Severn, Maryland, is a suburban community that is known primarily for its proximity to Baltimore Washington International Airport and to the state’s largest employer, Fort George G. Meade. “Everybody is around the airport, so convenience is a pretty big selling point,” says Realtor Lonnie Gilmore of Keller Williams Flagship of Maryland, a lifelong resident of the area. “And Severn is closer to Fort Meade than other options like Glen Burnie, so that makes it a good place for military families who are moving to the area.” Despite influxes of new residents necessitating construction, the area still enjoys a level of solitude that sets it apart from its neighboring communities. “It’s deeper into the county in Severn,” says Realtor Lisa Gilmore, also with Keller Williams Flagship, and Lonnie’s wife. “There are houses here with a lot of land, and it’s a good mix of newer and older. It feels more rural still, even though a lot of development has happened over the past 10 years.” While conversation about Severn may turn mostly to commute times between Baltimore and Washington, D.C., the town’s well-maintained suburban atmosphere and focus on its individual communities help to set it apart from its neighbors.

A wide variety of home styles, each with varying HOA fees

Prospective owners tend to choose Severn due to the lot sizes, which can often be bigger than those in neighboring towns like Glen Burnie. “Older lots in Severn tend to be larger,” says Lisa Gilmore. “But those have been getting smaller because of the number of planned communities being added.” Recent development has brought clusters of townhouses to the outskirts of Severn, costing anywhere from $200,000 to $600,000 depending on the square footage and build year. However, most of the city is comprised of detached single-family homes in the Colonial Revival style. Smaller homes of 1,600 square feet can cost about $350,000, with prices climbing to and beyond $850,000 for 6,000 square-foot houses. Modern Traditional homes built after 2019 can even reach price points over $1 million. Communities throughout Severn frequently have homeowners associations. Monthly fees can vary widely, ranging from about $40 within the Homestead HOA to over $100 within Saratoga at Parkside. In some communities, airplane noise can be a factor. However, longtime residents tend not to notice any potential disturbances. “I grew up in Howard County, and we don’t have any airports out there,” Lisa Gilmore says. “And even I hardly ever notice the plane noise. Sometimes, if I’m out in Millersville, I can hear it, but by the time they get to us, they’re so low that the sound is negligible.”

Strong public schools, faith-based alternatives and Academic Influence's top community college

Severn is served by Anne Arundel County Public Schools, a system that scores an overall B-plus from Niche. The district has a total of 126 schools, including Old Mill Senior High, which receives a B-plus. Private faith-based alternatives in the area include Archbishop Spalding High, a co-educational institution established in 1966. Spalding earns an A and is ranked as the No. 4 Best Catholic High School in the Baltimore Area. Severn is also just 14 miles from Anne Arundel County Community College, which was ranked the best in the country by Academic Influence in 2021.

Simple commutes to Baltimore and D.C., by car or by train

Severn residents enjoy access to a range of major thoroughfares. The east side of town is framed by Interstate 97, which heads north to the Baltimore Beltway and south to Annapolis. To the west, Baltimore Washington Parkway runs directly to the center of both Baltimore and Washington, D.C. Mayland Route 32, the quickest way to access Fort Meade, hems the community to the south, and Maryland Route 100 runs west to Interstate 95 and Ellicott City. Those who live in the northern subdivisions can catch the Maryland Are Regional Commuter (MARC) train at the BWI Thurgood Marshall station, while those closer to the south side of town can board the train at Odenton. When heading out of town, BWI Airport offers more than 300 direct flights to destinations throughout the United States.

Restaurants, shopping and entertainment options in and around Maryland's largest outlet

Residents of Severn do not have to travel far for shopping destinations, as Maryland’s largest retail destination is just on the other side of Arundel Mills Boulevard. “Arundel Mills is huge and drives a lot of traffic to the area,” says Lonnie Gilmore. “There’s more than 200 stores and restaurants there, and the Walmart and Costco are right next to each other, so you can get all your shopping done in one go.” The mall is also home to a Medieval Times Dinner & Tournament, the Cinemark Egyptian theater and the local Dave and Buster’s. Just across the crosswalk is Live Casino and Hotel Maryland, which offers slots, table games and a packed schedule of concerts and stand-up comedy throughout the year. Small local businesses are also standouts. Carlson’s Donuts has served hand-made donuts in the area for over 30 years, and G and M Restaurant draws customers from across the state eager to try their famous Maryland-style crabcakes.

Green spaces throughout Severn and its subdivisions

There are plenty of opportunities for outdoor recreation in the community. Severn-Danza Park, maintained by the county, features several baseball diamonds, a multipurpose athletic field and a motocross racecourse. NR Paintball on the northeast side of town is a popular attraction for birthday parties and hardcore players looking to participate in tournaments. Provinces Park on Disney Road hosts youth soccer leagues and offers tennis courts and a small playground. Many subdivisions throughout the city have their own playgrounds, picnic areas and basketball courts as well.

Crime rates in Severn fall in-line with the national average

Severn is in Anne Arundel County, which the FBI reports has a violent crime rate of 101 incidents per 100,000 residents. This rate falls slightly below the national average. As of December 2023, property crime in the county was roughly at the national average, occurring at a rate of 173 incidents per 100,000 individuals.
