Sitting between the Severn and Magothy Rivers, Severna Park is perhaps the most surprisingly coastal city in Maryland. It is small, defined by community beaches, a well-regarded school district and proximity to the state capital. “It’s near Annapolis, but it’s a close-knit town,” says Julie Katcef, a Realtor with Engel and Voelkers whose family has lived in the Annapolis region for three generations. “Severna Park is more of a community for families.” This is the kind of place where neighbors line the street for the Fourth of July parade, where weekend boating trips are a common pastime and where the newspaper is known as the local crab wrapper.

A mix of styles offering beach and dock access
Prospective buyers will find a mix of styles in Severna Park. Colonial Revivals, midcentury split-levels and ranch-style homes sit side-by-side along winding subdivision roads shaded by tall trees. Houses often feature both front and backyards and driveways, and nearly all are less than a mile from the waterfront on one of the rivers. There are very few sidewalks throughout the subdivisions, so folks will need to be mindful when walking dogs. Boats parked in driveways are a common sight throughout the winter. Inland homes and those closer to Ritchie Highway begin at around $520,000 and climb to $720,000, depending on the number of bedrooms. Prices can rise as high as $3 million for large Modern Traditional builds with waterfront access. Many of these riverside subdivisions offer residents private docks and strips of beach.

Community beaches and the Baltimore-Annapolis Trail
While it is not directly on the Chesapeake Bay, Severna Park is sandwiched between two rivers, which lends the city a decidedly coastal atmosphere. “There are lots of waterfront subdivisions,” Katcef says. “Several of them have private beaches. Manhattan Beach on the Magothy side is a nice place for a picnic.” While there are no HOA fees, many of the beaches on either the Magothy or Severn Rivers require memberships. On warm summer days, boats pass by children building sandcastles and head out toward Gibson Island, where anglers cast lines into the bay. When staying on solid ground, residents make use of the Baltimore and Annapolis Trail. This 13-mile paved pathway follows a former railroad from Baltimore Washington International Airport to Annapolis. “My kids spent a lot of time on the trail when they were little,” Katcef continues. “It’s a great long path for people to hike or bike or jog on.” Young athletes compete on the multipurpose fields and the baseball diamonds at Kinder Farm Park, which also features a disc golf course and a community garden.

Live music on the water and the Fourth of July parade
Every year, residents celebrate the nation's founding with a parade through the town, complete with local vendors and fireworks over the river, which many watch while bobbing on the water in their boats. When it is not a national holiday, residents can be found reveling in music. “Live music is a big deal,” Katcef adds. “Lots of places have bands come in every week.” On weekends, the patio of the Severna Park Taphouse comes alive as neighbors sip draft beers and jam to local bands.
Ritchie Highway is a shopping hub for Severna Park
Ritchie Highway cuts through the community center, lined with shopping options like Giant for groceries or Rommel’s Ace Home Center for hardware supplies. Park Tavern, a neighborhood favorite, also sits along this road. At happy hour, locals can be found indulging in craft beers at the bar or ordering burgers after a long day at work. The highway also grants residents easy access to two of the area’s largest retail centers. Marley Station Mall is a 6-mile drive north, while Westfield Annapolis Mall is 8.5 miles south and across the Severn River Bridge.
