Homes from $500k to $1.5 million
Like other parts of the Beacon Hill area, a majority of the homes in the area were built in the early- to mid-20th century and have since undergone renovations. These single-family homes include everything from 1920s Craftsmans to midcentury cottages and split-levels. Prices go from about $500,000 to $965,000. Kids may attend schools in the Seattle Public Schools District, including Rising Star Elementary School, which is zoned for the area closest to I-5. A section to the east is assigned to Wing Luke Elementary, which has a B-plus grade from Niche. At the following levels, Mercer International Middle has an A-minus, and to the east, Aki Kurose Middle has a B-minus.Most South Beacon Hill addresses are zoned for Rainier Beach High, with a B grade from Niche, which lists it as the No. 5 standout high school in Washington. Close to the airport, Raisbeck Aviation High School has lottery enrollment for students from throughout the greater Puget Sound area.
Unique shopping in nearby Georgetown
Georgetown is to the west, on the other side of the freight train tracks. "It's Seattle's best effort at an artist enclave," says Jim Pullin, managing broker at Skyline Properties. The neighborhood is full of boutiques, a range of eateries and one-of-a-kind businesses, like San Juan Seltzery. Quirky items are found at Georgetown Trailer Park Mall, where shops are housed in vintage trailers.East of South Beacon Hill, Rainier Valley includes commercial strips along Martin Luther King Jr. Way and Othello Street. A number of restaurants serve diverse cuisines, and international shops include Phnom Pehn Market and East African Grocery. There's also a Safeway and the King Plaza shopping mall.
P-Patch and Van Asselt Community Center
Community green spaces in South Beacon Hill include the Benefit Playground, which has areas for children, pathways, and a picnic shelter. Over 100 families produce food in their plots at the Thistle P-Patch Community Garden. Pullin says there's a huge waiting list for the city's P-Patches, and participants must keep up with maintenance or risk forfeiture. It's about a mile to the shore of Lake Washington for sites like Pritchard Island Beach and Rainier Beach Urban Farm and Wetlands.North of South Myrtle Street, a park much bigger than Benefit, Van Asselt Park, includes a community center, where popular programs include daily pickup basketball, Zumba, tot gym and senior pickleball. A lot of the activities fill up, and in the case of pickleball, there can be a bunch of people waiting to get their turn. The outdoor wading pool is open daily in the summer months. Programs change throughout the year, though some are year-round.
I-5 is here, Sound Transit light rail close by
In and along the west side of South Beacon Hill is Interstate 5, more of a convenience than anything. "I-5 is probably not a noise nuisance in this part of the city," Pullin says. There's an on-ramp off South Graham Street; from there, it's less than 5 miles to Downtown Seattle.Also close by is the King County International Airport. Pullin says locals call it Boeing Airfield South, and it's not a facility for everyday travel flights, though it does service corporate airlines and private jets. Visitors come here to see the Aviation Museum, the largest of its kind in the world.
Bus service is available on a handful of routes, and Sound Transit's light-rail service is accessible at Rainier Beach and Othello stations, close to most South Beacon Hill homes. The refillable ORCA card can pay for most public transit in Seattle, including light rail and bus rides.
