Brinnon is a mountain town with a rural, coastal character

Brinnon is a coastal community with a rural atmosphere, located between the Hood Canal and the Olympic National Forest. Windy roads connect homes to a commercial corridor, state parks and the waterfront. Brinnon has a mild, wet climate most of the year and dry summers, on par with the typical Pacific Northwest communities. The population peaks during the warmer months as tourists join the locals to enjoy hiking nearby trails and the quiet of nature.

State parks and the Olympic National Forest offer recreation

Tourism fuels Brinnon’s economy and there are several natural recreation areas in the town, including:

  • Dosewallips State Park, which has riverfront campgrounds and trails
  • Triton Cove State Park, which is popular for its boat launch
  • Pleasant Harbor State Park, which has a dock that offers overnight moorage
  • Olympic National Forest, where various trails run for miles through the wilderness

Types of homes available in Brinnon and a value comparison

Some houses and properties are along the waterfront. Home prices go from the mid $100,000s to the mid $800,000s. “As far as home styles, it’s a total mixed bag because it’s not like they’re in planned neighborhoods with cookie-cutter homes. There’s a lot of personal choice, so you get a lot of cabins,” says Matthew Clark, a realtor with William Davis Realty, who has about 14 years of experience. “There’s definitely more of a premium for properties with waterfront and views because that’s a beautiful irreplaceable feature […] Obviously, there are water and mountain views, but there are also some great valley views that create a nice, natural separation.” Since 2021, average home values have risen steadily. They have also remained lower than the Shelton metro area average home values and those of the nation. Many homes have a septic system and access to high-speed internet.

Land is also available for purchase, and sometimes owners will build or purchase a mobile or manufactured home to place on it. Undeveloped parcel prices range from the lower $1,000s to the upper $100,000s, depending on factors such as proximity to the water and parcel size. Additionally, buyers are encouraged to research flood zones and acquire proper insurance.

Students attend the highly rated Brinnon School and Quilcene K-12

The Brinnon School District is a major local employer and home to the highly rated Brinnon School. Since it only offers instruction for students in kindergarten through eighth grade, many students must enroll in another district to continue their education. The Quilcene School District is less than 15 miles away, including Quilcene K-12.

A highway connects Brinnon to nearby communities and restaurants

U.S. Highway 101 runs along the coastline, and it serves as Brinnon’s main thoroughfare and commercial corridor. Brinnon General Store is on the highway near Halfway House Restaurant. “For the most part, the roads are pretty good. On Duckabush Road, a few miles are paved, then it’s a dirt road, but even that is well-maintained,” Clark says. Drivers often share the road with elk that live in the surrounding woodlands. The Hood Canal Bridge connects the area to the Kitsap Peninsula, which is home to employment hubs such as Silverdale and Bremerton. Both communities are about an hour away.

New economic opportunities are coming to Brinnon

In 2025, the Jefferson County Board of Commissioners approved plans to redevelop the Pleasant Harbor Marina into a resort-like area with a golf course. “That marina, what they did when they started swinging for the fences was hit a lot of red tape. This year, they reevaluated and scaled back the process, focusing on obtaining a plat and land use approval, as opposed to full approval for resort-style amenities,” Clark says. “Where it’s located on 101, there's a long stretch of no facilities, but having something anchored in the middle opens development for a grocery store, a place to stop and stretch your legs and explore.” The development includes plans to build additional housing, improve local roads and construct a wastewater treatment system. As of late 2025, the permitting and review process is ongoing, and the plan does not have a projected completion date.
