About 6 miles west of Downtown Santa Fe, the custom estates and rambling townhouses of Tres Arroyos (also known as the Northwest area) are set amid rolling hills, feeling far removed from urban life—and that’s how residents here prefer it. “Basically, if you want to be near the Santa Fe Plaza but feel like you’re outside the city with the quiet, starry nights of Northern New Mexico, this is the place to be,” says Tim Galvin, a Broker at Sotheby’s International Realty with nearly 50 years’ experience selling homes in Santa Fe. “You also get views of the Jemez Mountains to the west and Sangre de Cristos to the east. There’s five mountain ranges you can see from around the city, so two out of five really isn’t bad.”
Tres Arroyos sits on New Mexico State Road 599, a bypass highway that skips all the traffic downtown and leads north toward the Los Alamos National Laboratory, the state’s largest employer. “Even though Las Campanas to the north is technically closer to the labs, it takes 10 minutes less to get there from here because of the bypass,” Galvin explains. Removed from city life, Tres Arroyos scores a 1 out of 10 on the CAP Crime Index, lower than the national average of 4.

Custom estates, rambling townhouses and sprawling hillside lots
Tres Arroyos’ winding, well-paved roads are lined with adobe walls, coyote fences and turquoise gates that hide single-family Santa Fe-style properties from the 1990s and early 2000s. These 3-to-4-bedroom homes sit on a quarter to 3 acres dotted with junipers and chamisa bushes, lending the homes a sense of privacy; many were custom-built into the area’s soft-sloping hillsides. Common architectural features include tan stucco exteriors, central atriums and radial designs that soak in views of the pink-hued Sangre de Cristos. Prices generally range from $775,000 to $1 million, depending on a home's acreage and number of bedrooms; however, homes set on 5 acres or more can range from $1.6 million to $2 million.
Attached Santa Fe-style and Territorial Revival townhouses can also be found in subdivisions like Aldea. While both styles feature tan stucco exteriors and flat roofs, Territorial Revival townhouses stand out for their red brick parapets, while Santa Fe-style ones feature curving wood molding. These 2-to-3-bedroom dwellings often sit behind adobe walls, with romantic brick alleyways running between units’ backyards. Prices for both styles typically range from $430,000 to $700,000.

La Tierra Trails and the Santa Fe MRC
Neighborhood homes are surrounded by stretches of juniper-studded hillsides, with dry arroyos (riverbeds) serving as community walking trails. “La Tierra Trails is also just a close walk or quick bike away,” Galvin says. A mile east, this 25-mile trail network features dirt pathways that climb and descend the rugged hills of northern Santa Fe; cyclists can take to the 10-mile Mountain Biking Loop with its dirt mounds and ramps, and hikers can bring their dogs to the 2-mile Ridgetop Loop that overlooks Santa Fe’s rambling Pueblo buildings. The Buckman Track here is often filled with the sound of rumbling engines, as ATVs and dirt bikes are allowed to ride over its sandy dunes.
On the west side of Tres Arroyos, the Santa Fe Municipal Recreation Sports Complex (which locals call the MRC) spans over 1,200 acres, its flat fields used for youth sporting events. Athletic facilities include lit baseball diamonds, soccer pitches and rugby fields, and paved walking paths wind between them. The 7-acre Animal Shelter Dog Park sits immediately south of the MRC; split into small- and large-sized dog areas, the park lets pups run off leash on the soft, red dirt of the high desert.

Convenient to Downtown Santa Fe
Although Veterans Memorial Highway is a neighborhood selling point, the roadway cleaves Tres Arroyos from Southside Santa Fe, meaning residents have to drive 6 miles north to downtown for shopping and dining. The DeVargas Mall is home to the two most popular grocery stores in the area, Market Street and Sprouts Farmers Market, and the Santa Fe Farmers Market is held on Saturday mornings. The downtown area is scattered with eclectic eateries and shops, including the chaotically cozy cafe CrashMurderBusiness, the casual Burrito Company, and the famous Shed, a cantina set inside an 18th-century hacienda.

Gonzales Community serves kindergarten through Grade 8, is rated C-plus by Niche, and offers dancing courses through the National Dance Institute. The A-minus-rated Santa Fe High has been serving the community since 1899, making it the oldest public school in the city. The school's newspaper, “The Demon Tattler,” has been run by students for over 60 years, and now publishes daily school news videos.

Easy commutes via the 599 Highway
New Mexico State Road 599, better known as Veterans Memorial Highway, forms Tres Arroyos’ southern border, providing a convenient alternative to the city’s thoroughfares and interstates. “It’s really convenient because it’ll take you up to Saint Francis Drive and then shoot you out at the Santa Fe Plaza, all in about 15 minutes,” Galvin says. “You can also continue north on Saint Francis Drive and head toward the Los Alamos National Laboratory, which is part of the reason why the 599 was ever paved.” The Presbyterian Santa Fe Medical Center is 4 miles south in Las Soleras. Santa Fe Regional Airport is also 4 miles south, and Albuquerque International Sunport is 60 miles south.
