With its peaceful atmosphere and wide streets lined with sidewalks and leafy maple trees, Highland Park offers an escape from the lively Downtown Seattle. "Highland Park has a welcoming, neighborly feel with a mix of longtime residents and newcomers," says Andrea Martin, a Realtor with RE/MAX Northwest who has represented the area for four years and lived in the Pacific Northwest for over 20 years. This growing community also offers convenience with its proximity to local highways, public transit and Sea-Tac International Airport. Located at the top of a ridge, "Highland Park has scenic views of Mount Rainier and the Seattle skyline from spots throughout the neighborhood," Martin says.
State routes are close by
There are 27 Metro Transit bus stops in Highland Park, Seattle. The freeways nearest to Highland Park, Seattle are Washington State Routes 99 and 509. Seattle-Tacoma International Airport is a 7-mile drive on local roads.
Lots of shopping and dining close to home
Even though Highland Park is a 5-mile drive via local streets from the popular West Seattle Junction area, it has its own hub of restaurants, cafes and retailers. Along Delridge Way, locals can start the day at Fresh Flours for pastries and coffee drinks. Young's Restaurant is a local favorite and unique eatery that serves classic breakfasts and Chinese dishes such as chow mein. There are several locally owned businesses in the area, like Cartwheel Vintage & Consignment. Cyclists can get their next set of wheels or a tune-up at Angle Lake Cyclery. Highland Park has several grocery stores, including Highland Park Corner Store, which opened three years ago as a restaurant/social gathering spot. Open seven days a week, the establishment serves breakfast, lunch and dinner and has seven parking spots. "Thursday night is our busiest," says owner Meaghan Haas. "That's when we bring in a food truck, have wine tasting and host the Highland Park Run Club."

Residents can go to a park or go roller skating
Residents can walk or bike a ½-mile to Highland Park, which offers views of the Cascade Range to the east and Mt Rainier to the southeast. Its amenities include ballfields, a wading pool, a shelter house, swings, a tennis court and a children's play area. Westcrest Park is a popular hiking spot featuring earthen trails amongst tangles of blackberry canes and mossy evergreen trees. There is a viewing platform with a panoramic view of the city skyline, a flat open meadow, a short walking path and a dog off-leash area. Residents can also spend time near the Duwamish Waterway by visiting the Duwamish Waterway Park. Quiet and secluded in the South Park neighborhood, this park has a playground with climbing and spinning equipment, plus a fun zipline. The park was renovated in 2022 and provides accessible pathways, interesting art, benches, a large lawn area with shade trees, a barbecue pit and picnic tables. The Southgate Roller Rink, less than a ½-mile via back road, offers skating sessions, party space and events.

A variety of architectural styles
Highland Park has a mix of architectural styles, including foursquare, ranch-style, bungalow and traditional homes that range in price from $475,000 to $1.6 million. There are also a few duplexes and fourplexes scattered throughout the neighborhood. For $1.4 million, a buyer can get a 3,200-square-foot, five-bedroom, three-and-a-half-bath new construction home. Most residences have garages, and lots are less than 1/8 of an acre, large enough for a seating area or small garden. The Florence of Seattle retirement home is also within the boundary.
It is fairly common to find single story rambler style homes in the Highland Park neighborhood.

High school offers AP classes
Highland Park is zoned for the Seattle Public Schools district. Students can walk or bike to Highland Park Elementary School, which has a B-minus from Niche. Denny International Middle School has a B grade. Chief Sealth International High School is on the same campus as Denny Middle and offers advanced placement classes. It received a B-plus score.
Chief Seattle High School's main entrance is in the South Delridge Neighborhood.
