Residential neighborhood with historic appreciation and proximity to UW and Green Lake
Flag banners adorning the exterior brick building of the Safeway grocer on Roosevelt Way pay tribute to former president Theodore Roosevelt, after whom the community was named. Today, Roosevelt is a lively community with scenic green spaces and proximity to amenities, Roosevelt Way serving as the primary thoroughfare and retail strip in the community.
Located north of University Heights, Roosevelt is bordered by the Interstate 5 Expressway (I-5) on its east side, offering convenient commuting access to nearby neighborhoods. It's situated just under 5 miles from Downtown Seattle, resulting in a commute ranging from 10 to 30 minutes depending on the time of day.
With a population of slightly over 9,000 residents, Roosevelt holds an impressive A-plus rating from Niche, ranking it as the 23rd best neighborhood to live in the state. Public schools, nightlife, outdoor activities and commuting options receive high praise. The community is mere blocks away from Green Lake, the University of Washington and Link Light Rail stops.
“The vibe has changed since the addition of the new light rail station,” says Jill McCormick, managing real estate broker with Sound Point Real Estate. “Many older properties came down, and apartment buildings and condos were built. It's pretty common to see University of Washington students and renters living in the neighborhood.”

Cowen and Maple Leaf parks and Green Lake provides outdoor fun
“Seattle residents love to be active,” says Rachel Schulkin, Public Affairs Manager for Seattle Parks and Recreation. "The adult athletic scene is thriving, from kickball, soccer and ultimate frisbee. Residents are active outdoors all year long. We like to say, there’s no bad weather, just bad clothes.” Schulkin noted that one of the standout greenspaces in the Roosevelt community is Cowen Park. “Cowen Park is connected to Ravenna Park,” Schulkin continued. “It’s a nice natural park that showcases the northwest’s beauty with a forested urban hiking experience. There is trail walking and birdwatching. Cowen runs a span to UW and drops off to Green Lake.”
Maple Leaf Reservoir Park spans 16 acres of green space, offering garden pathways, a play area complete with a zip line, sports courts, and various sculptures and art installations. Additionally, Froula Playground provides traditional play areas alongside distinctive features like concrete couches. "Roosevelt residents also frequent Green Lake, which hosts events that really showcase the best of what Seattle has to offer," says Schulkin. "Green Lake hosts boat racing, the Pathways of Lights, a hot air balloon event, and other holiday events that bring out residents from all over the city." Also located in Green Lake, The Seattle Public Theatre features live performances and classes for adults and youth.
