Quieter neighborhood next to U-Dub culture

Bryant offers easy access to Seattle’s most vibrant attractions while maintaining its quieter suburban persona. It’s also a neighborhood popular with the University of Washington community or U-Dub. “Bryant is more defined by the college since it’s walkable to the University of Washington or U-Dub campus,” says Jim Pullin, managing broker at Skyline Properties. This proximity comes with the excitement of Huskies’ game days with touchdown screams or joining others sailgating at Union Bay. “Game days can get busy. People do rent their street parking during games,” Pullin says. Nightlife and prominent retail are less than two miles away, sitting right by the popular University Village shopping mall and several locally owned establishments. “Bryant is also next to the Seattle Children’s Hospital; it’s a world-class hospital. People come from all over the world for the care there,” Pullin says.

Residential area with various housing types

Bryant is a primarily residential area with a mix of single families and apartments. “You get lots of students and professionals that live there,” Pullin says. “Professors like Bryant because it’s offset where you’re not right with students, but it’s easy to commute.” The amenities draw a slightly higher price point with a median of $1.11 million. Townhouses cost between $680,000 to $865,000. Single-family homes are mostly Tudor, ramblers and contemporary styles. Ramblers are priced from $815,000 to $1.4 million. Tudors and Contemporary styles range from $950,000 to $2.7 million for newer builds.

Outdoor recreation across various parks

Bryant residents can exercise by walking around the neighborhood and through the many parks. The Bryant Playground Park provides multiple athletic fields for competitive tennis and basketball games while kids can enjoy themselves on the playground. Skaters, runners and cyclists often do their activities on the Burke-Gilman Trail. The 19-mile trail explores the history of the rail corridor, which ran from Seattle to Bothell. Warren G Magnuson Park is the city’s second-largest park. “Magnuson is slightly less famous, but it’s bigger. People go there all the time,” Pullin says. “There’s a public beach and boat launch.” Besides the water access, folks can learn about the park’s history as a former Naval airfield through its Art Deco structures.

Neighborhood named after Bryant Elementary

Neighborhood children may attend one of two schools, Bryant Elementary or View Ridge Elementary. However, most students would be assigned to Bryant Elementary, which has an A from Niche. Bryant also serves as the origin of the neighborhood’s name. Education follows at Eckstein Middle, an A-rated school for students in grades six through eight. High school students can enroll at Roosevelt High, another A-rated school. Students can enroll in career courses related to business, family and consumer science or computer science. After graduation, students can stay locally and enroll at the University of Washington, with programs across 180 majors.

Six miles from Downtown Seattle

Commuters are located six miles from downtown Seattle. Transportation options can involve the University District (U-District) light rail, which offers multiple downtown stops and options to the Seattle Airport. Residents will not have to go far for retail therapy or a bite to eat. Mornings may start with an espresso and fresh pastry from Seattle Sunshine Coffee. Weekends are packed at Bryant Corner Cafe, a neighborhood treasure that reopened after a four-month hiatus. The beloved classic diner serves all-day brunch and provides a café with pastries and espresso. Late-night gatherings occur at Burke-Gilman Brewing, where its trivia nights come with handmade IPAs. Patrons can pair their beers with the handmade Mexican helpings from the El Camion food truck. Home chefs needing ingredients can shop at PCC Community Markets or the Metropolitan Market. “Bryant is adjacent to University Village, which is a planned shopping community with nice restaurants and stores,” Pullin says. “You can walk from Bryant to UV.” The shopping center offers over 120 stores and restaurants anchored by name brands like Apple, Crate & Barrel, and Pottery Barn.

Having lived in Ireland, then in Portland OR, I am now happily settled in Seattle. The differences between all of these areas are stark but what unifies them is good people. For me that exemplifies, that wherever you go in the world, it is people who make a home, a community, a town, a city, a country. Seattle is a booming city, growing at an ever-increasing pace with building and industry ever-obvious but for all that, it would be nothing without the people it has, those it attracts and those who choose to stay, like me.
