Master-planned and sustainable in West Seattle

The dense, master-planned community of High Point pairs sustainable design with green features like preserved heritage trees and 2,600 newer plantings. Located 7 miles west of Downtown Seattle, the development has been recognized for energy efficiency and low-impact design. "It's a very special place," says Janell Gonyea, general manager of the High Point Open Space Association and the High Point Homeowners Association. "There are two main features you need to know. One is that it's a mixed-income community, meaning lower, upper and everything in between — and with that comes a lot of diversity. We have people from all walks of life and different parts of the world; at least 14 languages are spoken here. The second is that it's a green and organic community; all the landscaping is done without pesticides." In addition to being the country's first multifamily community certified by Energy Star, High Point has one of the country's largest stormwater drainage systems.

High Point HOA and Open Space Association

Redevelopment of the area began in 2006. "Everything was removed and flattened, besides the heritage trees. We were completely built out by 2020," Gonyea says. Two entities, the High Point Homeowners Association and the High Point Open Space Association, work to maintain and strengthen the community. "Everyone pays into the OSA for the maintenance of our natural drainage system and the care and maintenance of our parks and environmental features," Gonyea says. The amount of monthly OSA dues changes yearly based on the annual budget. The HOA funds support common elements in residential blocks. "The dues vary based on the block and type of architecture," says Gonyea. "Homes on some blocks have vinyl siding; some have Hardie Plank; there's different square footage."

Lennar, Polygon Northwest and other homes

Over the years, different builders have been involved in High Point home construction. One of the newest sections has single-family homes built by Lennar. These are Wi-Fi-certified and feature smart automation in eight-floor plans, ranging from 1,840 to 2,171 square feet. Another late addition, Polygon Northwest, is a condo community with two- to four-bedroom options. Development has been extensive in the area because of zoning laws. "The teardown houses were less expensive here, and zoning allows developers to put in a lot of homes," says Jim Pullin, managing broker at Skyline Properties. Single-family homes range from $700,000 to $1 million. Townhouses with modern or traditional looks go for $600,000 to $800,000, while condos are $400,000 to $520,000.

The variety in High Point extends to a mixed-use development called Upton Flats, which has market-rate rentals and both office and retail spaces. "The 600 units are operated by Seattle Housing Authority," Gonyea says. "They aren't in the HOA, so are not subject to the same rules." Among the SHA's offerings are Breathe Easy Homes, designed to decrease asthma triggers with unique ventilation systems, hardwood floors and other features.

West Seattle Elementary, immersion programs

Students may start their public school education at West Seattle Elementary, which has a B grade from Niche. Denny International Middle, B, is known for its music program and is a Reading Workshop School partnered with Columbia University. Denny shares a campus with Chief Sealth International High, B-plus. The schools collaborate in performing arts and music programs and offer dual language immersion and courses focused on Native American cultures.

Commons Park, P-Patch, programs and classes

High Point is about 120 acres, with 17% of that being open space. Commons Park has a playground and the West Seattle Bee Garden, part of a ‘P-Patch,’ or community garden. The West Seattle Bee Festival, held in May, has vendors from around the city and focuses on nature education, entertainment and family friendly fun. Twenty pocket parks are found among residential streets, providing a relaxing green space right by home. Next to the Walt Hundley Playfield, the High Point Community Center is a hub for activities, after-school programs and classes.

The High Point branch of the Seattle Public Library is on Raymond Street and provides programs like homework help, family story time and youth drop-in chess. It's just a couple of miles to the shores of Puget Sound and the beach at Lincoln Park, the Seattle Chinese Garden and the public West Seattle Golf Course, which features a banquet hall and the Fox Den Grill.

QED coffee shop, the Junction and more

At the mixed-use Upton Flats building is QED Coffee, which took over the Nos Nos coffeehouse location in November of 2023. QED fits right into the community, as the business made an extra effort not to change the existing vibe too much. "The neighborhood already liked it. We weren't interested in changing anything from when it was Nos Nos; it was already a staple in the neighborhood," says Jennifer Biladeau, a longtime barista with QED. Some new additions include beer and wine offerings and operating hours extended to 6 p.m. QED has a shop in Mount Baker as well, but the High Point location has a bigger menu because there's a kitchen. "We have breakfast burritos and breakfast sandwiches," Biladeau says. "With the library just at the end of the block, people are comfortable coming in to do homework and stuff like that. Parents come in with their kids. We've had a couple of book clubs meet at the shop."

There's a convenience store, pharmacy and Grillbird teriyaki shop close to home. Spots for more extensive retail and dining are just a couple of miles away. The Junction, around the intersection of California Avenue and Alaska Street, is particularly notable for a mix of long-established businesses and hip, new eateries, shops and bars. Easy Street Records & Café is a Seattle destination for music lovers. There are also a Safeway, Whole Foods Market and Trader Joe's. A couple of miles south of High Point, the Westwood Village shopping mall has brand-name stores like Target and QFC supermarket.

Buses with ORCA, ferry and I-5

Bus service is available, with stops found along streets like 35th Avenue and Morgan Street. Refillable ORCA cards are a simple way to pay for Seattle public transportation. Travelers going east cross the West Seattle Bridge. If heading across Puget Sound, there's ferry service via the Fauntleroy Terminal, a few miles west of High Point. Major roads like state Routes 509 and 99 and Interstates 5 and 90 are nearby. It's about a 10-mile drive to SeaTac, Seattle-Tacoma International Airport. The West Seattle Link Expansion of Sound Transit light rail is planned to be completed by 2032.
