Windermere
From two-bedroom condos to 2-acre villas
Loosely gridded streets fill Windermere’s lakeside acreage, with some irregular thoroughfares and wheel-and-spoke block patterns thrown in. Many of its residential lots sit on considerable grades, with some of its highest-perched homes enjoying glimpses of the water. A few lucky locals have waterfront properties with private docks. Architectural styles vary widely here, from early-20th-century staples like Craftsman and raised ranch-style designs to new transitional builds. European-inspired houses appear occasionally, including Spanish Revival and Roman villa-style constructions. Price tags average around $1.9 million, though apartment-style condominium buildings offer two-bedroom units from $400,000. Conversely, homebuyers can spend up to $12 million for a multi-acre, five-bedroom waterfront estate. “If I’ve got clients wanting more privacy and more land — and their price point can afford it — Windermere is the name of the game,” Pawlak says.Private and public waterfront parks
Windermere residents can opt into the Windermere Beach Club, which offers members access to the gated Windermere Park. This private green space at the neighborhood’s southern tip features a community dock, basketball and tennis courts, and a relaxing beach. “It’s got a huge, sprawling lawn and a high dive over the lake,” Pawlak adds. “It’s a place where you can run into neighbors, meet, mingle, hang out or let the kids meet up.” At the opposite end of the neighborhood, residents can enjoy 350 acres of amenities at Magnuson Park. These include soccer, baseball and tennis facilities, several miles of wooded trails, a leash-free dog park and a swimming beach. Local high schools frequently play on Magnuson Park’s sports fields, while locals can follow Sand Point Way a few miles to watch UW’s national championship-winning football team.Seattle-favorite businesses nearby
En route to Husky Stadium, drivers will pass various eateries unique to Seattle. Among these is Pagliacci Pizza, part of a local chain dating to 1979. Its popular pizzas include seasonal pies like the Rosemary Potato Primo and year-round favorites like the PSR Combo, covered in pepperoni, sausage and ricotta. A little farther west, Sand Point Grill is an easygoing independent eatery known for its beer, burgers and fried chicken. Metropolitan Market, another Seattle chain, also operates one of its upscale grocery stores on this road. Patrons can grab their day-to-day essentials, relax at the coffee bar or grab a sweet from the bakery. University Village, a sprawling shopping area, offers big-name restaurants and shops next to UW’s campus.Nearby schools with stellar report cards
Sand Point Elementary School operates in Windermere’s northern section, welcoming all its pre-K through fifth grade students. It has a B from Niche and houses an extensive arts program featuring hip-hop, drama, visual arts and instrumental music instruction. Sixth through eighth graders attend Eckstein Middle School, which is less than 2 miles northwest and has an A from Niche. Roosevelt High School, with an A-plus, serves nearly 1,600 teens about 2 miles west. Home of the Rough Riders, Roosevelt fields over two dozen gold-and-green-clad sports teams, including a coed ultimate frisbee squad.Visit downtown via the Burke-Gilman Trail
Locals who work in downtown Seattle can typically drive there in about 20 minutes, though high traffic might double the commute time. The Burke-Gilman Trail, a 19-mile wooded path, offers an alternative for cyclists, taking them downtown in less than an hour.
