A centrally located neighborhood in North Seattle, Roosevelt combines classic residential streets with development and a mixed-use urban village. Options are expanding due to zoning changes, new construction and enhanced public transportation. Highlights include light rail, walkable streets and access to parks and recreational sites. Proximity to the University District, home to the University of Washington, contributes to an energetic spirit.

Vintage homes and newer options, including lots of new construction

Roosevelt is highly desirable, according to Joshua Walden, a broker with NextHome Prolific. It has a mix of classic and modern home options. “There are plenty of vintage Craftsman and older-style homes, but it’s also a little bit ahead with new construction," he says. "You'll find plenty of new townhomes and condos.” There are more renters in Roosevelt than owner-occupants.

Prices start in the high $300,000s for one-bedroom condos, while townhomes and single-family homes range from the mid-$600,000s to $1.8 million. The median sales price is about $1 million. Spacious, well-maintained vintage Tudor Revivals and Craftsman homes are among the most expensive.

Commuting via I-5, by bus or on light rail from Roosevelt Station

“Roosevelt is a very dense corridor,” Walden says, noting that it's limited in terms of east-west thoroughfares. Roosevelt Way Northeast runs north-south, parallel to Interstate 5. There are a few ways to commute to Downtown Seattle, about 6 miles to the south:

  • The drive on I-5 could be 10 to 25 minutes, depending on traffic conditions.
  • The bus ride downtown is 40 minutes to an hour; other routes/destinations are available.
  • Sound Transit Link light rail from Roosevelt Station usually takes under half an hour.
Light rail is relatively new to the area; the station opened in 2021 as part of the Northgate Link Extension. Other transit upgrades are on the way: faster bus service will come with the King County Metro RapidRide J Line, which is scheduled to begin operation in 2027.

Adjacent neighborhoods like Green Lake, parking considerations

Being adjacent to popular neighborhoods is part of Roosevelt's appeal. “It’s just a stroll downhill to get to Green Lake,” Walden says. “You won't be able to find parking in the summer there.” Living in Roosevelt can also come with parking challenges. A Restricted Parking Zone (RPZ) applies to areas around the light rail station, the commercial core and near Roosevelt High School. Residents can purchase parking permits.

Connectivity, close parks and trails and community events

Bike lanes, pedestrian/bike corridors and parkways run through Roosevelt, so it's easy to get around. There are parks and recreation options close by in all directions:

  • Cowen Park: open space, a playground, forested areas and a series of pathways
  • Ravenna Park: a playground, tennis and basketball courts, softball field
  • Maple Leaf Reservoir Park: a play area with a zip line, sports amenities and public art
  • Roosevelt P-Patch: community garden with over 2 dozen raised beds, possible waitlist
  • Ravenna-Eckstein Community Center: gym, sports leagues, programs, camps and childcare
Events include family skate nights at the community center, the Ravenna Run the Ravine and Maple Leaf's Chanukah Fest. Green Lake, in addition to being popular for water recreation, hosts the Pathway of Lights in December, with entertainment, refreshments and a hot-air balloon glow.

Roosevelt Square for brand-name stores, indie businesses close by

The neighborhood’s core shopping center, Roosevelt Square, is on Roosevelt Way NE. Whole Foods Market is the anchor, and there’s an LA Fitness, Guitar Center and Starbucks. Independently owned businesses elsewhere in the area include Aquarium Zen, Latin/Cuban restaurant Mojito and Sunlight Cafe, one of the city’s oldest vegetarian spots. Teddy’s Tavern, Human People Beer Cafe and Project 9 Brewing Company are some of the day-to-evening hangouts.

Roosevelt High and other highly rated schools, plus UW is close by

The Seattle Public Schools district serves the area and offers choice options by application or through lotteries. The area’s highly rated schools include Roosevelt High School, which offers a variety of extracurricular activities and a strong athletics department.

Students might stay close to home and attend the University of Washington, about 2 miles away. “Roosevelt is really good for U-Dub students in terms of commute time,” says Walden, who specializes in representing the younger generation of homebuyers. “Those who don't want to live on campus anymore choose this neighborhood to rent or buy in.”

A neighborhood association, design guidelines and Urban Village status

Named a Residential Urban Village under a city planning program, Roosevelt has seen more mixed-use development and focus on pedestrian-friendly infrastructure. Zoning updates under the Mandatory Housing Affordability program contributed to residential density; this included land rezoning from low-rise use into mid-rise.

The Roosevelt Neighborhood Association, a nonprofit member-based organization, holds regular meetings, puts out newsletters and hosts events like Rooted in Roosevelt, a festival in September with local bands, dancing, kids' activities and food trucks. The Roosevelt Neighborhood Design Guidelines, a set of standards for architecture, infrastructure and landscaping, may impact properties on lots near main corridors.

Cheep and yummy food can be found at both Greenlake and University Way. However throughout the city on streets like Market Way and squares like University Village have a wide range of options for food.
