How Sherman Oaks grew from a valley getaway to a lively community

Located in the San Fernando Valley, the Sherman Oaks neighborhood was developed in the 1920s as a calm retreat from Los Angeles life. In the mid-1900s, new roads made it easier to cross the Santa Monica Mountains and reach places like Beverly Hills, attracting a wave of new residents. Today, it’s known for more than just its convenient location. The community now offers a vibrant mix of restaurants and shops, as well as local parks and hiking trails that support an active lifestyle.

Housing options in Sherman Oaks

Sherman Oaks has a diverse housing market, with homes in a variety of styles, sizes and price points. Single-family residences make up the largest share, including modest midcentury ranch-style homes and large, custom hillside estates, along with many options in between. Most houses sell between the low $700,000s and around $2.5 million, while high-end places in the hills can go from $5 million up to about $20 million. Condos and townhouses are also available, generally priced from the mid-$300,000s to just over $1 million.

Commute times to other parts of LA

Some residents live within walking distance of restaurants and stores, but people usually depend on cars for day-to-day travel, says Tracey Feder, Realtor with Equity Union Real Estate and longtime Sherman Oaks resident. Drivers have direct access to the Ventura Freeway and Interstate 405, and from here, it’s roughly 10 miles from the University of California, Los Angeles campus, as well as Beverly Hills, Century City and Burbank. These commutes typically take between 20 minutes and just under an hour. Downtown LA is roughly 15 miles away, but the trip often stretches between 40 minutes and over an hour during peak traffic.

School choices for Sherman Oaks families

The area is part of the Los Angeles Unified School District. Some younger students go to Kester Avenue Elementary, which gets an A rating from Niche and has a gifted magnet program. Nearby private options include the A-plus-rated Berkeley Hall School.

Dining out along Ventura Boulevard, plus plenty of shopping

According to Feder, one of the neighborhood’s big draws is its dining scene. You’ll find most of the restaurants along Ventura Boulevard, and local favorites include:

  • Casa Vega, a James Beard award-winning Mexican restaurant
  • Anajak Thai, where you can try Thai-style tacos on Tuesdays
  • Petit Trois le Valley, a French brasserie with an extensive selection of wines
  • Bacari, which serves Mediterranean-inspired small plates
The community is also home to vintage clothing boutiques, record stores and grocery chains like Trader Joe’s and Whole Foods. One major retail destination is Westfield Fashion Square, an indoor mall anchored by Macy’s and Bloomingdale’s. “It’s very nice,” Feder says. “A lot of people from over the hill come here to shop.”

Staying active in Sherman Oaks

Living in Sherman Oaks gives you access to both city-run parks and rugged hiking areas. At the center of the community is the large Van Nuys Sherman Oaks Recreation Center, which has everything from athletic fields to an aquatic center with a heated, Olympic-sized swimming pool. “It’s really popular for pickleball and tennis,” says Tracey Feder, Realtor with Equity Union Real Estate and longtime Sherman Oaks resident. “There are also tons of kids’ programs too.” For a different pace, people head to nature areas like Dixie Canyon Park and Coldwater Canyon Park, where trails lead up toward Mulholland Drive and other scenic spots.

Year-round events, including the Sherman Oaks Street Fair

While city attractions are within reach, local events help build a sense of community in Sherman Oaks. The highlight is the annual Sherman Oaks Street Fair, a festival along Ventura Boulevard with vendor booths, carnival rides and live music. Each week, neighbors also gather at the farmers market in the Westfield Fashion Square parking lot, and the Van Nuys Sherman Oaks Recreation Center hosts concerts and other performances throughout the year.
