Easy for commuters and improvement plans
Seven Hills, 10 miles south of Cleveland and 30 miles north of Akron, has easy access to transportation options and recent revitalization efforts. The community has spent over $7 million to improve streets and has nearly 20 planned or completed sewer revitalization projects. Recent efforts enhance parks, as Seven Hills hopes to offer recreation options suitable for all ages and fitness levels, fixing up everything from playgrounds and pickleball courts to walking trails and pavilions. According to Sharon LaBurda, a Realtor with Coldwell Banker Schmidt Realty and lifelong resident of Northeast Ohio, “People move to Seven Hills for the location. It’s in close proximity to the highway, airport, downtown Cleveland and downtown Akron.”
Homes more affordable than surrounding areas
Home prices in Seven Hills typically range from $250,000 to $480,000. Most homes are three- or four-bedroom ranch-style properties with two-car garages; however, buyers can also expect small bungalows without garages or two-story Colonial-Revival homes. “You can get a cheaper property here than in Cleveland or Akron, where many locals commute to work,” says La Burda.

Incoming expansion at Normandy High School
Students are zoned for the Parma City School District and can attend John Muir Elementary School, which Niche gives a C-plus. Then, they can attend Hillside Middle School before moving to Normandy High School. These schools get B’s from Niche. Normandy High School recently received a $4 million state grant to expand its career tech programs.

Planned park revitalization
Almost every home in Seven Hills has a park within walking distance, all with revitalization plans following the city’s recent sewer and road improvements. North Park, John Glenn Park, Valleywood Park, Cricket Park, Meijer Park, Calvin Park and Summitview Park offer sports courts and fields, walking and biking paths that will link with the Cuyahoga Valley Recreation Area, picnic tables, pavilions, sand volleyball courts and grilling areas. Potential additions and/or renovations include playground equipment, tennis and pickleball courts, restroom facilities, trails and splash pads. Summitview Park, near City Hall and the police station, is planned to become the premier community park. It already includes paths for walking or biking, baseball fields, and The Seven Hills Recreation Center, which has a gym, pool, track, and fitness area.

Dining and shopping along Broadview Road
Seven Hills’s business district is located along Broadview Road, primarily concentrated near City Hall. Here, locals can find Aldi, Giant Eagle and Meijer grocery stores, along with various fast-casual restaurants, gas stations and banks. Seven Hills Lanes, a bowling alley, and Pleasant Valley Shopping Center, which includes T.J. Maxx, Big Lots, Planet Fitness, and more, are also along Broadview. Grab a bite to eat from Warami Revolving Sushi Bar, where customers pick plates off a conveyor belt, and the color determines the price. Visitors can also order from the menu if they don’t see anything they like. Inn Cahoots Bar, a casual spot with pool tables and dart boards, is another local favorite, serving bar food and drinks.

Home days and garage sales
Home Days is a three-day festival held every July on City Hall’s grounds. The event celebrates the community with rides, entertainment, food, vendors, music and fireworks. Seven Hills holds garage sales once a month from April to October. “It’s nice because anyone who wants to shop from garage sales can do it once a month instead of going to a couple of them once a week,” says LaBuda. Locals can obtain a permit from the Building Department at City Hall to participate in garage sales, and shoppers can print a map that tells them which homes are participating.

Getting in, out and around Seven Hills
U.S. Interstate 77 brings locals north to Cleveland in about 10 miles or south to Akron in about 30 miles. U.S. Interstate 480 runs horizontally along the northern part of the area and leads about 13 miles west to The Cleveland Hopkins International Airport. Bus routes along Broadview Road run between downtown Cleveland and MetroHealth Brecksville Health and Surgery Center, about 8 miles south of the area. Within Seven Hills is Cleveland Clinic Independence Family Health Center.
