A horse owner’s heaven on the edge of Santa Fe
Just beyond Santa Fe’s southern border, the South East County area's gentle desert hills and sprawling estates make it a haven for horse owners. “Horses aren’t just allowed, but encouraged,” explains Daniel Huberman, a local Realtor with Santa Fe Realty Unlimited. “At times, various famous artists have lived out here, but the driving thing about this community is how equestrian friendly it is.” Conveniently located right on Interstate 25, this rural community's CAP Crime Index score is 1 out of 10, lower than the national average of 4.
South East County first rose to prominence in the 1930s when Ernest Thompson Seton, a naturalist artist and the founder of the Boy Scouts of America, built Seton Castle here. Development in the Seton Village and Arroyo Hondo communities followed in the 1960s and ‘70s, and ever since, horseback riders and artists have been moved by the area’s rolling hills, dry riverbeds and panoramic views of Santa Fe’s mountains and canyons. “The Arroyo Hondo has these sheer cliffs that drop some 200 feet,” says Santa Fe local and CEO of Webster Estates Chris Webster, “and you can even see the ruins of the Arroyo Hondo Pueblos from here. It’s truly a magical place to be.”

Santa Fe and Northern New Mexican homes with equestrian facilities
The Arroyo Hondo Open Space splits the South East County area into two halves: the Seton Village suburb to the south, and the Arroyo Hondo neighborhood to the north. In both communities, there are Santa Fe-style homes with flat, parapeted roofs and adobe exteriors, and Northern New Mexico-style homes with pitched metal roofs and bright stucco exteriors. According to Huberman, homes in Seton Village are more likely to have been contractor-built between the 1960s and ‘80s, while most in the Arroyo Hondo area were custom-built between the ‘90s and 2000s. Most local homes sit on acreage used for gardens, detached art studios and equestrian facilities; Huberman says that public dirt trails sometimes cross through private property, and are used by local equestrians.
Homes in South East County typically range from $950,000 to $1.5 million, depending on their age and upgrades. Newer, custom builds can sell for $2 million to $3 million when they're set on flat, horse-friendly acreage with mountain views. Roughly 5-acre parcels of undeveloped juniper-pinyon woodlands range from $300,000 to $350,000, again depending on the land's flatness and mountain views.

Mountainsides, arroyos and equestrian trails galore
Set against the Sangre de Cristo Mountains, the 86-acre Arroyo Hondo Open Space cuts through the community’s center, its ravine filled with wetlands and native desert plantings. “Whenever I bring my kids here, I always have my binoculars with me because the variety of cacti here is just insane,” Huberman says. The 3-mile Arroyo Hondo Trail Loop wraps around the ravine and is open to hikers and horseback riders. “What you should really do is ride your horse down through the ravine, because the arroyo runs all the way into the mountains to the Continental Divide Trail, so you can ride your horse all the way to Canada if you’re feeling like it,” Webster laughs. Most locals have equestrian facilities, and they use the community’s dirt roads and trails to ride around; the 15-mile Santa Fe Rail Trail brushes against the community’s western border, allowing horseback riders to travel between Santa Fe to the north and Lamy to the south.

The Academy for the Love of Learning and Seton Castle
Centrally located in the Seton Village neighborhood, the Academy for the Love of Learning is a self-described “think and do tank” offering consulting programs to encourage education and creativity. Imagined in 1998 by famous composers Aaron Stern and Leonard Bernstein, the academy’s campus is built around the ruins of Seton Castle, which burnt down while being renovated in 2005. The castle has since been converted into a contemplative garden space, and the academy showcases Seton’s artwork and archives in the Seton Gallery.
