Mixed industrial-residential area zoned for top-ranked public schools
North Overland Park Hills is a primarily industrial pocket neighborhood with smaller single-family homes near parks and highly rated public schools. It's conveniently located directly north of Interstate 35, running to the county line between Johnson and Wyandotte counties. "It's certainly a part of Overland Park that is more affordable and would cater more to the first-time home buyer,” says Micah Thomas, a real estate broker with Local Agent, LLC. "The average price point for Overland Park is probably $400,000 to $500,000, so you could get something for half of that. The typical buyer here is going to be working some professional job."

Ranch-style houses and bungalows lower than the Overland Park average
Tight neighborhood streets are lined with bungalows and ranch-style houses. Depending on the address, property lots slope up or down and feature a scattering of trees that provide change to different color pallets in the fall to accent the homes. All houses are equipped with long driveways that negate the need for on-street parking, and many come with garages. Price tags range between $180,000 and $250,000.

Shawnee Mission North offers the Real World Learning program
Crestview Elementary earns a B from Niche, while Hocker Grove Middle School and Shawnee Mission North High School get a B-plus. The high school participates in a privately funded Real World Learning program that offers students immersive experiences that help prepare them for life after graduation. By 2030, the program aims for every graduate to leave the school with specific work opportunities or accreditations that will contribute to success and learning after graduation. "Usually, when people are buying in North Overland Park Hills, it's because of the schools, so it could attract younger families, or sometimes people looking for a good area for their first home," Thomas says.

Proximity to Interstates 35 and 635 make for an easy commute
Interstate 35 borders the south part of the neighborhood, while Interstate 635 serves as its eastern border. These highways provide easy access to anywhere in the metro area, including downtown Kansas City, 9 miles to the east. Bike-friendly Merriam Drive cuts through the neighborhood's center. The neighborhood could potentially be impacted by flooding, especially along the interstates on the east and south sides. "North Overland Park Hills is far enough off the highway that you don't feel like you're in the busyness. There's occasional traffic along Merriam Drive between 635 and 35, but not something you're really having to battle," Thomas says.
