Grayson County’s ever-growing seat

Sandwiched between Dallas and its sister city, Denison, Sherman has been steadily expanding for over 15 years as a surge of people move out of the metroplex. Over 47,470 people live in Sherman, and new businesses and housing developments have popped up to accommodate all the new residents. “There are a lot of smaller towns between here and Dallas, but Sherman started big enough that we had amenities already, so it was a bigger town to move to instead of moving to the middle of nowhere,” says Clay Gilbert, a Realtor with Century 21 Real Estate and a third-generation Sherman native. When it was founded two centuries ago, Sherman served as Grayson County’s education, financial and legal capital. It is still the county seat, and while many educators, bankers and lawyers still work in the city, employees of Texas Instruments, Tyson Foods and Sherman Medical Center also make up the local workforce.

Sherman’s historic east and evolving west

Sherman's homes are split between two eras. The east side of U.S. Highway 75 has mainly smaller, established properties, while a boom of new neighborhoods and bigger homes are coming to the west side. “You cannot drive somewhere where you will not see something being built. It’s just growing very quickly,” says Carol Layman, a Sherman local and Realtor with Better Homes and Gardens Real Estate. Bel Air Village and Heritage Ranch are two of the most anticipated new neighborhoods in Sherman, promising hundreds of new homes and resort-style amenities like lakeside boardwalks and concert venues. The median home price for Sherman is $299,000, slightly higher than the $250,000 median in Denison but lower than the $449,900 median in Dallas.

Central Business District surrounding Grayson County Courthouse

Sherman’s downtown — also known as the Central Business District — is built around the Grayson County Courthouse. Many law offices line the streets around the courthouse, as well as restaurants and long-running stores like Knight Furniture, which opened in 1912. Downtown is primarily small businesses, while the Sherman Town Center on U.S. Highway 75 has big-box and chain stores and restaurants.

Local history on display at The Sherman Museum

Only a few blocks from the business district, The Sherman Museum has local history exhibits and rotating showcases, and the nearby Sherman Jazz Museum displays exhibits of jazz legends like Roy Elridge and Ella Fitzgerald. Sherman also has a local theater troupe, the Sherman Community Players, and a symphony orchestra. Both groups are based on the north side of downtown Sherman.

Fairview Park, home of the Sherman Shadowcats

Fairview Park is one of the city’s largest parks on the developing west side. It is the home of the Sherman Shadowcats, a minor league baseball team, and has a community pool, hiking trails, and space for tennis and football. Just outside city limits, the Hagerman National Wildlife Refuge has been part of Grayson County since 1946, and the 11,320-acre refuge now serves as a seasonal hunting venue. The refuge is set against the southernmost edge of Lake Texoma, the region's most popular boating and fishing destination.

Planned upgrades to Sherman Independent School District

Sherman Independent School District has a B-minus grade on Niche. Three new schools are slated to open in the 2025-26 school year, and B-rated Sherman High School will have 20 new classrooms and a renovated football stadium by 2026. Austin College, a four-year liberal arts school, is located next to downtown. Grayson College in neighboring Denison offers two-year programs.

Texoma Parkway connects to Denison and Dallas

Texoma Parkway and U.S. 75 are the primary ways to travel through Sherman. These freeways connect to Denison, 11 miles away, and Lake Texoma, 14 miles away. Dallas and the Dallas Fort Worth International Airport are a 65-mile drive. While Grayson County does not have a public bus system, the TAPS Public Transit is available for on-demand service.

Hot Texas summers and mild winters

The weather tends to be hot throughout the year and can reach over 100 degrees in summer, but it becomes milder between October and March. There is a chance of thunderstorms and tornadoes year-round. Sherman Police Department reported a 12% increase in property crime, particularly fraud and theft, between 2022 and 2023. Violent crime decreased by 2% in the same period.
