Established midcentury modern homes attract outside buyers
Home prices typically range from the high $100,000s to the high $300,000s. The average home value is just under $250,000. Comparatively, the average value in neighboring Parkside is more than $400,000. “The Daffin Heights area is great, but it has gone through a lot of change in recent years, a lot of re-gentrification,” says Kate Fowler, a Realtor with Century 21 Results who regularly lists homes in the area and most recently sold a neighborhood home in September 2023. The combination of changing demographics and better price points has made the neighborhood attractive to outside buyers. “A lot of investors are drawn to the neighborhood, and there are still deals to be had,” adds Fowler. “Older, established homeowners are moving out, and there are a lot of estate sales.” The neighborhood was developed primarily between the early 1950s and the early 1970s, and the architecture reflects that. Ranch-style homes on spacious lots with private driveways and large yards are prominent, with brick construction the most common. Midcentury modern designs with similar standard features also can be found. Forest Hills Park also is located in the neighborhood. The residential green space offers a variety of recreational amenities, including a playground, tennis courts and a popular disc golf course. The park hosts community events as well, including an annual Christmas pot luck. Another neighborhood green space, Daffin Heights Community Garden, was recently reopened as part of a multi-neighborhood project in time to host a fall festival. Daffin Park in neighboring Parkside is a popular green space that includes the home stadium of the Savannah Bananas, a nationally known barnstorming baseball team. The neighborhood also provides proximity to the Herb and Wilmington rivers, with their confluence about 3 miles away.
Elementary through high school education located right in the neighborhood
Students have access to a trio of neighborhood schools. Juliette Low Elementary serves students in pre-kindergarten through fifth grade. Older students can attend Myers Middle, a C-minus-rated school by Niche, and Jenkins High, a B-plus-rated school. The Savannah-Chatham County Public School System is comprised of 59 schools and learning centers and is the largest employer in the county, with more than 5,600 people working for it.
Multiple major roads connect residents to universities, health centers and downtown
Skidaway Road is populated with Chatham Area Transit bus stops, so residents who want or need public transportation have yet another modern convenience on their doorstep. Also conveniently located are Memorial Health University Medical Center, just west in neighboring South Garden, and Savannah State University, whose campus is less than a mile to the east. Additional travel access is provided by Truman Parkway, which forms the neighborhood’s west side and runs north to the riverfront near downtown and west into Greater Savannah. “It will take you to points all around Savannah in minutes,” says Fowler. The parkway also connects to U.S. Route 80 near Victory Square. Route 80, also known as Victory Drive, connects to the Islands Expressway, providing convenient access to the beach on Tybee Island and other stops between the neighborhood and the Atlantic Ocean.Everyday needs and dinner on the go available close to home
Residents have access to an array of retail options nearby. Victory Square and the area surrounding it comprise a sprawling shopping center just north of the neighborhood anchored by big-box retailers such as Target, Home Depot, Kroger and Whole Foods. A collection of eateries surrounds the stores, but more popular dining can be found closer to home. Carey Hilliard’s is a city staple. “It’s an old Savannah restaurant with several locations,” says Fowler. "It’s known for its seafood, fried chicken and barbecue.” No Sauce Barbecue is a highly rated family run eatery near Forest Hills Park. Both options are conveniently located off Skidaway Road, which runs along the neighborhood’s east side.
