Richmond Beach is part of a historic landmass formed in the Ice Age when glaciers melted into the Puget Sound. Approximately 12 miles north of downtown Seattle in Shoreline, Richmond Beach is on a scenic coast with waterfront homes and stunning landscape panoramas. "These are the most beautiful views in the area," says Vivian Peterson, a lifelong resident of Shoreline and real estate broker at Windermere - Shoreline. "Richmond Beach was a hidden gem, but now it's pretty popular. The Olympic Mountains and the sunsets are just magical."
Large waterfront homes and a sense of community
The neighborhood layout is a varied terrain that rises and falls beneath shady tree-lined streets. While many of Seattle's properties are smaller than average, this neighborhood has an average home size of about 2,400 square feet. Housing styles encompass traditional, contemporary and midcentury architecture. Single-family prices range from $750,000 to $4.3 million, depending on size and proximity to the waterfront. Townhouses cost around $550,000 to $800,000. In the Seattle Metro, coastal areas generally experience lower rates of crime. According to the CAP Index, this neighborhood receives a Crime Score of 2, with less crime than the national average of 4. "Every neighborhood has an association," says Jen Post, Shoreline resident and Broker at Windermere Seattle-Greenwood. "There are always neighbors looking out for us, and I feel like there's a greater sense of community involvement in Shoreline."

Richmond Beach Saltwater Park and a botanical garden
One of Shoreline's most alluring attractions is Richmond Beach Saltwater Park, a 40-acre beach with a mix of pebbles and sand. Here, the Buddy Shoreline Walk provides a coastal path to look for sea creatures. Formerly a private garden, the Kruckeberg Botanic Garden is a 4-acre nature walk with a nursery and boardwalk paths through native plant life. Richmond Beach Community Park is a secluded green space with a jungle gym and tennis courts. Trains rumble through Kayu Kayu Ac Park, which has a playground by the Puget Sound.

Retail and dining areas are abundant in Richmond Beach and the surrounding neighborhoods. Blackbird Café & Bar is an American eatery serving lunch items in a dining area with retro décor and an outdoor patio. Bucatini is a local Italian restaurant in Edmonds that serves pasta dishes in a romantic atmosphere with warm lighting. QFC is a supermarket on Richmond Beach Road, and Fred Meyer is on Aurora Avenue. Edmonds is an arts district about 3 miles north where local retail thrives by a marina on the Salish Sea. Some of Seattle's trendiest establishments are within a 10-minute drive.

College credit at highly ranked Shoreline schools
According to Niche, the Shoreline School District serves about 9,500 students and is the 10th-best school district in Washington. Melvin G. Syre Elementary School has a student-teacher ratio of 17-to-1. Albert Einstein Middle School offers a variety of extracurricular activities and electives, such as computer science. Shorewood High School provides 38 AP classes and the Running Start program, which allows students to earn college credit. All three schools in this pipeline earn A grades from Niche.

Sounder train and multiple ways to Seattle
The Sound Transit commuter light rail has made waves around Richmond Beach, with two Shoreline stations opening in 2024. The rail offers an alternate route to downtown Seattle, Lynnwood and Edmonds. This neighborhood has public transit through the King County Metro, Community Transit and Sound Transit bus systems. Seattle is 12 miles south on Interstate 5, while Bellevue is 18 miles east of this neighborhood. The Seattle-Tacoma International Airport offers air travel about 28 miles south.
