"It's certainly a part of Overland Park that is more affordable and would cater more to the first-time home buyer,” says Micah Thomas, a real estate broker with Local Agent, LLC. "The average price point for Overland Park is probably $400,000 to $500,000, so you could get something for half of that. The typical buyer here is going to be working some professional job."

Shawnee Mission North offers the Real World Learning program

Crestview Elementary earns a B from Niche, while Hocker Grove Middle School and Shawnee Mission North High School get a B-plus. The high school participates in a privately funded Real World Learning program that offers students immersive experiences that help prepare them for life after graduation. Proximity to Interstates 35 and 635 make for an easy commute

Interstate 35 borders the south part of the neighborhood, while Interstate 635 serves as its eastern border. These highways provide easy access to anywhere in the metro area, including downtown Kansas City, 9 miles to the east. Bike-friendly Merriam Drive cuts through the neighborhood's center. The neighborhood could potentially be impacted by flooding, especially along the interstates on the east and south sides. "North Overland Park Hills is far enough off the highway that you don't feel like you're in the busyness. There's occasional traffic along Merriam Drive between 635 and 35, but not something you're really having to battle," Thomas says.

The Shawnee Indian Mission Fall Festival features live performances by Haskell Native American Dancers, children’s activities and local craft vendors. The festival takes place in nearby Fairway at the Shawnee Indian Mission. The mission once served as a manual training school in the mid-1800s.
