Via Caballero is a southside Santa Fe neighborhood. "It's a suburban setting for people who want space and privacy, but with easy access to Santa Fe's cultural and recreational amenities," says Nichole Aragon, an associate broker with Simply Real Estate. The area is 8 miles south of downtown Santa Fe, with views of the Sangre de Cristo Mountains to the east and the Jemez Mountains to the west. The neighborhood is walkable, with well-maintained sidewalks, numerous trees and custom hardscaping and plantings. The layout, short streets and cul-de-sacs create an environment with little traffic. The CAP Index Crime Score is 2 out of 10, compared to the national average of 4.

Southwestern-style homes, from the 1970s and on
Via Caballero homes feature Southwestern architecture. "They are in earth-toned colors, the roofs are flat, and they often have wall niches and courtyards," Aragon says. The Pueblo style retains the look of adobe while commonly using stucco, whereas the Territorial style has smoother finishes, more straight lines and Greek Revival features like pillars, columns and decorative moldings. What came to be known as the Santa Fe style combines Territorial- and Pueblo-style elements.Few homes are on the market at a time, but over a year, as of April 2025, they sold in the $400,000s to the $800,000s. The neighborhood has nicknames and the rodeo is down the road
Nicknamed "Via Cab," the neighborhood is also referred to as "Via Fab" for its reputation as a fabulous, sought-after location. It's sometimes written as "Villa Caballero," which may not make much of a difference since Spanish-based pronunciation can make "villa" sound similar to "via." In typical Southwestern usage, "caballero" means "horseman" in Spanish, which isn't too far off track since the neighborhood is close to the Rodeo de Santa Fe grounds. In June, thousands attend the Rodeo de Santa Fe. Held for over 75 years, it includes bull riding, barrel racing and mutton bustin,' a sheep-riding competition for kids. Other events held here include a trunk or treat for Halloween, a traveling circus show and the Zia Regional Rodeo, put on in August by the New Mexico Gay Rodeo Association.

Open space, parks and a large community center complex
The Via Caballero Open Space is about five acres of undeveloped land between pockets of residential streets. Pueblos del Sol Park, about a mile away, had new playground structures added during a renovation in 2024. There are several linked trails in the area. The Genoveva Chavez Community Center (GCCC) is less than two miles from Via Caballero. It's an extensive recreation complex with an aquatics center, ice arena and gym. The GCCC offers daily fees or memberships with a range of options. Membership covers admission to other city facilities as well. Use of the nearby skate park is free.

Shopping, dining and services along the Rodeo Road corridor
State Route 300, known as Rodeo Road, links some of the area's shopping centers. Family owned Posa's Tamale Factory & Restaurant, which opened in 1955 as El Merendero Café, is on Rodeo's north side. South of Rodeo, Christus Health has some facilities, though its main hospital, the Christus Saint Vincent Regional Medical Center, is a few miles north. One of the nearest grocery stores in that direction is an Albertsons Market. Within several miles, there are more grocery stores, restaurants and shops along state Routes 14 and 466, also known as Cerrillos Road and Saint Michaels Drive, respectively.

Chaparral Elementary, Milagro Middle and Santa Fe High
Kids may attend schools in the Santa Fe Public Schools district. Chaparral Elementary, a kindergarten through sixth grade school, earns a B-minus grade from Niche. For seventh and eighth grades, students may attend Milagro Middle School, which receives a C. Santa Fe High School has a B-plus and offers engineering, culinary arts and the Navy Junior Reserve Officers Training Corps (NJROTC) programs. The three schools are among the district's community schools, focusing on family engagement, collaborative leadership and community connections. The district uses a transfer lottery system, and specialty schools include the Mandela International Magnet, a school of choice with an International Baccalaureate curriculum for seventh through twelfth grades.
Kids can attend Chaparral Elementary which earns a B-minus grade from Niche.

Interstate 25, buses, commuter rail and the airport
Many people drive, and Interstate 25 runs south of the neighborhood, though the nearest on-ramp is to the east, near the junction with U.S. Route 285. The city's transit agency, Santa Fe Trails, has bus stops along Rodeo Road. A trip to Albuquerque on Rio Metro's New Mexico Rail Runner Express commuter train takes about an hour and a half from the Zia Road Rail Runner Station, which is several miles from Via Caballero. The multiuse Santa Fe Rail Trail runs parallel to the train tracks for much of its 15 miles. The Santa Fe Regional Airport, about 8 miles from the neighborhood, offers major carriers with service to hubs like Denver, Phoenix and Dallas/Fort Worth. Airport noise is a concern for some in Santa Fe due to an increase in flights and uncertainty about future noise abatement policies.
