Walmer is a small Overland Park neighborhood where professionals who work in the neighborhood’s ample office spaces can walk home for lunch. The Cloverleaf Office Park, home to several finance and marketing firms, borders Walmer’s residential section. Primarily a commercial district, homes comprise less than 20% of the property space. It’s close to work, shopping, dining and park space with easy access to major highways leading to downtown Kansas City 8 miles away. “Walmer’s a very family-friendly neighborhood," says Angel Salcedo, a Realtor with Keller Williams Kansas City Metro, who grew up in Walmer. “What I love most is that it’s a very walkable neighborhood. I didn’t ever feel nervous walking around, and there are many quaint parks in the area where you can take your dog for a walk.” The neighborhood’s overall CAP Index crime score is 2 out of 10, lower than the national average of 4.
The midcentury-style neighborhood features tidy streets and big yards
The most common architectural styles in this neighborhood are ranch and split-level homes from the mid-to-late 1900s. Properties tend to have large backyards occasionally adorned with patios and decks. Most addresses have long driveways, which allow homeowners to avoid street parking, while some also feature an attached garage. Home prices range from $300,000 to $600,000, but they rarely come on the market as people tend to stay.

Children can walk to Santa Fe Trail Elementary School, which earns an A-minus on Niche. Hocker Grove Middle School receives a B and Shawnee Mission North High School gets a B-plus. The high school participates in a privately funded Real World Learning program that offers students immersive experiences that help prepare them for life after graduation. By 2030, the program aims for every graduate to leave the school with specific work opportunities or accreditations that will contribute to success and learning after graduation.

Mohawk Park renovations include an all-abilities playground
Mohawk Park is across Lamar Avenue, technically a part of Mission, Kansas. Extensive renovations to the 8-acre park are scheduled for completion by the end of 2024. The park has already been updated with two large pavilions in 2023, and construction on an all-abilities playground, new sports court and new native landscaping is underway. It’s a popular spot for community events like movie nights or football watch parties. Two blocks north of Walmer, Victor X Andersen Park has a large playground and a pool. It’s next door to the Sylvester Powell Jr. Community Center. This park also runs alongside Rock Creek Trail, a 1.6-mile paved trail.

Commuting around Kansas City on U.S. Highway 169
Getting to and from Walmer is easy, thanks to its proximity to major roadways and public transportation. RideKC bus stops can be found along Shawnee Mission Parkway and Metcalf Avenue. Shawnee Mission Parkway, or U.S. Highway 169, conveniently connects Walmer to the rest of the metro area and beyond. “There are all sorts of transportation options available,” says Meg Ralph, Overland Park’s communications manager. “Most residents get around by car, but some take the bus or travel on their bikes, and others walk.”
Walmer residents have close access to Ride KC bus stops.
Although most Walmer residents drive, the RideKC Bus runs along Metcalf & Shawnee Mission.
