Pinehurst, on the edge of North Seattle, has a suburban vibe

Pinehurst, one of Seattle's northernmost neighborhoods, shares some suburban characteristics with the adjacent city of Shoreline. Both include leafy residential streets and a community vibe. You might appreciate Pinehurst for its relative affordability, highly rated public schools, proximity to Jackson Park Golf Course and easy commute to Downtown Seattle.

Mix of single-family homes, townhouses, condos and apartments

Single-family homes in Pinehurst include modestly sized midcentury ramblers and split-levels, and some larger newer contemporaries and townhouses. "Pinehurst lots are a little larger than average, and it's more affordable, compared to Green Lake, Maple Leaf and Ravenna," says Davey Wilde, a Realtor with Compass, adding that the closer you get to Seattle, the higher prices tend to be. In Pinehurst, those range from the high $500,000s to about $1.4 million. The median is about $750,000. There's a sprinkling of condos, from the high $200,000s to $400,000s. Apartments are also common, and there are more renters than owner-occupants.

Easy I-5 commutes, Northgate Station close by for light rail

"Everyone is usually trying to get the proximity to downtown. So, in Pinehurst, being on the northern end, you get the Seattle commute times, but you don't have to pay the prices for it," Wilde says. There's close access to the highway, as Interstate 5 is just west of the neighborhood. Driving downtown, about 9 miles south, takes about 10 to 30 minutes.

Pinehurst is often associated with the name Northgate, home to Sound Transit's Northgate Station, which is about a mile south. You can take a Sound Transit Metro bus or drive to the station. Wilde says availability of parking makes Northgate an easy choice: "This stop is one of the biggest hubs, with plenty of parking and a huge parking garage." Northgate offers Link light rail to destinations like the University of Washington, downtown and the Seattle-Tacoma International Airport, known as Sea-Tac. The trip downtown by bus and light rail combined takes about 30 to 45 minutes.

An even closer option, the Pinehurst Station, opening in 2026, will serve over 3,000 daily riders. Light rail from Pinehurst reaches Westlake in about 15 minutes and Sea-Tac in a little less than an hour.

Jackson Park Golf Course and various outdoor sites

To the north is the city-owned Jackson Park Golf Course, with a traditional 18-hole course and a nine-hole executive course, plus a lighted driving range. The Jackson Park Trail, which circles the golf course, is more than 2 miles long. Other outdoor amenities close to home include:

  • Pinehurst Playground: play equipment, open field, picnic tables
  • Hubbard Homestead: skate features, basketball court, walking path and rain garden
  • Thornton Creek Natural Area: preserved open space with wetlands, native plants and wildlife
  • Victory Creek Park: a green corridor with a walking path through a forested ravine

Locally owned shops, Kraken sightings, ice skating a bar and grill

Among the locally owned businesses around Pinehurst are the long-standing sports bar Pinehurst Pub and Jebena Café and Giddy Sloth Café, which specialize in Ethiopian and Costa Rican flavors, respectively. To the south, the Northgate Way Northeast corridor has well-known brands like Target, QFC and Best Buy. The Kraken Community Iceplex (KCI) opened in 2021 at the former Northgate Mall site, as part of the Northgate Station development. KCI highlights include:

  • Home of Seattle Kraken: used for the NHL team's regular training and practice, retail team store
  • Events: Kraken watch parties with an in-rink screen, UW Huskies games, and hockey tournaments
  • Public ice skating: open skates, lessons, hockey leagues and community events
  • 32 Bar & Grill: family-friendly sports bar overlooking the rinks
  • Starbucks Community Store: drinks and snacks with a portion of proceeds to nonprofits

Highly rated public schools, including a K-8 choice school

The Seattle Public Schools district serves the area with highly rated schools such as Olympic View Elementary School, Jane Addams Middle School, and Nathan Hale High School. Hale offers a dual credit program in collaboration with North Seattle College. The district also provides choice options by application during open enrollment. One of the option schools, Hazel Wolf K-8, is in Pinehurst. Wolf's STEM/environmental focus incorporates nature-based learning tied to the Thornton Creek watershed.

The Pinehurst Community Council puts on Pinehurstfest

The Pinehurst Community Council serves the area and organizes events such as Pinehurstfest in July at the Pinehurst Playground. Neighbors gather for live performances, family activities and free refreshments. The council has also established the Pinehurst Emergency Hub, a volunteer-run communication point for information sharing and community resources.

Walkability and bikeability upgrades, the Pinehurst Green Grid

Wilde says having a limited number of through streets gives Pinehurst more of a residential feel. It's fairly walkable and bikeable, and safety and accessibility improvements are on the way. Planned upgrades include protected bike lanes, marked crosswalks and ADA curb ramps. The improved bike network will add connectivity between Pinehurst, light rail stations and Lake City.

The Pinehurst Green Grid, a drainage network of rain gardens, creek areas and permeable land, alleviates flooding — especially around Thornton Creek. Flooding is not usually an issue for residential lots, though basements with poor drainage could be affected.

Most of the local businesses are very clean and the employs are very friendly. They really care about what you think and always help you when they can. They have what I need at a very affordable price. The quality of there product is great as well.

There are lots of amazing restaurant around me. My family always goes to "taste of India". The food is amazing and the service is great as well. It almost feels like home, it is so cozy and warm. The price is expensive but they have big portion.

With a brand new large school being built down the road, I do see a lot of potential for this neighborhood and for more families and structures/homes/businesses coming along with that. This area is good looking and very convenient because it is located near so many major shops such as supermarkets and malls. Overall it is a decent area.

Having smaller class for Math and Science is so important. These subjects are very challenging and most of student needs extra help with it. Having smaller class can give the student the extra help they need from the teacher and the teacher to work with them as well.
