Home to Seattle's largest park

Situated on the northern part of the Magnolia peninsula, Lawton Park includes Seattle’s largest park and a diverse residential area. However, its residents are proud to live because of its recreation available to keep an active lifestyle. “Without a doubt, the highlight is the Discovery Park and the Ballard Locks and Botanical Gardens,” says Jim Pullin, Managing Broker at Skyline Properties. “Discovery Park is a world-class park with tons of trails. You can walk on the Locks from Discovery Park on the northern end.” The neighborhood gives a suburban feel within an urban environment. It sits 6 miles from downtown Seattle providing for an easier commute. Others enjoy the area because it comes with its fun perks, like hearing the cruise ship's horns every day at 4 for their sail away and watching sunsets along the beaches.

Discovery Park is neighborhood crown jewel

The neighborhood’s crown jewel, Discovery Park, frees its locals from the city’s everyday hustle and bustle. The large park extends 534 acres, capturing the city’s natural beauty through its trails, beaches, and meadowlands. “The views from the park are iconic and breathtaking,” says Rachel Schulkin, Public Relations Coordinator at Seattle Parks and Recreation. “Seeing the whales and ferries within a forest is truly incredible.” Residents city-wide and in Lawton Park, head out to hike the 5-mile looped trail and, by chance, spot one of the 270 bird species, or head to Miracle Beach or Discovery Park Beach to search for unique collectibles. Pup owners often drive to Magnolia Manor Park for their off-leash dog area. “I know all sorts of people that drive in just for that park,” Pullin says.

Ballard Locks and Botanical Garden

The Hiram M. Chittenden Locks and Lake Washington Ship Canal, or the Ballard Locks, sit on the border of Lawton Park. “It’s not well known because it’s free,” Pullin says. “It’s where the boats lock in and out. 365,24/7 lock in and out from salt water to fresh water.” Tourists, runners and bikers may stop by the tourist spot to catch eye of the boats releasing into the salt water. While that’s happening, visitors may see the salmon and steelheads make their way to the freshwater side, or folks cross over the Locks to the Carl S English Jr Botanical Garden. Often, people are taking a light stroll or having a picnic.

Diverse collection of contemporary housing

Lawton Park homes sit along a hillier area that embodies Discovery Park’s natural beauty with several trees and landscaped lawns. “There are nice condo associations. Lawton Park in Magnolia is one of the best for accessibility to people at different price points,” Pullin says. Sleek contemporary condos vary from large multi-unit complexes to duplexes with private yards. An older two-bedroom condo can cost $310,000, while new builds are starting around $750,000. Townhomes built in the 21st century are priced from $599,000 to $1.1 million but have modern amenities like rooftop decks. For $700,000 to $1 million, homes range from turn-of-the-century bungalows to midcentury ramblers. For $1 million to $1.7 million, contemporary craftsman two-stories and bi-levels with private yards and patios. Properties on the water or within Discovery Park start at $1.4 million and peak at $4.8 million.

Fresh seafood at Fisherman Terminal

Lawton Park has a small number of local restaurants nearby. Damoori Kitchen serves Lebanese sandwiches, salads and entrées and provides grab-and-go prepared meals. Often, locals dwell to Fishermen’s Terminal to enjoy the fresh seafood cooking at Highliner Public House, where their fish and chips are a staple entrée. The Fisherman’s Terminal is another spot to shop for other accessories. “Fisherman Terminal is a hub of boating and is a major hub for commercial fishing,” Pullin says. “People come for fresh fish. There’s literally a line; they come with their coolers. It’s incredible.” Bizarre Brewing brings a dynamic mix of German and Italian-inspired brews while hosting weekly events like local food trucks and trivia nights. Weekly groceries can be picked up at Metropolitan Market Magnolia.

Most elementary students would attend Lawton Elementary; however, addresses east toward Magnolia would be assigned to Magnolia Elementary. Lawton Elementary earned an A-minus grade from Niche. Afterward, students attend McClure Middle School from grades six through eight. This A-rated school offers exploratory courses, which allow students to explore a type of learning or a new skill. These vary year-to-year, but past courses include finance, tech exploration, or service learning. Ballard High received an A-minus grade from Niche. The school’s Greenhouse Program offers hands-on learning in horticulture by maintaining several gardens, carnivorous plant bogs and fruit trees.

Multiple forms of transportation

A commute to downtown Seattle involves a 6-mile drive. However, people may either take their bike or bus. Bus transportation is available on most streets, including 34th Ave, 30th Ave and Government Ave. For air travel, the Seattle-Tacoma International Airport is 20 miles south. Travelers can get to over 120 domestic and international destinations.

Important to Know

Discovery Park does hold the West Point Treatment Plant. Pullin says there’s no aroma in the area; it’s not a bother to locals.
