West Seattle's Seaview offers suburban serenity by Puget Sound
Seaview, on the West Seattle peninsula beside Puget Sound, offers peaceful suburban-style streets and comfortable homes. The neighborhood is known for its central location between two of West Seattle's outdoor hotspots — Lincoln Park and Alki Beach. It's also halfway between two well-known commercial intersections called junctions.
Scenic views, quiet streets, garages and alleyways
Scenic views of Puget Sound and the Olympic Mountains and walkable streets go with the territory in Seaview. "Peekaboo views are on a lot of streets, which is not always expected," says Anna Schwartz, a Realtor with John L. Scott - West Seattle. "There are only a few roads that people use to drive through, and the rest is really quiet. You have sidewalks, mature trees and really pretty houses, and people still have garages and off-street parking. This part of West Seattle also has alleys."
Somewhat car dependent, with quick commutes to downtown
For commutes and trips outside the neighborhood, Seaview is fairly car dependent. Unless you're driving south, you'll need to take the West Seattle Bridge to get off the peninsula. The drive to Downtown Seattle is about 7 miles and can take 15 to 30 minutes, depending on traffic. King County Metro bus stops are on streets like California Avenue Southwest, the main artery. "You can jump on the RapidRide C bus and get downtown in a jif," Schwartz says.
Seaview is also about 2 miles north of the Fauntleroy Ferry, which crosses the Sound to Vashon Island and Southworth. By 2032, several light rail stations are expected to be operating on the peninsula, as part of the West Seattle Link Expansion. Alaska Junction Station will be the closest.
Plenty of area parks, Alki Beach and the West Seattle Golf Course
There are various outdoor spaces within a few miles of Seaview.
Lincoln Park: rugged coastline, playgrounds, fields, trails and a heated saltwater pool
Alki Beach: swimming beach, a bike path and a promenade with shops and restaurants
Lowman Beach Park: a rocky shore, a tennis court, a grassy area and swings
West Seattle Golf Course: a public facility open to all skill levels
Me-Kwa Mooks Park: about 20 acres with wooded trails and tidepools
Schmitz Preserve Park: over 50 acres with old-growth forest and trails
Beyers' Bulldog Garden: a community garden, or P-Patch, with raised beds and an orchard
Shops on California Avenue SW and two junctions within about a mile
Businesses along California Avenue SW are within walking distance. Among the highlights is C & P Coffee Company, which hosts events such as live music, open mics, art gatherings and book club meetings; and New Luck Toy, for Chinese-American cuisine and karaoke. Specialty shops include Tails to Astonish, a comic book and toy store with a small arcade,e; and the West Seattle Nursery. "You might end up spending all your money there," Swartz says. Morgan Junction, located about a mile southeast of Seaview, features locally-owned businesses with some brand-name stores mixed in. Equally close to home, to the northeast, is the Alaska Junction, also known as The Junction, or the West Seattle Junction. This area is West Seattle's busiest commercial area. Also a transit hub, it's known for trendy businesses, including restaurants, bars and shops like Easy Street Records & Cafe.
C & P Coffee Company is known for its pastries.
The West Seattle Nursery & Garden Center has a large selection of trees and plants.
Paper Boat Booksellers is an independent bookstore in the nearby Alaska Junction.

West Seattle puts on community events, especially in the summer

Zoned to top-rated public schools within the Seattle district
Seattle's public school district includes top-rated area schools like Madison Middle School and West Seattle High School. The high school, known for its study abroad programs, is a Global Navigator School in association with the Council on International Educational Exchange (CIEE). The district also allows school choice enrollment through an application process.
Wide price range for vintage and new homes, and possibilities for ADUs
In Seaview, early 20th-century Craftsman bungalows and midcentury ramblers are common. Single-family homes under 2,000 square feet start in the high $500,000s and go up to the high $900,000s. In the $1 million to $2 million category, you'll find new construction, vintage custom homes, coastal lots and homes over 4,000 square feet. Townhouses and condos are fewer in number than standalone homes.
"Seaview is also an area where people are starting to expand their space," Schwartz says. New Seattle zoning laws implemented for an interim period in 2025 allow additional buildings on lots of 5,000 square feet or more. There are maximums for square footage, as well as minimums for lot sizes, setbacks and spacing. "They still have to have dirt show," Schwartz adds.
