The neighborhood has small homes built in the 1940s and ‘50s with modest floorplans ranging from 1,000 and 1,700 square feet. Many have been well maintained by their owners, including some that have received extensive renovations and remodeling. Their front yards stare out across quiet, tree-lined streets lined with landscaped lawns. Single family home prices range from $1.1 million to $2.2 million, depending on their size and the extent of their renovations. Townhomes are plentiful in this area, most of which were built in the last 20 years. They’re slightly more affordable, with prices ranging from $1 million to $1.8 million. Rental units are also strewn throughout the neighborhood. “It’s a good mix of renters and homeowners," Hattori says. Fair Oaks Park is a central park with an array of amenities, including soccer fields, tennis courts, basketball courts and barbeque pits. It’s also home to the Magical Bridge Playground where kids can climb across an Olde English-themed play structure that’s bursting with color. It’s rounded out by a skate park, a dog park and a shady picnic area. The park is next door to Movement Sunnyvale, an indoor rock-climbing gym. At the opposite end of the neighborhood, residents also enjoy the well-kept playground, dog park and walking trails at Muwekma Park.Asian markets, Mexican taquerias and a few big-box stores
Shops and restaurants are situated along East Murphy’s busy thoroughfares. International markets are common here: Chavez Market offers Central American goods, while Taj Mahal Fresh Market and Western Pacific Filipino Grocery specialize in Indian and Southeast Asian goods. Dining options are plentiful, and residents will find a trove of Latin American and Asian restaurants. Tres Potrillos Taqueria has been in the neighborhood since 2002, serving up Mexican staples with a rich selection of braised, barbecued and grilled meats. Students can start their education within the neighborhood at San Miguel Elementary School, which gets a B-minus rating from Niche. It has a dual immersion Spanish-English program for students who want to become fluent in both languages. The next step is B-minus-rated Columbia Middle School and A-rated Fremont High School. The high school enrolls nearly 2,000 students, and around 89% of the student body continues to two- and four-year colleges after graduation.Getting to San Jose and San Francisco from the Valley
East Murphy sits southwest of the intersection between U.S. Route 101 and the Lawrence Expressway. Its location near highway on-ramps eases commute times for people heading to San Jose, about 10 miles away, or north along the peninsula. It also means some residents may experience highway noise from their homes. The nearest Caltrain stop, about 2 miles away, offers a quick route to downtown San Francisco about 40 miles away. Valley Health Center Sunnyvale, a teaching and research hospital, is 3 miles south.
