North Overland Park Hills
Ranch-style houses and bungalows lower than the Overland Park average
Tight neighborhood streets are lined with bungalows and ranch-style houses. Depending on the address, property lots slope up or down and feature a scattering of trees that provide change to different color pallets in the fall to accent the homes. All houses are equipped with long driveways that negate the need for on-street parking, and many come with garages. Price tags range between $180,000 and $250,000.Shawnee Mission North offers the Real World Learning program
Crestview Elementary earns a B from Niche, while Hocker Grove Middle School and Shawnee Mission North High School get a B-plus. The high school participates in a privately funded Real World Learning program that offers students immersive experiences that help prepare them for life after graduation. By 2030, the program aims for every graduate to leave the school with specific work opportunities or accreditations that will contribute to success and learning after graduation. "Usually, when people are buying in North Overland Park Hills, it's because of the schools, so it could attract younger families, or sometimes people looking for a good area for their first home," Thomas says.Proximity to Interstates 35 and 635 make for an easy commute
Interstate 35 borders the south part of the neighborhood, while Interstate 635 serves as its eastern border. These highways provide easy access to anywhere in the metro area, including downtown Kansas City, 9 miles to the east. Bike-friendly Merriam Drive cuts through the neighborhood's center. The neighborhood could potentially be impacted by flooding, especially along the interstates on the east and south sides. "North Overland Park Hills is far enough off the highway that you don't feel like you're in the busyness. There's occasional traffic along Merriam Drive between 635 and 35, but not something you're really having to battle," Thomas says.Local scene includes award-winning Drastic Measures bar
North Overland Park Hills has plenty of shopping and dining options nearby. To the west, downtown Shawnee has trendy bars and restaurants like McClain's Market and the James Beard Award-winning dive bar Drastic Measures. To the east, downtown Mission has a thriving dining scene with cafes and restaurants like R.J.'s Bob-Be-Que Shack and the family-friendly Village Inn, a favorite local hangout for decades. Grocery shopping is nearby in Mission at Hy-Vee.Walking path in Brown Park offers chance to soak in nature right in neighorhood
Green spaces provide moments of respite in this blended industrial-residential blended area. Brown Park has a play area and paved walking paths. Just south of North Overland Park Hills, Waterfall Park spans 16 acres and features waterfalls along Turkey Creek, which runs through the park's center. It also has a sports field and play area with a canopy for shade.Shawnee Indian Mission Fall Festival celebrates Shawnee heritage
The Shawnee Indian Mission Fall Festival features live performances by Haskell Native American Dancers, children’s activities and local craft vendors. The festival takes place in nearby Fairway at the Shawnee Indian Mission. The mission once served as a manual training school in the mid-1800s.
