A planned community centered around a public golf course
Roughly 10 miles south of Arroyo Grande, Blacklake is a master-planned community governed by a homeowners association and anchored by a public golf course. “It’s all about the golf,” says San Luis Obispo resident Lindsey Harn, a Realtor with Christie’s International Real Estate Sereno. “People here really embrace that lifestyle.” While the community has been known to attract retirees, area resident Margaret Morris Kelly, a broker and owner at Ocean Breeze Real Estate, says that young families are moving in. She attributes this to the community's "quiet and peaceful” nature, but also says, “It’s more affordable than the Trilogy and the Cypress Ridge golf communities nearby."
Several subdivisions cater to a variety of lifestyles and price points
Most homes throughout Blacklake have Mediterranean-style details like stucco exteriors and clay-tile roofs. The community has several subdivisions, most with single-level or two-story single-family homes built between the mid-1980s and the early 2000s. Morris Kelly says that the one- and two-story homes in the Fairways subdivision, which were built in the ‘90s on smaller lots, are the community's most affordable. Dating to 2008, Villagio's custom and semi-custom homes are the most recently built in Blacklake, and the early 2000s, single-story homes in Legend are exclusively for residents aged 55 and older. Prices for single-family homes in Blacklake depend on floor plan, upgrades and proximity to the golf course, and range from $700,000 to $1.2 million. One section near the golf course is designated for condos that were originally built in the mid-1980s; smaller condos start in the mid $500,000s, while larger units with golf course views can go for over $650,000.
All homes in Blacklake are governed by a homeowners association and have street-facing two- or three-car garages. "One thing that's unique about Blacklake is that the owners have to park in the garages at night,” says Morris Kelly. “It keeps a clean and consistent look in the community, plus it's a deterrent to would-be car thieves.”
27 holes of golf a few miles from the sprawling Nipomo Regional Park
Blacklake Golf Resort has three public, nine-hole courses. The Canyons course has elevated tees overlooking the fairways, while the Oaks course is sheltered and shaded by large trees. The wide fairways at the Lakes course are ideal for newer or more casual golfers. The neighborhood also has a private outdoor swimming pool and spa, which residents can access with a membership.
About 3 miles southeast of Blacklake, Nipomo Regional Park spans over 140 acres, with miles of walking trails, a large playground and an off-leash dog park. Also here are various playing fields and an on-site skate park, as well as tennis and pickleball courts; locals gather at the barbeque areas for birthdays and family reunions. Twelve acres on the park's north end are designated as a nature garden.
A bar and grill at the golf course with locally owned eateries and grocery shopping nearby
Residents can stop at the golf course’s Blacklake Bar and Grill for breakfast before tee time, or for burgers and brews after a day on the green. In the community's southeast corner, the newly opened Beso Cocina serves south-of-the-border tapas and signature cocktails.
About 4 miles southeast, the main drag of West Tefft Street is lined with fast food chains and locally owned eateries, including Jocko’s, a 100-year-old community staple with hand-cut meats grilled open-flame over coastal red oak wood, and The Mayor’s Place, a cozy mom and pop joint serving homestyle breakfasts. Grocery options on West Tefft include Vons and Grocery Outlet. More restaurants and retail can be found 10 miles north of the neighborhood, in Arroyo Grande.
Career courses at Nipomo High
Blacklake is zoned for Lucia Mar Unified district schools, including Dorthea Lange Elementary, rated B by Niche, and the B-rated Mesa Middle. At Nipomo High, rated B-plus, students can enroll in career and technical education courses in fields ranging from agriculture and natural resources to product innovation and design.
A local summer concert series with proximity to popular events in the Village of Arroyo Grande
On Saturday and Sunday afternoons during July, Blacklake Golf Resort hosts a concert series featuring local artists of all genres. More events are held in the historic downtown Village of Arroyo Grande. These include a weekly concert series held in Heritage Square Park on Saturdays from July through September, and the SLO County Farmers’ Market, held every Saturday afternoon, year-round.
Proximity to Highway 101
Blacklake is about 2 miles west of Highway 101 and 2 miles east of Highway 1. Dignity Health’s Arroyo Grande Community Hospital is about 8 miles north. The Santa Maria Airport is 15 miles southeast with daily flights to and from Las Vegas via Allegiant Airlines, and the San Luis Obispo County Regional Airport is about 20 miles north with nonstop flights to major hubs throughout the west.
