Just north of downtown Santa Barbara, Laguna is a residential community organized along grid-planned streets and anchored by Santa Barbara Senior High School, the third-oldest high school in California. Surrounded by local eateries and only a mile from State Street shopping, Laguna is a walkable community similar to downtown but with lower home prices. “You can walk to downtown, but it’s far enough that there’s not nearly as much traffic, congestion and noise,” says Ruth Ann Bowe, Laguna resident and associate broker with Village Properties. With a Cap Index score of 7, compared to a national average of 4, there is a prevalence of property crimes, including motor vehicle theft, burglary, and larceny.

Craftsman cottages and Spanish Revival homes line the streets
Tightly packed on grid-planned streets, most of the homes in Laguna were built in the 1910s and '20s. Though many buildings have Spanish Revival influences, such as the First United Methodist Church with its classic terracotta barrel-tile roof, Laguna is most known for its classic Craftsman-style cottages. Prices start around $1 million for a two-bedroom home with vinyl siding and a fenced-in backyard, rising to more than $1.5 million for a well-maintained three-bedroom version. Two-bedroom Spanish Revival-style condos can sell for between $900,000 and over $2 million. As residents take a stroll to nearby restaurants and shopping centers, wide cement sidewalks are dotted with palm trees and native shrubbery. "There are always people walking with their pets," Bowe says. "Plus, a lot of bikers and skateboarders." While many homes have driveways and garages, most roads in Laguna are packed with parked cars on either side.

Visiting Chapala Market, Trader Joe's or State Street for retail
Laguna is surrounded by unique local eateries like the Shop Brunch, a small brunch café serving fresh baked goods and locally sourced coffee.
