Modest homes surround a sprawling medical complex in Midtown
South Garden is a small but eclectic neighborhood on the southern edge of Midtown Savannah. In contrast to surrounding neighborhoods that feature historic homes or housing influenced by subsequent midcentury construction, the housing in South Garden is unique. Small utilitarian homes populate the quaint, canopy-covered streets of the neighborhood, which includes the sprawling Memorial Health University Medical Center campus that takes up almost as much room as the neighborhood’s residential section. In addition, residents enjoy access to Waters Avenue, a primary Midtown thoroughfare that offers an array of convenient dining options, and attractions such as nearby Daffin Park. "You're in close proximity to all Midtown has to offer," says R. Cline Wooten, an associate broker at Realty One Group Inclusion who recently sold a home in the neighborhood. "It's a little bit more of an affordable price point for first-time homebuyers."

Small Cape Cods and cottages offer value and investment opportunities
Interestingly, there is some uniformity among the housing, as the occasional new home is built with the traditional styles of its established neighbors in mind. "They've mimicked the bungalow style that is common among homes in the area," Wooten says. Colorful Cape Cod-style homes and charming bungalows stand out and mingle with established shotgun-style homes and traditional ranch-style homes constructed with both brick and siding. “It’s an up-and-coming area; it has potential,” says Edward Barr, a Realtor with Keller Williams Coastal and resident of nearby Parkside. “A lot of people are coming in and renovating because you can get a home for a better price.” Established homes are typically priced between the mid-$100,000s and the mid-$200,000s, while newer homes and extensive renovations can list into the mid-$300,000s.

Medical center anchors a conveniently located dining corridor
Memorial Health University Medical Center, which includes dedicated facilities for treating children and cancer patients, is located on the neighborhood’s north side along Waters Avenue, across the street from the Medical Arts Shopping Center. Holy Pie! Pizzeria and TAB Bistro, one of the neighborhood’s newest options, are popular stops there, and a variety of eateries lines the avenue heading south. “That corridor primarily supports the hospital,” Barr says. “You do have some restaurants there, but it’s more sandwich shops and lunch places than sit-down restaurants.” Savannah Scone Company, a locally owned bakery, and Kayak Kafe, a health-conscious eatery that caters to a variety of dietary preferences, are among other highly rated neighborhood dining options located among additional health facilities in the Medical Arts section of the neighborhood off Waters Avenue. The Publix at Twelve Oaks Plaza and a concentration of stores at Victory Square provide nearby shopping. Target, Home Depot and Whole Foods are among the options at Victory Square, which can be easily accessed via the Harry S Truman Parkway on the neighborhood's east side.

Midtown landmark Daffin Park nearby
A pair of small parks in neighboring communities are the closest green spaces, but one of Midtown’s premier attractions, Daffin Park, is about 2 miles directly north. Built in the early 1900s, the park features an oak tree-lined mall, a fountain-anchored water feature, a dog park and a baseball diamond that is home to the Savannah Bananas, a nationally known barnstorming team described by Barr as “the Harlem Globetrotters of baseball” that has been drawing huge crowds at Grayson Stadium since 2016. Daffin Park also hosts citywide events, including charity runs and rugby tournaments.

Proximity to several travel options, including Chatham Area Transit
Chatham Area Transit buses, which residents can catch at several Waters Avenue stops, provide service to the neighborhood for work commutes and other local travel. Truman Parkway, on the neighborhood’s eastern edge, allows for easy travel throughout Greater Savannah. It leads to the riverfront near downtown about 5 miles north. It also connects a little more than a mile outside the neighborhood to Victory Drive, which becomes the Islands Expressway and connects to the popular beach at Tybee Island on the Atlantic coast. "It's super easy to get in and out of the neighborhood," Wooten says. "You can get pretty much anywhere in the city quickly." The Savannah/Hilton Head International Airport is a 15-minute drive.
