Around 4,600 Seattleites enjoy life along Lake Washington in Windermere, a neighborhood about 6 miles northeast of downtown. “Windermere is very grand and classic Seattle,” says Realtor Ashlyn Pawlak of Windermere Real Estate. “What’s special about it is the lots: You really get more land than you’re used to in northeast Seattle. It’s known for its estates with sprawling, manicured lawns and its amazing beach club.” Waterfront living isn’t the only perk for local outdoor enthusiasts, however. Warren G. Magnuson Park, Seattle’s second-largest green space, neighbors Windermere to the north. Many young students can easily walk to the local elementary school, and foodies can traverse Sand Point Way for various culinary options. Meanwhile, University of Washington fans are less than 3 miles from the Huskies’ home turf.

From two-bedroom condos to 2-acre villas
Loosely gridded streets fill Windermere’s lakeside acreage, with some irregular thoroughfares and wheel-and-spoke block patterns thrown in. Many of its residential lots sit on considerable grades, with some of its highest-perched homes enjoying glimpses of the water. A few lucky locals have waterfront properties with private docks. Architectural styles vary widely here, from early-20th-century staples like Craftsman and raised ranch-style designs to new transitional builds. European-inspired houses appear occasionally, including Spanish Revival and Roman villa-style constructions. Price tags average around $1.9 million, though apartment-style condominium buildings offer two-bedroom units from $400,000. Conversely, homebuyers can spend up to $12 million for a multi-acre, five-bedroom waterfront estate. “If I’ve got clients wanting more privacy and more land — and their price point can afford it — Windermere is the name of the game,” Pawlak says.

Private and public waterfront parks
Windermere residents can opt into the Windermere Beach Club, which offers members access to the gated Windermere Park. This private green space at the neighborhood’s southern tip features a community dock, basketball and tennis courts, and a relaxing beach. “It’s got a huge, sprawling lawn and a high dive over the lake,” Pawlak adds. “It’s a place where you can run into neighbors, meet, mingle, hang out or let the kids meet up.” At the opposite end of the neighborhood, residents can enjoy 350 acres of amenities at Magnuson Park. These include soccer, baseball and tennis facilities, several miles of wooded trails, a leash-free dog park and a swimming beach. Local high schools frequently play on Magnuson Park’s sports fields, while locals can follow Sand Point Way a few miles to watch UW’s national championship-winning football team.
