A nature-filled oasis in southeast Savannah

Skidaway Island sits about 15 miles southeast of downtown Savannah but save for the tall oak trees draped in Spanish moss, it looks nothing like other parts of the city. The secluded community is a barrier island surrounded mostly by rivers, creeks and marshes. Impressive homes back up to waterways, and boating is often the favored pastime. Most of Skidaway Island belongs to The Landings, a vast, planned community with about 8,000 residents. The rest, near the island’s northern tip, is Modena Island, a smaller yet equally upscale planned community. Both offer custom homes, access to many country-club-style amenities and tranquil surroundings. However, despite its luxurious offerings, neither community is stuffy. The Landings is especially popular with young families. "It's a great place to raise kids," says Lainey Cook, a sales associate at Seabolt Real Estate who grew up in the community. “The amenities are great, it’s super safe and all the kids go to the same school, basically. It always felt like I was carpooling with all my friends every day.”

Homes are grand in The Landings and even grander in Modena Island

Homes in The Landings include a range of architectural styles: traditional ranch-style, classic coastal designs with gabled dormers and spacious verandas and estate-style tidewater houses. Front yards are often elegantly landscaped, and larger homes frequently feature backyard pools. Within the community are individual neighborhoods, some with gated entrances for added security. Prices range from petite two or three-bedroom homes for $500,000 to $700,000, three- or four-bedroom homes that have more space and more custom upgrades for $700,000 to $1 million, and large four- or five-bedroom estates—usually surpassing 4,000 square feet—for $1 million to $3 million. Homes in Modena Island are even grander: custom estates exceeding 4,000 square feet sit on big lawns and back up to Skidaway River. Backyards here are little slices of paradise, with docks are hearty enough for large sailboats, verandas with panoramic water views and pools that glisten in the Savannah sunshine. Prices range from the high $900,000s to nearly $3 million, with higher-priced homes offering more square footage and luxury upgrades like huge chef’s kitchens and spa-like bathrooms. Those looking for condos and townhouses can find them in The Landings, featuring two- or three-bedrooms ranging from $400,000 to almost $800,000. Regarding crime, Skidaway Island scores a 1 out of 10 on the CAP Index, which is three points lower than the national average.

Jenkins High School offers a School of Engineering

The Savannah-Chatham County Public School System serves the area. Students from prekindergarten through eighth grade attend Hesse School, which has a B-minus on Niche. At B-plus-rated Jenkins High School, students can enroll in the School of Engineering, a STEM program certified by the Georgia Department of Education. The school offers Advanced Placement courses in every core subject, and one designed specifically for students interested in engineering.

Hiking at Skidaway Island State Park and swimming at the Franklin Creek Sports Complex

The Skidaway Island State Park is a go-to for its walking trails that wind through the marshy forest under a dense canopy of tall palm trees and Spanish moss-draped oaks. The trail leads to a boardwalk and observation tower that overlooks Skidaway River. Residents looking for a more challenging hike can head to Moon River at Downing Trail. This nearly 7-mile-long trail winds along the banks of Moon River and includes the occasional steep incline. Those living in either The Landings or Modena Island can join The Landings Golf & Athletic Club to access six private golf courses and the Oakridge Wellness Center, which boasts spa services and a pool. Membership also grants access to the Franklin Creek Sports Complex, boasting 31 tennis courts and 14 pickleball courts, a pool with two slides and a pirate-themed splash pad, complete with a pirate ship water feature.

The Landings has Publix and many clubhouse restaurants

Publix sits near the center of The Landings, which makes picking up groceries easy. In the same shopping center are several banks, a pediatrician’s office and a dental office. The Landings has multiple restaurants where residents can grab a convenient lunch or dinner. Each restaurant serves a different menu, from sushi to Italian to authentic Scottish pub grub. For more shopping and dining, residents take the Diamond Causeway onto the mainland and can find big box retailers and chain restaurants as close as 7 miles away off Route 204. Or they head 16 miles into downtown Savannah for its variety of locally owned restaurants, bars and boutiques.

The Diamond Causeway leads to the rest of Savannah

Diamond Causeway connects Skidaway Island to the rest of Savannah, and residents pick up Route 204 from there to head to downtown Savannah. For longer trips, the Savannah-Hilton Head International Airport is about 28 miles away.
