Private, luxury living on the Emerald Coast
Every year from April through October, tourists and vacationers flock to the picture-perfect coastal communities of Scenic Highway 30A. Those looking for the 30A experience without Florida's typical tourist crowd will want to see the sun set on the gated beach community of WaterSound. The serene, secluded neighborhood offers pristine beaches, beautiful scenery and ample amenities. Homeowners meander on boardwalks winding around towering sand dunes. “It’s a unique, very harmonious community,” says Amin Delawalla, a resident and Realtor with Berkshire Hathaway HomeServices Beach Properties of Florida. “It’s a very carefree style of living.” Although the majority of homeowners don’t live there full-time, the community has a tight-knit feel thanks to its compact size, walkability and frequent events at The Big Chill, the center of shopping and dining in WaterSound.

Glimmery beaches, massive pools and coastal dune lakes
Winding wooden boardwalks lead to the soft white sands of the Emerald Coast. Turquoise waters await beachgoers, who can be pampered at the WaterSound Beach Club. “They set everything up for you. They’ll have your chairs, umbrellas and sunscreen. They’ll bring drinks to you,” Delawalla says. “It’s a great way to go to the beach if you don’t want to lug chairs and coolers around.” The beach isn’t WaterSound’s only water feature. Residents have access to two, 7,000-square-foot pools for swimming and relaxation. The community is also bordered by Deer Lake and Camp Creek Lake, two coastal dune lakes. These rare, freshwater ecosystems can be found in only four other countries in the world. The unique lakes are separated from the Gulf of Mexico by a natural barrier, fostering diverse habitats for various species and making them great spots for kayaking, canoeing and swimming. Nature lovers can take in Florida’s native flora and fauna at Deer Lake State Park, located in the heart of the neighborhood, or Point Washington State Forest. Golfers enjoy Camp Creek Golf Club, a private club with a challenging 18-hole course and a driving range and putting green. WaterSound is walkable and bikeable, with numerous trails leading to other parts of the neighborhood and the beach.

Shop and dine at The Big Chill
The Big Chill is the hub of activity in WaterSound. The hangout spot has food stands and shops surrounding a central courtyard and performance stage. Nectar Coffee has caffeine covered and offers light bites and smoothies. Duos All-American Eats serves burgers, fries and hot dogs, while Local Smoke is known for its house-smoked meats and Southern sides. Mexican-inspired flavors fuel Mile Marker Fifteen, and Tackle Box has classic coastal seafood. Mr. Freeze has sweet treats covered and offers ice cream, milkshakes and soft serve. Diners sit outside and can enjoy live music on the stage while they eat or watch a film on the jumbotron during family movie nights. The Big Chill also has numerous boutiques, salons and services. Yellow Fly Trading Co. offers resort-chic clothing, while 30A General Store has vacation essentials and apparel on deck. Shoppers can purchase pieces from local artists at Adaro Art, or pick up original hand-sewn designs at Nicole Paloma. Groceries are available at Publix in Watersound Town Center.

New England-inspired homes
Homes take inspiration from New England-style Victorian architecture, often sporting wrap-around porches, cedar siding, pitched roofs and patterned wood shingles. “It’s very Nantucket, New England-style construction,” Delawalla says. "Think Martha's Vineyard." The proliferation of multistory homes and condos has led some builders to construct watchtowers on top of homes, giving unobstructed views of the gulf. Condos can range from $850,000 to $3.5 million, with condos close to the beach ranging from $1 million to $3.5 million. Homes usually have at least four bedrooms and start at $1.5 million. Homes south of Scenic Highway 30A have unfettered access to the beach and range from $1.5 million to $7 million, although some homes with more bedrooms and additional amenities can range from $8 million to $16 million.
Luxury condos can be found in many of the Waterosound gated communities.

A-minus schools in the Walton County School District
Kids can attend Dune Lakes Elementary School, graded A-minus by Niche, before heading to Emerald Coast Middle School, which also receives an A-minus. Teens can graduate from South Walton High School, another A-minus school with a career and technical education program that offers courses in nine different concentrations, such as sports management, digital design and TV production technology. High schoolers also have the option to attend the Magnet Innovation Center, which specializes in science, technology, engineering, art and math.
South Walton High School's mascot is the Seahawks.
Emerald Coast Middle School serves students in 6-8 grades.

Connected to 30A
WaterSound is one of many coastal communities along Scenic Highway 30A, each with its own personality and panache. The paved, 18-mile Timpoochee Trail follows the road, allowing bikers to travel from town to town. “WaterSound is very well located,” Delawalla says. “You can bike 2 or 3 miles one way to boutiques, shops and restaurants. My wife and I go every weekend to the farmers' market in Rosemary Beach.”

Environmental factors
Like much of the Gulf Coast, the area is at risk of hurricanes and tropical storms. However, buildings constructed after 2003 must comply with the Florida building code, which is intended to improve structures' ability to withstand hurricanes and severe weather.
