River views in Cincinnati's westernmost neighborhood
Admission is free at the Sayler Park Sustains Music Festival, held annually in Cincinnati's westernmost neighborhood of the same name. There's bluegrass, face painting and food trucks beside the river, and money collected at raffles goes towards environmental initiatives within the community. With the exception of banjo noodling in June—plus the Sayler Park Oktoberfest in August—Village Council President Tricia Jelinek says the neighborhood is "quiet" and "quaint." Approximately 11 miles from Downtown, "It's one of Cincinnati's best-kept secrets," adds Jelinek. Residential streets here surround a mile-long stretch of River Road, and many of the homes date back to the neighborhood's earliest days, a time when teams of horses transported suburbanites toward Queen City. "The West Side [which encompasses Sayler Park] is the oldest, most historic part of Cincinnati," says Natalie Decker of Coldwell Banker, adding, "When you're from the West Side, you stay on the West Side." Today, community organizations like The Sayler Park School Foundation, Eden Chapel and the Historical Society have worked to maintain the neighborhood's 20th-century charm while planning for a bright future on the banks of the Ohio.

An official "Tree City" with riverfront parks
Sayler Park, named as a "Tree City USA" by the Arbor Day Foundation due to the sheer number of century-old sycamores, maples, oaks and elms, is home to several parks, many of which are within walking distance for homeowners. By far the largest park here is Fernbank, which spans over 60 acres along the Ohio River and includes paved trails, playgrounds and picnic areas. Next door is the 9-hole Fernbank Golf Course, which hosts summer concerts, golf leagues and course outings. Nelson Sayler Memorial Park, meanwhile, is the home base for community events like Sayler Park Sustains at the beginning of the summer. For those who enjoy gardening, neighbors can reserve plots at Paper Street Farm, a community garden off Monitor Avenue, or for those who like to swim, the Sayler Park Recreation Center has a pool, after-school programming and fitness classes for seniors.

Century-old homes, sidewalks and competitive price points
According to Decker, "You'll find a lot of older homes with a lot of good character in Sayler Park." There are Victorians, Italianates and bungalows, some built in the late 19th century and most dating back to the early 20th century. Stories-tall trees shade sidewalks, and attached garages are few and far between—horses were far more common than cars during the neighborhood's early days. Prospective buyers will also find pockets of split-level and ranch-style houses constructed between the 1950s and 1970s, and the last few years have seen the addition of New Traditional homes on quiet cul-de-sacs. "The price is one of the most attractive things here," says Decker, adding, "The average value is coming in around $220,000, but that can climb to upwards of $600,000." Investment properties can hover between $100,000 and $150,000, and the neighborhood has a CAP Index Crim Score of 3 out of 10, which is lower than the national average of 4.

Project-based learning at Sayler Park School
Sayler Park School is a walk away for some students living in the westernmost half of the neighborhood. The school, which earns a C-plus from Niche, houses kids in prekindergarten through eighth grade, and students participate in project-based learning opportunities within the community. Career readiness is prioritized at Gilbert A. Dater High School, which Niche grades a C. It's home to grades seven through 12, and students can explore fields like Hospitality and Tourism and Supply Chain Logistics. Others make the drive to the prestigious Walnut Hills School, known for its performing arts program and A-plus Niche grade.

Vaudeville history at the Parkland Theater and annual festivals in Nelson Sayler Memorial Park
Parkland Theater and Entertainment Centre, a 19th-century building that once served as a vaudeville and silent movie house, still screens first-run movies on Twain Avenue today. Decker also highlights outdoor events in Nelson Sayler Memorial Park, like the "Second Saturday" series, where "They do dances and raves, and the music might go from bluegrass and country one week to EDM the next." Vendors sell Bavarian pretzels and beer at Oktoberfest, and locals can buy everything from pumpkins to local photography at the Harvest Festival in October. The Fernbank Garden Club plans tree-planting events and park clean-up days throughout the year. For such a small neighborhood, Decker says, "There's a big art scene with a lot going on."

Seafood entrees beside the Ohio River
"Cabana on the River has been there forever," adds Decker, referencing the casual restaurant found next to Hidden Cove Marina on the banks of the Ohio. Here they serve grilled seafood entrees, steamed mussels and frozen cocktails. Diners can also book slots at their riverfront volleyball courts. Other eateries in the area include Buddha Barn Thai, Angilo's for pizza and Sayler Park Coffee, which opens at 6 a.m. every weekday. There's more shopping and dining in Delhi, another neighborhood about 5 miles away. Chain options include Wendy's and Skyline Chili, plus Kroger is the go-to for grocery runs.

2,000 years of Indigenous history
According to Decker, "There's a history here dating back to maybe 800 B.C.E." Two preserved Native American mounds in Sayler Park belong to the National Register of Historic Places. One is near the Fernbank Golf Course, and another—known as Story Mound—is next to Sayler Park School, built by the Adena people over 2,000 years ago.
U.S. Route 50 east towards Downtown
Downtown Cincinnati is a straight shot along U.S. Route 50, also known as River Road. Depending on traffic, it typically takes around 20 minutes to make the 11-mile trip Downtown, and some commuters rely on public transit. Bus 50 stops along the thoroughfare. Drivers can take Route 50 and Interstate 75 to reach the Cincinnati/Northern Kentucky International Airport, which offers direct flights to over 55 locations.
