New suburb in the up-and-coming Southside Santa Fe area
Around 7 miles south of Downtown Santa Fe, Las Soleras represents much of what draws homebuyers to Southside Santa Fe; new, area-affordable homes, suburban streets surrounded by desert spaces, and access to Interstate 25 and New Mexico State Road 599. “It’s convenient to employment opportunities in Albuquerque to the south because of the interstate,” explains Theodore Zmroczek, an agent with ERA Sellers and Buyers Real Estate, “but it’s also big for scientists at the Los Alamos National Laboratory because the 599 is so close, and Pulte and Homewise did a great job making solid, affordable homes here.”
Development in Las Soleras was originally centered around the apartments at Las Soleras Senior Living, hence the 2019 opening of the Presbyterian Santa Fe medical Center and 2024 opening of Nexus Health in the neighborhood. However, as the area has grown with single-family homes, it’s become an increasingly popular destination for families with young children. “It’s got great accessibility to many schools in the area, and it has all these greenbelts and walking trails,” Zmroczek says. Large swaths of undeveloped land are planned to house new, Pulte-designed subdivisions in the neighborhood’s southern and western stretches with similar greenbelts and desert spaces.

Pulte-designed Spanish Revival homes and Santa Fe duets
Along Las Soleras’ winding, sidewalk-lined streets, Single-family Spanish Revival homes from the 2020s can be found in plentiful supply. Most sit on manicured gravel landscaping studded with desert plantings and young cottonwood trees; shared architectural features include earthtone stucco exteriors, red-tile roofs and attached garages. These homes come in three- and four-bedroom layouts and range from $600,000 to $790,000.
Attached Santa Fe-style homes from the 2020s are also available here and sell as duets, meaning they are attached to another single-family home that is sold separately. “All feature small courtyards in the front and back and garages that can sometimes be accessed via alleyways behind the home,” Zmroczek says. Prices range from $470,000 to $615,000, with newer homes fetching higher prices.

Convenient to Santa Fe public and private schools
Local kids can attend Santa Fe Public Schools, including Piñon Elementary, which earns a B-plus from Niche, and Milagro Middle, which scores a C-minus. At A-minus-rated Santa Fe High, they can enroll in career-intensive programs for engineering, JROTC and the culinary arts.
Numerous private and charter schools are convenient to Las Soleras students. The Monte del Sol Charter School also sits within the neighborhood and serves Grades 7 through 12; Niche scores the school a B and ranks it in the top five charter schools in Santa Fe County. Around 2 miles west, the Santa Fe School for the Arts and Sciences serves Kindergarten through Grade 8 and employs experiential learning through its Expeditionary Learning Model.

Easy commutes to Albuquerque and Los Alamos
Las Soleras rests on Interstate 25 to the south and Cerrillos Road to the west; Interstate 25 leads 56 miles south to Albuquerque, and Cerrillos Road runs 7 miles north to Downtown Santa Fe. NM-599 is also 4 miles north, and according to Z, it helps commuters bypass inner-city traffic to reach Los Alamos 43 miles north. Although most locals use cars to get around, neighborhood streets are lined with sidewalks and clearly marked bike lanes; Santa Fe Trails buses also make stops along Cerrillos Road. Both the Presbyterian Santa Fe and Nexus Health medical centers sit within the neighborhood, and the Santa Fe Regional Airport is 5 miles west.
Community trails, parks and golf clubs
Paved paths wind between neighborhood homes and duets through natural desert spaces, inviting locals to walk their dogs or ride their bikes past juniper trees and rocky outcroppings. The 90-acre SWAN Park is also set 3 miles west in the neighboring Tierra Contenta community, and according to Daniel Huberman, a Santa Fe local and Realtor with Santa Fe Realty Unlimited, it's one of the city’s newest and most popular parks. “It’s got all these fields and play structures and trails that run through Tierra Contenta, but the real nice thing is the new outdoor gym that has Kieth Harring paintings all over it,” Huberman explains. The Santa Fe Country Club can also be found in Tierra Contenta; its 18-hole course is open to the public, but members can access its swimming pool and tennis courts.
Las Soleras residents can practice on the driving range at the nearby golf course.

Southside Santa Fe’s shopping malls and grocery stores
Las Soleras might lie over 7 miles south of the Santa Fe Plaza commercial district, but for Huberman, being in the Cerrillos Road corridor gives the community equal, if not more, shopping and dining options than in Downtown. “It’s honestly just more convenient, too,” Huberman says. A Walmart Supercenter sits directly across Cerrillos Road from Las Soleras, and the Fashion Outlets of Santa Fe lie immediately south; shoppers can find discounted outlets of high-end fashion brands like Eddie Bauer and Polo Ralph Lauren. The Santa Fe Place Mall also sits 2 miles north on Cerrillos Road; although many locals still remember it as the tree-filled Villa Linda Mall, Santa Fe Place Mall is now home to over 80 retailers and restaurants, including big chains like Dillard’s and local businesses like Señor Murphy Candymaker.
Residents can head over to Rustica for delicious Italian plates in a warm, comfortable setting.
Las Soleras shoppers enjoy the discounts at Eddie Bauer and other name brand clothing stores.

Southside Community Day
First put together in 2022 by Convivio and the Southwest Santa Fe Advocates, Southside Community Day brings the young suburbs of South Santa Fe together for a day of celebration.
