Approximately 14 miles north of Downtown Seattle, Ballinger is part of the city of Shoreline and south of Mountlake Terrace, another King County city. The north shore of Lake Washington is a few miles southeast. Midcentury ramblers, condos and apartments in Ballinger
Single-family homes in Ballinger include midcentury ramblers and some split-levels. "It's more blue-collar; some of the properties are cinderblock, made in the '50s and inexpensively," says Chris Gurnee team leader of the Chris Gurnee Team, powered by eXp. The homes sell from the mid-$600,000s to low-$900,000s. Gurney anticipates more house flipping in the area as original homes are purchased, upgraded and resold.
Ballinger has a smaller supply of condominiums than single-family. Complexes built in the 1980s include Ballinger Creek Condos and Shoreline Village, a circular community of more than 50 condos. They range from the low-$300,000s to mid-$400,000s. Homeowners association fees, typically based on the size of units, are usually between $300 and $550. Apartments have a larger footprint than owner-occupied homes. Ballinger Homes, a complex of over 100 townhomes built by the King County Housing Authority, has the Center for Human Services' "Homework Factory" onsite. The program assists students as well as adults with educational and social resources.

Interstate 5, SR-104, buses and Link light rail
Interstate 5 is on the west side of Ballinger, and state Route 104 runs through the area. Bus service is available with several King County routes. One goes from Shoreline Community College to Kenmore Park & Ride; another goes from Shoreline South/148th Station to Mountlake Terrace Station. "People do commute via public transit if they work in Downtown Seattle," Fruichantie says. The Mountlake Terrace Station, the Shoreline North/185th Station and the Shoreline South/148th Station opened in 2024 as stops on Sound Transit's Link light rail 1 Line from Angle Lake to Lynnwood City Terrace. Stops include Seattle-Tacoma International Airport and over a dozen Seattle neighborhood stations. Seattle Paine Field International Airport, otherwise known as Paine Field and Snohomish County Airport, is about 12 miles north of Ballinger, with passenger flights on Alaska Airlines.

Brugger's Bog Park, Ballard Lake and the Interurban Trail
Brugger's Bog Park has trails, picnic areas, a playground and a footbridge of the small Ballinger Creek. A neighboring residential area connects to the park by a trail. To the northwest is Ballinger Lake, where swimming, kayaking and fishing are popular pastimes. The lake is part of the 55-acre Ballinger Park. "The lake is super important and plays a role for the region as a habitat for plants," says Rikki Fruichantie, communications manager for the City of Mountlake Terrace. A $5.5 million-dollar restoration of Hall Creek in 2024 created a better habitat for wildlife. The project included the replacement of 16 acres of non-native plants with native ones, the addition of fish-friendly gravel and an accessible wetlands boardwalk. Ballinger Park also has a playground and sports fields.
The Interurban Trail stretches north from the park's west side to Everett. The trail includes bike lanes, including the North Bike Connector, which runs along North 195th Street and North 200th Street. Built on former tracks for an electric trolley from Seattle, the route south links to the Burke-Gilman Trail, Seattle's Fremont neighborhood and an extension is planned.

Shoreline's park events, the Tour de Terrace
The Ballinger Neighborhood Association puts on the Ballinger Neighborhood Friendship Festival in early September. The festival is a celebration of cultural heritage and harvest time. Highlights include kids' activities, world crafts, a marketplace and free food.
Shoreline's park event programming includes guided walks, karaoke and a lunchtime concert series. Celebrate Shoreline is the city's annual birthday party in August at Cromwell Park. Hamlin Park has the Hamlin Halloween Haunt, and Spartan Recreation Center hosts a costume party for kids at its indoor playground. In December, Shoreline participates in the home and business light displays of the Winter Porchlight Parade.
The Tour de Terrace, a multiday weekend event in July, is considered one of the kickoffs to the region-wide Seafair festival. It attracts tens of thousands of spectators to Mountlake Terrace. The event has a parade, car show, street fair and carnival at Evergreen Playfield, a couple of miles north of Ballinger. Another well-attended Mountlake Terrace event is the 3rd of July Family Celebration at Ballinger Park.
