Mote Ranch has a fairly calm setting with access to amenities

Mote Ranch is a planned development situated along the Braden River in southwestern Manatee County. The development is composed of several smaller subdivisions that curve around waterways, including ponds and the Braden River itself. The Meadowlake subdivision has homes dating back to 1990, and Magnolia Ridge was added after 2000.

The area provides a relatively calm setting with proximity to downtown Sarasota, University Parkway shopping and popular golf courses. While some neighborhoods cater mostly to first-time buyers, Mote Ranch stands out for its balance of accessibility and tranquility. The mix that often draws people ready to settle in, says Shoba Jagernauth, a Realtor with Coastal Properties Group International and Forbes Global Properties, who has called Florida’s Gulf Coast home since 1987. “It's the type of place where people tend to stay."

An established community with ponds, palm trees and no CDD

Sidewalks line neighborhood streets, and yards often have palm trees and wide, green lawns. “The greenery and trees are mature and well kept,” Jagernauth says. Housing options include Spanish- and ranch-style homes with attached two-car garages. Some residences feature views of the water, and many have screened patios and private pools. Sales generally range from $440,000 to $930,000, and owners pay about $75 to $100 in monthly HOA fees. “One of the things that makes Mote Ranch attractive to buyers is that it does not have a CDD, or community development district,” Jagernauth says. CDDs are small community governments that manage infrastructure and amenities. In neighborhoods with CDDs, the annual fees are added to homeowners’ tax bills.

The CAP Index Crime Score for Mote Ranch is 1 out of 10, well below the national average of 4.

Recreation includes a community pool, plus nearby golf and beaches

Community members have access to the Mote Ranch Recreation Center, located just off Honore Avenue. The center features a clubhouse, outdoor pool and playground, as well as a canoe and kayak launch on the Braden River. There are also several golf courses close by, including Palm Aire Country Club’s two private 18-hole courses and the 27-hole course at University Park Country Club that is open to the public. The 55-acre Conservatory Park, a few miles south, is a popular destination for bird-watching and nature walks.

The Gulf Coast isn’t far either — Lido and Siesta beaches are both about 15 miles away. “Siesta Beach has this powder-white sand that they say never gets hot, and it also has good parking,” Jagernauth says. “Lido Beach is really close to St. Armands Circle — it’s a great, walkable area with boutiques and restaurants.” She also recommends Longboat Key, roughly 20 miles away, for a quieter, less touristy beach setting.

The Manatee County school district offers open enrollment

The School District of Manatee County serves area children, and it gets an overall B from Niche. The district offers open enrollment, allowing families to apply for any school that has space at their child’s grade level. Parents may be responsible for transportation to nonzoned schools.

Kids who live in Mote Ranch are zoned for Robert E. Willis Elementary School, which earns an A-minus, as well as the B-rated Braden River Middle School and the B-plus-rated Braden River High School. BRHS has four different academic paths, or academies. The academies encourage students to focus on building skills and knowledge relevant to their interests.

Grocery stores and the UTC mall are a few miles south

About 3 miles south of the community is University Parkway, a busy six-lane road that passes by shopping centers and The Mall at University Town Center. “It’s got all your modern retail and restaurants,” Jagernauth says. Nearby grocery stores include The Fresh Market, Whole Foods Market and Trader Joe’s, all located along University Parkway. A short drive north of Mote Ranch is Jiggs Landing Outpost, situated on the banks of Ward Lake, which frequently hosts live music in the evenings.

For a more walkable, downtown experience, Jagernauth recommends visiting Main Street at Lakewood Ranch, approximately 5 miles east. It’s a small retail district at the heart of the Lakewood Ranch development that often hosts festivals and events. Shaded tables line the sidewalks and diners have their choice of around a dozen eateries, such as Paris Bistrot and Pinchers, which specializes in seafood.

Nearby highways connect drivers to Sarasota and other area cities

Manatee County’s Handy Bus service provides limited on-demand transportation for qualifying county residents, but the area is largely car dependent. U.S. Route 301, state Route 70 and Interstate 75 are all within 5 miles. It’s roughly a 10-mile drive to downtown Sarasota. Saint Petersburg and Tampa are about 35 and 55 miles away, respectively. Lakewood Ranch Medical Center, an acute care hospital, is around 5 miles southeast, and Sarasota Bradenton International Airport is less than 10 miles southwest.

Staying prepared for potential storms and heatwaves

Like most of coastal Florida, Manatee County is prone to heatwaves, high winds and tropical storms. Although Mote Ranch is an inland community, storm surge flooding and wind damage are still possible. Manatee County offers disaster planning tools, and residents are encouraged to become familiar with evacuation routes and nearby storm shelters.
