with loads of surrounding activities
Sharing its name with the cinema next door is Hitchcock, a tiny community on the west side of Santa Barbara. The neighborhood has a mix of residential properties, mainly from the 1950s and ‘60s, and commercial areas like La Cumbre Plaza. “The sense I get is it's very neighborly, since it’s smaller and more contained,” says Lynda Elliott, Realtor at Zia Group and Santa Barbara native. Within the neighborhood, residents can access the scenic Santa Barbara Golf Club and city events at Earl Warren Showgrounds. U.S. Route 101 is close by, providing access to surrounding schools, parks and shopping. But Elliott says it’s just as easy to go on foot to run errands or explore outside. “There are sidewalks, so you see people walking their dogs. It’s walkable to State Street and the movie theater -- people like that about the neighborhood,” she says.
Jacaranda-canopied streets and midcentury residences in Hitchcock
Like much of Santa Barbara, the paved streets of Hitchcock are lined with parked cars, trimmed bushes and canopies of jacaranda trees. Bright purple flowers bloom from trees in the springtime, and many front yards have elaborate gardens and short, narrow driveways. Elliott says homes are more affordable here than in other parts of the city. Late 20th-century condos and townhomes have back patios, two-car garages and amenities like clubhouses and community pools. Some are in gated communities like Woodridge, a short walk from the Santa Barbara Golf Club. Prices for condos and townhomes can range between $930,000 and $1.6 million.
Single-family homes in Hitchcock include mid to late 20th-century ranch-style properties, California bungalows and Spanish-influenced houses from the 1990s. These have stucco exteriors, open front porches with benches and attached sunrooms. Prices can range from $1 million to $2.3 million, depending on year built and square footage.

Sipping smoothies from Natural Café and shopping at La Cumbre Plaza
Hitchcock is close to several dining options. Natural Café is a local favorite, serving smoothies, salads and other classic Californian fare. Fast food restaurants and small establishments are along State Street; folks can grab breakfast or homemade fountain sodas at Farmer Boy or snack on samosas from Flavor of India a few blocks down. La Cumbre Plaza has a Whole Foods Market, Target and other national retail chains. Shoppers can also check out smaller stores like Dreamworld Collectibles, which has stacks of old comic books, or Miss Daisy’s Consignment and Auction House, which sells gently used furniture, kitchen items and artwork.

Prancing ponies at the Santa Barbara National Horse Show
Earl Warren Showgrounds hosts multiple events throughout the year in the neighborhood. The Santa Barbara National Horse Show is a century-old tradition that takes place in June and showcases several breeds of ponies in dressage competitions. In April and May, the Santa Barbara Fair and Expo draws people from all over the city with carnival rides, magic shows and petting zoos. Once a week, art vendors and thrifters set up shop at the Santa Barbara Flea Market at the showgrounds.
Cheering on the Royals at San Marcos Senior High
Residents in Hitchcock are zoned for the Santa Barbara Unified School District. Kids can start at Adams Elementary, which scores a B-plus from Niche, and move on to La Cumbre Junior High, which earns a B. San Marcos Senior High gets an A grade and is known for its San Marcos Royals Football Team, which made the district playoffs in 2024. The school also has an extensive list of student organizations, like the Fishing Club, Organic Gardening Club and Songwriting Club.
Golfing and lunching at the Santa Barbara Golf Club
The public Santa Barbara Golf Club is at the heart of Hitchcock. Visitors can book tee times on the 18-hole, hilly course with views of the Santa Ynez foothills. The golf club has an on-site restaurant, Mulligan’s Café. “Even non-golfers go to Mulligan’s. My mom goes to lunch there with her friends,” Elliott says. The club also has an open-year-round driving range and junior golf camps for kids. The Santa Barbara Family YMCA sits along Hitchcock Way, offering exercise and swim lessons. On the other side of Highway 101, folks can drive or walk along the newly opened Las Positas and Modoc pedestrian trail to 230-acre Elings Park, which has plenty of athletic fields, a BMX bike course and an elevated area for hang gliding. The Hitchcock Cinema shows all the latest movies and sells beer and wine.

Driving-heavy area with some bike lanes
U.S. Route 101—also known as “the 101” by locals—runs along Hitchcock’s south border and connects to all parts of the city, including downtown. Those living close to the 101 or State Street in the north may hear noise from traffic during rush hour. Driving is the main form of transportation in the area, but people can also access bike lanes along the Calle Real. Santa Barbara MTD buses stop along Las Positas Road and Hitchcock Way. Goleta Valley Cottage Hospital is 5 miles west of the neighborhood, and Santa Barbara Airport is a few miles further, with domestic flights to cities like Los Angeles, Denver and Phoenix.
