Southside Santa Fe suburb with mature landscaping and walking trails
About 7 miles south of Downtown Santa Fe, Nava Ade has suburban streets surrounded by paved trails, public schools and community recreational spaces, making it a haven for families with young children. “The mature landscaping, the walking trails, the pool and gym: they all make Nava Ade feel like a particularly family-friendly and well-organized neighborhood,” says Renee Linson, a local associate broker with Sun Mountain Real Estate with experience selling in the area. Set in the City Different’s up-and-coming Southside, Nava Ade lies beside major transportation arteries and shopping centers. Its nature trails take locals directly to the Santa Fe Place Mall and Cerrillos Road. Though the community shares much in common with neighboring Southside suburbs like Las Soleras, for Linson, its active homeowner’s association and greenery make it stand out. “You can see from the nice parks and trails that the homeowner’s association is on top of maintaining everything here,” Linson says. “It might just sound like a regular suburb, but that’s rare in Santa Fe.”
Contemporary and Territorial Revival homes
Built in the 1990s and early 2000s, Nava Ade’s homes are surrounded by well-paved roads, tree-shaded sidewalks and winding neighborhood walking paths. All sit on manicured lots secluded from the street behind adobe walls, coyote fences and cottonwood trees. Most are 1990s contemporary homes with Craftsman and Santa Fe-style design elements; common features include flat or red-tiled roofs, high vaulted ceilings and exposed wooden beams called vigas. These homes come in three-bedroom layouts split between one and two stories, with one-story homes fetching higher prices for their better accessibility; prices range from $400,000 to $725,000. Territorial Revival homes from the 1990s and early 2000s are also available here, featuring white-trimmed parapets, tan stucco exteriors and window muntins. These have between two and four bedrooms and range from $500,000 to $750,000.
Homes in Nava Ade are mostly mid to large in size and come in one or two stories.

Santa Fe High School rated an A-
Local kids can attend Piñon Elementary, which earns a B-plus on Niche, and continue to Milagro Middle, which scores a C-minus. At A-minus-rated Santa Fe High, they can participate in over 15 after-school programs, including boxing, hiking and chess. The Monte del Sol Charter is also located on the community’s southern edge and serves Grades 7 through 12; Niche scores the school a B-plus and ranks it among the top five best charter schools in Santa Fe County.
Milagro Middle School is a newly built school for younger Nava Ade students.
Older students can attend Santa Fe High School, which received an A minus from Niche.

Neighborhood meadows and nature trails abound
Miles of paved trails wind throughout the neighborhood, connecting homes directly to community centers and parks. Dancing Ground Park sits in the center of the neighborhood, its wildflower meadows, web of pathways and Mission-style pavilions all designed by Surroundings Studio in close collaboration with residents. The Nava Ade Community Center, in the neighborhood’s southern half, houses an outdoor lap pool, weight room and sauna. Villa Linda Park is in the northern portion of the neighborhood and is accessible via its trails. Stretching over 11 acres beside the Santa Fe Place Mall, the green space is home to a sprawling field, a playground with jungle gyms and swings, and a gated, off-leash dog park.

Near Interstate 25 and Cerrillos Road thoroughfare
Nava Ade is less than a mile east of the Cerrillos Road thoroughfare, which leads 2 miles south to Interstate 25 and 7 miles north to Downtown Santa Fe. New Mexico State Road 599 is also 4 miles west and leads 40 miles north to Los Alamos. "The 599 is a big area draw because it helps redirect traffic around the city so that the Los Alamos National Laboratory scientists can avoid downtown traffic," Linson explains. Most residents rely on cars to get around the area, but local arroyos and the neighborhood trails connect to the 15-mile Santa Fe Rail Trail, making it easier for cyclists and pedestrians to travel around the City Different. The Presbyterian Santa Fe Medical Center sits around 2 miles south, and the Santa Fe Regional Airport is 6 miles west.
Southside shopping malls and commercial corridors
The Santa Fe Place Mall sits just a mile north of the neighborhood, but locals can use the neighborhood trails as a shortcut to the over 80 retail and dining options in store. Anchored by JCPenney, Conn’s, Hobby Lobby and Dillard’s, the mall also has specialty shops like Señor Murphy Candymaker as well as a Regal Cinema. The Plaza Santa Fe Shopping Center is also nearby, with Sam’s Club, Target and Albertson’s grocery stores. The Cerrillos Road corridor is also a mile west, and according to Linson, it’s becoming a hub of new eateries as Southside Santa Fe grows. Ruby’s Country Store and Bar-B-Q offers a bare-bones, cafeteria-style experience that lets its smoked briskets and ribs shine, and the Ranch House’s traditional New Mexican fare and barbecue items always fill its adobe building with customers.

Southside Community Day in Tierra Contenta
To celebrate Santa Fe’s ever-growing Southside suburbs, Convivio and the Southwest Santa Fe Advocates host the Southside Community Day every September in nearby neighborhood Tierra Contenta. Established in 2022, the event is held at the Santa Fe Teen Center 2 miles west, inviting families to enjoy live music, food trucks, vintage car shows.
