Situated on a tree-lined bluff overlooking downtown Seattle, Beacon Hill is a residential community with access to locally owned restaurants, expansive green spaces and top-rated schools. “The most desirable aspect of the neighborhood is the central location,” says Geoff Hill, a Broker with Keller Williams who has been selling homes in the area for over 18 years. “It’s very close to downtown and the whole west-facing side of Beacon Hill is a steep bluff covered with greenery and foliage. Many homes have panoramic views either to the west of Elliot Bay or to the east of Lake Washington.” Located about 5 miles south of downtown, the neighborhood offers comfortable suburban living with easy access to Interstate 5 and the Beacon Hill light rail station.

Traditional homes and new construction
Beacon Hill features a mix of single-family homes and townhomes. Most homes were built in the mid-1900s and sit side-by-side on narrow lots, but mature trees offer residents a sense of privacy. Homebuyers can find traditional ranch-style, split-level and Craftsman bungalows ranging from around $600,000 for a two-bedroom home to $1 million for a newly renovated four-bedroom rambler. Newer construction includes modern townhomes built throughout the 2010s, with prices ranging from about $555,000 to $735,000. “Every time I drive through, I see dozens of new construction projects,” Hill says. “Expect there to be competition for well-priced homes.” According to the CAP Index, the neighborhood has an overall Crime Score of 4.

Access to downtown Seattle and the Link light rail
Beacon Hill is bordered to the west by Interstate 5. “The neighborhood is extremely convenient in terms of commute times, especially for commuters who want to live in Seattle, but work on the east side,” Hill says. Residents are about 5 miles south of downtown Seattle and Route 36 of the King County Metro provides local bus service to the community. Locals are also minutes from the Beacon Hill Link light rail station, where the 1 Line runs from Seattle–Tacoma International Airport to downtown Seattle. The airport offers both domestic and international flights and is about 10 miles south.

While Beacon Hill is primarily residential, the neighborhood has several locally owned businesses. The Flora Bakehouse is a trendy bakery where locals can enjoy fresh pastries and coffee on its picturesque rooftop. Cafetal Quilombo Café embraces a unique fusion between a coffee shop and a homestyle Mexican restaurant. On Beacon Avenue, Dim Sum House is a small Cantonese restaurant serving various small dishes. Clock-out Lounge provides a space for neighbors to gather long after the sun has set, with drinks, deep-dish pizza and live music almost every night. For groceries, Seattle Super Market is an Asian grocer selling everything from specialty goods to grocery staples.

Neighborhood parks and golf course in Beacon Hill
Several small green spaces are scattered throughout Beacon Hill, including Maple Wood Playfield. The park features two ballfields, a playground and an oval-shaped walking path where residents can enjoy views of the Seattle skyline. Dearborn Park includes a newly renovated play area with forest-themed swings, slides and more. Residents are just south of the expansive Jefferson Park, which includes the 18-hole Jefferson Park Golf Course.
