Suburb with sunset views of Puget Sound
Located on the west side of the desired Magnolia neighborhood sits the coastal neighborhood of Briarcliff. Residents in Briarcliff get an active and peaceful lifestyle, from its ample recreation to being along the coast. “The most special part about Briarcliff is the views,” says Jim Pullin, Managing Broker at Skyline Properties. “You get sunsets over the Puget Sound and the Olympic Mountains, which are breathtaking.” Often, these views may also include sights of wildlife, boats and even cruise ships. “Across from the Elliott Bay Marina is a terminal for cruise ships,” Pullin says. “4:00 p.m. every day during cruise season, you hear the cruise ship's horns as they’re setting sail.” While residents are away from the city’s hustle and bustle, they can easily get downtown in 5 miles. Even with all this activity, Briarcliff has a lower CAP Index score of 1.
South of Discovery Park
North of Briarcliff sits Seattle’s largest and most popular Discovery Park. The 534-acre park is the city’s crown jewel for preserving natural land and recreation. “It’s one of the most natural areas with a wide population of urban wildlife,” says Rachel Schulkin, Public Relations Coordinator at Seattle Parks and Recreation. “It provides the Pacific Northwest experience in the midst of a busy city.” Residents can stroll the 5-mile looped trail and possibly spot one of the 270 bird species flying around. Others may head down to Discovery Park Beach or Miracle Beach to search for collectibles hidden on the rocky tides. Right on the neighborhood coast is Magnolia Boulevard, a popular spot for dogwalkers or runners in the afternoon because of its views of the Puget Sound. Xavier’s Bench is another hangout for sunset views. Boat owners may park at the Elliott Bay Marina.

Single families with multiple views
Briarcliff has primarily single-family homes. “There are a lot of waterfront properties on Perkins Lane,” Pullin says. “Some homes in Briarcliff, in addition to having mountain and water views, sometimes you can also get downtown views.” It’s not common for homes to be under $1 million. As of April 2024, the current median pricing is $1.54 million. Off 34th Avenue are small sections of modern townhouses that are priced from $850,000 to $950,000. Ramblers with traditional and Spanish-inspired architecture are priced from $915,000 to $2.4 million. Single families vary in Tudor, Spanish and contemporary styles; prices for these range from $1.4 million to $5.8 million.

McGraw Street for shopping and dining needs
Briarcliff residents will stroll to McGraw Street, where the block holds a handful of local restaurants. Coffee lovers enjoy Uptown Espresso for its hip and funky interiors matched with standard espresso favorites and flavorful bites. Petit Pierre Bakery attracts a crowd for its fresh French pastries served al la carte and on sandwiches. Serendipity Café serves breakfast, lunch, and dinner in a homey environment. Briarcliff students get multiple activities
Briarcliff can attend kindergarten through eighth grade at the Catharine Blaine school. The A-minus school provides specialized courses, including band, visual arts, and journalism. Ballard High also rated an A-minus from Niche. The school offers over 75 clubs from arts, athletics, journalism, and environmental.

Bus stops and future rail travel
Briarcliff sits 5 miles from downtown Seattle; folks can drive to the center starting from Magnolia Boulevard. Bus travel is available via W Viewmont Way and 34th Ave. “People take buses,” Pullin says. “A lot of Amazon employees and lots of executives live in Magnolia. They ride the bus to South Lake Union. It’s an easy commute.” Coming soon to the Magnolia area is the Ballard Link Extension rail system. “There’s an approved light rail that plans to go from 15th to Ballard,” Pullin says. “It’s said to be ready for service by 2039, but it’s something most people are looking forward to.” While it’s currently in the planning stages, the route is planned to stop at the Magnolia Bridge.

Water and emergency services are great. However the roads are abysmal. There is a great effort to create mass transit and bike lane but the roads for motorists are falling apart (at least in my neighborhood). I like our mayor and governor very much.
